The first night was a bit of a problem as the room overlooked the main road with a farm entrance across the road. If I can suggest to ignore any other negative comments / review regarding this property. Upon booking my stay, reading the other reviews I was alittle aprehensive. I should not have been.

For the price can't complain as you also get free parking. The room was clean and tidy with clear instructions as to how to access the room key.
The restaurant is dog friendly also and food delicious.
Just bear in mind it can be noisy in the room until the restaurant closes but not a massive issue.

We loved the place: it’s a charming, quaint old cottage that’s had a sympathetic B&B conversion and is exceptionally neat, tidy and spotlessly clean.
James and Katherine are exceptionally welcoming and helpful, and good fun.
Everything in the breakfast room was beautifully presented and laid out with precision, and the hearty breakfast was, of course, exceptional! Everything is home-made or sourced locally. James makes his own bread, preserves and granola.

Perfect for a overnight stop on our way down to Penzance, Roof was excellent as was the bed . A little noise from the busy main road but certainly not a problem. We would definitely stay here again and also dog friendly. Perfect!
