With linen and towels provided it's so easy to take a break and reset at our RiverTreehouse, Berowra Waters.
Only one hour's drive from Sydney CBD on the beautiful Hawkesbury River.
As soon as you step foot onto Berowra Waters marina, you'll feel relaxed. And at Dusthole Point you could be a million miles from anywhere!
Our property includes an contemporary kitchen with Concreate benchtop, woodburner fireplace, flyscreens, ceiling fans, an additional outdoor shower, plush new carpet and fresh paintwork.
This spectacular property features extensive use of timber and glass, to take advantage of the sunny Northern aspect and stunning water views. It is tucked away behind beautiful casuarinas in a tiny sheltered bay, but is literally 5 minutes away from Berowra Waters marina.
Access to the property is by boat from the marina at 199 Bay Road, Berowra Waters (which we arrange for you as part of the booking fee) The parking is free at the marina.
You can visit wonderful local restaurants during your stay through pre-arranged private boat hire (additional fees apply) and have free use of our tinny for 1.5km up/down the river. It is a 4-knot zone so all boats travel slowly and no licence is required*.

There are four bedrooms, 2 bathrooms, a powder room and open plan living with mezzanine dining overlooking the lounge (with bar) and sunny north-facing front deck.

From the marina you will be met by our Managing host and taken to the property by boat (complimentary tranist for all guests. One trip each way to cover number of guests) For any additional trips during your stay you can use the tinny during daylight hours or liaise with us to book additional pick-ups / drop offs.

WHAT YOUR BOOKING COVERS & IMPORTANT NOTES:

The tinny comes with a full tank of fuel (additional fuel can be purchased at $40 / 20 litres) It is a 4-knot, no-wash zone so all boats travel slowly and no boat licence is required. The tinny takes a maximum of 4 adults, all to wear life jackets provided, and to be used during daylight hours only.
During winter months, one bag of firewood is supplied per evening. Any additional firewood will be charged at $15/bag
PLEASE NOTE: Potential fall and deep water hazard for young children. Kids are absolutely welcome but parents/guardians need to be mindful that the property contains elevated balconies, open edge stairs and easy child access to the river.
TERMS & CONDITIONS: Loud parties are NOT allowed. Any noise complaints from the community will incur a minimum $200 fine and may result in eviction
The stove, oven & BBQ must be fully cleaned prior to check out. If not clean, a fee will apply.
Any fees (eg. damage property repair or replacement/extra boat fuel/extra firewood) and/or fines incurred will either be amended in the booking prior to stay or deducted from the security deposit refund.

Overall it was amazing ! Gorgeous spot ! Very close from marina . The dingy was a god send as we had friends arriving all at different times. The house was very clean , comfortable. Myself and my girls had an amazing weekend celebrating my birthday 🎁 the gentleman (colin ) that met us at marina to check in was fab! Check in was seamless! Thanks guys would come again x

Great place to relax, well equipped, nice and quiet spot, everything well organised. You wouldn't know you're only an hour away from the city. We'll be back for sure.
The property was well kept and the owners where on the ball with any inquiries I had, although I would advise updating their kitchen equipment and having a maintenance check on the yellow tinneys engine and electrical systems as we had it fail on us a few times. Otherwise we had an absolutely great getaway
We travelled as a family with our two adult children and had an absolutely fantastic stay. The house is stunning—waking up each morning to sunlight streaming through the large windows, with the peaceful river flowing just outside, was pure magic.There were plenty of activities to keep us entertained, from kayaking and stand-up paddleboarding to leisurely cruising around in the boat to explore the surroundings. It truly felt like the perfect getaway.The host was incredibly friendly and efficient, making the whole experience smooth and enjoyable. Thank you for a wonderful stay—we had such a great time and would love to come back!
The views from the house were lovely and a great place to stay if going to Berwora Waters Inn. Unfortunately there were a few issues with the TV not working properly and also the boat was so in need of maintenance it was laughable. We had to bail out water and it was very hard to start. Overall a pretty good experience.
It doesn’t get much better than this! The house was agorgeous with amazing views from each room, comfortable beds and common areas. The owners even replaced the tv while we were there as the previous people had mentioned it wasn’t working! Very well stocked for kitchen utensils.
We loved fishing off the pontoon and using the tinnie for short trips up the river. Transfers to and from the house were very easy- Col was a great source of local information.
Highly recommend going to Berowra Waters Inn for lunch while you’re there- we were picked up from our pontoon and delivered back after the fantastic lunch.
The pickup by Col went without issue and takes no longer than 10 mins. The house itself was beautiful, with plenty of cooking basics available (no milk). It was a very hot weekend however the fans and breeze was more than adequate to ensure max comfort in the house. The outlook is really something, much time was spent on the balcony gazing into the distance whilst enjoying beer, wine and snacks. Mozzie repellent definitely required during our stay which we brought with us, however there was mozzie coils at the house which were used when sitting outside.
Is the place too big for a weekend away for 2? Probably, but it's most definitely comfortable and I'd certainly book again.

