Spread over three levels, each floor has its own bedroom and full bathroom plus the home includes linen and Wi-Fi. The ground floor opens directly onto the banks of the Waikato River with sheltered outdoor seating, perfect on a hot day but not so good for a turbo charged toddler! The top floors provide stunning views of the Taupo Marina and riverside parks. This modern apartment has open plan living and dining area with a fully equipped kitchen and separate laundry area with quality Miele appliances. There is underfloor heating in the bathrooms and kitchen along with heat pumps to keep everyone warm in winter. It is also one of the few apartments in Watermark that is double glazed for peace and quiet as well as insulation. Staying at this apartment gives you full access to the bespoke swimming pool and BBQ area. The home has Three bedrooms offering various bedding configurations and Three bathrooms. • Bedroom 1: 1 Queen Size Bed • Bedroom 2: 1 Queen Size Bed • Bedroom 3: 2 Single Beds This apartment is not suitable for children under 10\. An additional guest surcharge applies for more than 4 people. \*The pool is available over Summer only, from Labour Weekend through to Easter. This complex is riverside and has a pool so please supervise children at all times. Swimming in the the river is not advised as it can be very dangerous due to strong currents. Single garage parking available, there are car parks within the complex to be shared but availability cannot be guaranteed. Trailers (including boats), camper-vans and caravans are strictly prohibited and you cannot park in front of the garage. This property is part of a complex so body corporate rules apply and must be adhered too. \*The three levels are connected by stairs so please be mindful that this apartment may not suit everyone. \*Linen included with the clean fee When making a booking request please include information on the age range of the guests intending to stay and your plans for while you are in Taupō. We have a strict no large group or parties policy, disruption to the neighbours will not be tolerated. If we are notified of parties or illegal activity you will be evicted. You will be required to complete a check in form prior to arrival (excluding identity verified, Airbnb accounts) which will include a copy of your ID and the details of all guests intending to stay at the property. Failure to complete this form will result in the booking being cancelled. The guest named on the booking is responsible for the property for the duration of the stay and must take all reasonable care of the house. For breakages or damages be aware that you will be charged for the repair or replacement plus a 10% handling fee. It's your responsibility to familiarise yourself with potential hazards or situations during the stay and take appropriate care or actions if needed. All properties must be left reasonably clean and tidy, ensuring all furniture and appliances are returned to where they were. A general service clean is included, but if the property requires extra cleaning, you could be charged an additional $50.00 per hour, this includes BBQ’s, excess rubbish, soiled linen and odour removal. One couple and 2 singles each with our own bathroom was perfect. Plenty of space inside and although we didn't use outside it would have been a great space for pre dinner drinks and chat. Being close to town, bars and restaurants makes this place very appealing. The only somewhat negative thing was the property was a tad grubby and could possibly do with a good spring clean. Towels, linen’s and bedding though were 100% fresh and clean. Enjoyed our stay, the views were immaculate. The place was kind of dirty - it seemed to be a fast clean, coming from my perspective as a cleaner - cockroaches were foubd etc thought there would be access to more linen towels etc. orher then that would stay here again and take in own cleaning equipment, linen etc if we do. ##### Tini P. The appartment could do with a good clean, paying good $$, we expect it to be clean.
