### Our private 3 Bedroom Stone Villa, 10m Pool, Sea Views, Terraces & Garden
Casa Knauer.... Our Luxury fully air conditioned stone villa set in an idyllic village location with sea and sunset views. The house has two beautifully furnished bedrooms and a separate annexe with a mezzanine bedroom. Including new bunk beds & annexe sofa bed we can sleep a maximum of 6 adults & a few children. A brand new contemporary Italian kitchen & coffee machine. Outside there is a large terrace/entertaining area with barbeque and private 10m pool. Enjoy the enchanting sea views, sunset and countryside from the terrace off the master suite. The property boasts three modern well equipped shower rooms. This private stone house is located just 2 minutes drive from the sea with local amenities such as go-karting, Water park, professional tennis courts (Croatian ATP is held here every year) and Park Umag, which has been awarded one of the best in Europe less than 5 minutes away, water park... the list goes on.
Best of all our local restaurant Ca'Nova (2 min walk)
is fantastic... fresh fish, grill, pizza oven and even live music !

#### One week with little kids and friends
We were 6 adults and 2 Toddlers. The house was clean and well equipped. Pool and garden were very nice. It should be considered though, that there's only one big bedroom. The other is too small to put in a baby bed for example. The separate accomodation is nicely layed out. However sleeping under the roof got quite stuffy and hot and was hard to regulate with the AC. All in all we were very happy thought.

Wir waren vom 07.08.-17.08.2025 in der Casa Knauer zu Gast.Die direkte Umgebung ist eher ländlich und in einem Wohngebiet, teilweise leerstehende Häuser mit heruntergekommenen Fassaden. Zum Meer sind es mit dem Auto nur 2 Minuten, Einkaufsmöglichkeiten sind ebenfalls super schnell mit dem Auto zu erreichen und ausreichend vorhanden. Umag selbst ist eine süße kleine Altstadt mit schönem Hafen und kleinen Gassen zum bummeln.Zum Haus selbst: Man sieht mit wieviel Liebe zum Detail, die Gastgeber ihr Häusschen eingerichtet haben. Die Küche ist mehr als ausreichend ausgestattet, es sind genügend Handtücher vorhanden und man findet auch sonst alles was man benötigt. Das was unseren Aufenthalt leider sehr getrübt hat waren die erheblichen hygienischen Mängel. Leider sieht man fast in jeder Ecke dass das Haus nicht richtig gepflegt wird, was vermutlich eher ein Problem des Housekeepings ist. Die Vermieter waren super bemüht die Probleme zu lösen, was leider nicht ganz geklappt hat. Wichtig zu erwähnen, es gibt keinen Kinderhochstuhl und auch kein Kinderreisebett obwohl es in der Anzeige steht. Auch ist das Haus mit einem Kleinkind das gerade anfängt zu laufen, alles andere als sicher. Es sind viele Kabel und Steckdosen offen zugänglich und die Treppe im Obergeschoss ist ein großes Risiko, insbesondere deshalb weil sich die Schlafzimmertüre nicht richtig schließen lässt. Insgesamt würden wir dieses Haus nicht mehr buchen, vorallem nicht für diesen Preis.

#### Top location, but there is room for improvement
Check in instruction (code for lockbox, WLAN Code) by email In advance were inaccurate. No SAT-TV, coffee machine was on service - replacement was provided after two days. Parasols for the pool area and for the terrace on the first floor would be nice. The house is in top condition and we enjoyed our stay.

#### Tolles Haus für Familie/Paar
Das Haus und die Einrichtung ist wirklich schön. Der Pool ist nicht allzu gross, aber erfüllt seinen Zweck zur Abkühlung, Entspannung und Planschen voll und ganz. Einen Stern abgezogen haben wir für die Abnutzung gewisser Anlagen wie Kühlschrank (Tür defekt, jedoch voll funktionstüchtig), Kaffeemaschine (defekt, unbrauchbar), Pool (Abnützung an den Seitenwänden). Dies sind Details, die den Aufenthalt nicht trüben sollten. Aber diese Details würden den Urlaub weiter aufwerten. Istrien ist toll und gut vom Haus aus mit dem Auto zu bekunden. Ein guter Standort um verschiedene Ausflüge vor zu nehmen. 10min entfernt gibt es viele Einkaufsmöglichkeiten. Wir empfehlen dieses Haus vor allem Familien. Die Kinder können auf dem Grundstück selbständig herumtoben. In unmittelbarer Umgebung ist zudem beispielsweise ein Fussballplatz.

This villa is stunning. Very relaxing with beautiful surroundings. Everything is in excellent condition. Child friendly, with all the modern cons you'll need. Would definitely recommend to anyone considering visiting Istria.

#### Ganz für sich und doch mitten drin!
Zwei wunderschöne und sonnige Wochen in einem Umfeld, das alles bietet. Das Haus ist schön gelegen in einem kleinen Dorf. Ca. 200 Meter entfernt gibt es eine Konoba (mit wirklich leckerem Essen und großer Auswahl). Die Einrichtung des Hauses ist hochwertig und sehr geschmackvoll. Den Stand von Lovrecica erreicht man besser mit dem Auto als zu Fuß, was uns allerdings nicht störte. Wenn wir nicht gerade das Haus und den Garten/Pool genossen haben, waren wir unterwegs in den Städtchen und an den Stränden der Umgebung. Vieles ist leicht erreichbar. Supermärkte und Einkaufsmöglichkeiten sind nahe gelegen ausreichend vorhanden und auch eine große Auswahl an Restaurants. Unser Urlaub war eine Mischung zwischen der Ruhe in/um dem/das Haus und den Bergdörfern der Umgebung einerseits sowie andererseits dem bunten Urlaubstreiben an der Küste. Darum waren wir: Ganz für uns und doch mitten drin!