The weekend started with meeting Col and he was absolutely delightful. The house as stated is amongst the trees and on a cold rainy weekend it has a beautiful outlook with a roaring fireplace to keep us warm. Needed for nothing as everything was provided. Thankyou
The kids and I had the best time at the tree house.
Despite the weather we were able to squeeze in a couple of adventures up and down the river in the tinny!

Tree tops Berowra Waters
The location was just perfect, the house was fun/different & well stock with cooking utensils, crockery etc although too few wine glasses. Colin was obliging & efficient when we met him.
The issues that made it less than perfect are:
1. the contact persons need to pick up the phone when they are contacted during our stay
2. the pick up & drop off needs to be on time (we waited for more than an hour)
3. some of the equipment is below standard & made us at times feel not so confident eg: life jackets, reliability of the tinny/run about
4. dryer, throw about/wraps, fans & ornaments need to be dusted or cleaned

Amazing location, even though it rained majority of the time
We had a great stay at the Treehouse, even though we were amidst flooding in NSW and had a lot of heavy rain during our weekend there. The house is exactly how it looks on the photos, well-equiped kitchen, nice bedrooms, amazing outdoor shower. We had some issues with starting the tinny, but had good contact with Nic who was trying to help us and in the end hired us another tinny, which was great.
Overall, an amazing experience and definitely recommend this place to everyone.
Photos don’t do justice to this property. It has fantastic views, is amongst the tree branches and is quiet and very peaceful. The kitchen is well stocked and was perfect for our group as we did a lot of cooking. Our host took us to the property and explained everything, showed us how to start the small boat, which none of us had ever used before and we were able to explore the waterways and grab coffee from the marina. We even used the canoes for a quiet paddle up the river. Thanks guys, we had a great weekend.
The house was designed very well. Love the tinny! we had a lot of fun explore, sight seeing & fishing. The fireplace keep us warm and toasty at night.
Oven wasn't cleaned probably when we arrived, and there are some dirty plates. but overall a great stay!
The house is full of light and air and there are fans in every room for the summer time. We visited in autumn which is perfect, I reckon. Warm days but nice cool nights. We had a fire at night which heated up things nicely.
The kitchen is well stocked with everything you might need, including a spacious pantry and fridge. The top 3 bedroom share a large bathroom and separate loo. There's also an outdoor shower for the summer. The balcony off the top bedroom is too dangerous to step out on to for now which is a shame. We spent most of our time gazing at the water, either from the pontoon or the balcony. Don't miss Berowra Waters Inn if your budget will stretch to it.
I had a great time overall, however unfortunately there were a few issues around the regulations and rules that were to be abided by from some of the guests resulting in complaints. In future this place is great for quiet groups as sound does travel in the location of the place. Otherwise overall it was an amazing time. The place is wonderful!
The house is gorgeous and even better than the photos, with stunning views. It had everything we could need and more. We spent a lovely weekend kayaking, walking and chilling. Colin was really helpful and very amenable. We would love to come back and definitely recommend.
We just loved the view over the water - the 17 and 19 yr olds loved the kayaks and paddle boards (as did we!). We ventured up the creek and felt we were in the wilderness only 20 mins paddle from the house. We were rewarded when a red bellied black snake swam past us, swimming from one side of the creek to the other. Our 19yr old just loved the adventure of it all and we were perfectly safe on the paddle board and in the kayak.
The beds were comfortable, the pantry so well stocked with glad wrap and other necessities; but where was the vegetable peeler? No matter - we made do :-)
Every bedroom was glorious and had its' own charm and the little runabout boat works perfectly well. We caught a small fish off the jetty and loved watching the birds.
I am already trying to find an excuse for another getaway and next time we'll book early enough to be able to stay longer than 2 nights! Thanks Nic for being so flexible with timings and having us to stay!
