Plenty of room for a large group with 3 separate seating areas to spread out. Separate dining room by the kitchen The kitchen flows into the living room with plenty of seating and a easy access to the pool. The kitchen has quartz counter tops and large cooking prep area. The kitchen is stocked with everything you need to prepare great meals for your family and friends. Enjoy overlooking the lush back yard and the pool from most rooms in the house. There are 4 TVs in the house. One in the first floor living room, one in the 3rd floor living room, one in the master bedroom, and one in the 2nd floor bedroom with the king and twin beds. Plenty of space to entertain, relax and enjoy St. Augustine. The backyard is fully fenced. The St. Augustine and St Johns County area have a great variety of golf courses for players of every level and skill. Butler Beach, where this house is located, is known as one of the most beautiful beaches in the northeast of Florida. It’s an expansive white powder beach! You’ll find fisherman, bikers when the tide recedes, walkers, surfers, kite boarders, shell gatherers, and of course sun bathers! St. Augustine city center, only 10 minutes north, is the most ancient, gorgeous city in Florida...and America for that matter! It hosts restaurants, stunning historic churches, some of the finest art galleries and a myriad of chic boutique shops. The first Friday of every month features an Art Walk, where some galleries even serve refreshments and stay open in the evening. As you walk cobble stone streets you have opportunity to explore history all around you, often hearing church bells. You can sight see through horse and buggy or trolley tours, or just shop 'til you drop! You will want to return year after year! Pets and Service Animals: You must let us know if you are bringing an animal to the home, even if it is a service animal! It's important to let the cleaners know. Up to 2 dogs are allowed with a nonrefundable pet fee. They must be less than 50lbs each and no aggressive breeds. NO CATS! Please do not allow your dogs to jump up onto the beds or couches. If the dogs are accustomed to being allowed on the furniture at home, please bring blankets to protect the surfaces. If you forget to bring blankets, let us know and we will provide you with some. If you bring a pet and do not tell us or pay the fee, we will charge your damage deposit for the pet fee plus $100 for the unexpected extra services required to clean the house. Per St Johns County regulations, only ten people are allowed per rental, not counting children 12-years-old or younger. That means this property is allowed up to 10 adults and the rest of the guests must be 12 and under. Important info about pool heating and fees: Both the spa and the pool will be at the same temperature if you choose to heat the pool because they share the same plumbing and heater. Most people prefer a heated spa in colder temperatures to a heated pool because the spa is set to 101 degrees and the pool heater would be set to 85 degrees. If the daytime air temp doesn't get above 58 degrees the pool will have a difficult time staying heated. The heating of the spa is included with your stay. If you want to heat the entire pool we have an additional heating fee of $199 plus $25 per night to maintain the temperature. If you arrive at the house and change your mind about the pool heating, the initial heating fee of $199 will not be refunded. Our pool technician comes on Tuesdays to check the chemicals and Fridays to clean. Our lawn/landscape professional comes on Wednesdays. These dates are subject to change based on weather or other factors, but in general that is when they are scheduled. The cleaning company provides a limited amount of basic necessities (toilet paper, trash bags, dishwasher/laundry soap, etc.) to get you started, you will want to bring some with you. We don't offer refunds or reschedule stays during hurricane season, even if there is an evacuation order. Please purchase trip insurance for your stay if this is a concern. Garage is not available to guests. Our handyman might stop by if he needs tools or other items from the garage without notice. The bedrooms are large and the location is very good. 15 minutes to Historic downtown St. Augustine and so close to the beach. The owners, David & Patti were great to work with. The house was perfect for our needs. Lots of space and rooms were great! The pool was awesome! Close to the beach. The weather wasn't very cooperative, but the pool and spa made up for it! Very quiet neighborhood, short and pleasant walk to the beach. Owner was very responsive and available. It was clean and the instructions were clear ,leaving no room for surprises. David and Patti responded promptly.Will look to stay here again if ever in the area. We thoroughly enjoyed our stay. This was our second stay at this property and everything was just as WONDERFUL as the first stay! The house is so big and roomy and the pool is perfect for every age! (Love the shallow area for the little ones) We never even left the pool for the beach, even though it’s just a short walk away! The kitchen is stocked and ready to accommodate everyone. This house has become our yearly family gathering spot and will continue to be our number one choice! Dave and Patti are awesome and always easy to get a hold of! Water pressure for showers was wonderful. Most places have bad water pressure, but not this house. Owners were very informative with information related to the home. House is very spacious. Hosts are friendly and communicative. Pool and spa kept the kids busy the whole time, and check in/check out were hassle free. We would definitely stay again. Only downside is that sounds travels a LOT in the house, so sleeping in and getting kids to sleep was a tad difficult. Totally worth it, though. Favorite parts were master bedroom balcony, back patio/covered area by the pool, and the loft/bedroom on the third floor, so our teenager had a private area to get away from the littler kids and hang with friends. Super close to the beach with free walk on access and not far at all from downtown St. Augustine. Highly recommend, it gave us a fantastic vacation. ##### Katherine M. We had all our grown kids and 2 granddaughters together for a week so we decided to rent a beach house and have some fun! It was the perfect place for all of us (10 adults 2 children) We had PLENTY of room and the pool was perfect. It even had a shallow area for the kids! So nice! It’s where we spent most of our time. The rooms were big and beds were comfortable. It’s super easy to get ahold of the host if you need anything. The neighbors were the NICEST people. The property is very clean, super spacious, comfortable and has all the things that you need to just show up, unpack and get the vacay started! Plenty of bedrooms and we loved the two separate living areas. The fire pit and heated spa were a huge hit and enjoyed immensely. The location is wonderful! The neighborhood is very quiet and the beach (and a great park for the kids) is within a short walking distance. It's a quick drive to Publix, putt putt golf and St. Augustine. David and Patti are superb hosts! Excellent communication, quick to respond to questions, detailed and easy to follow instructions. This property was just perfect for our family! The house is very nice and spacious. It is a beautiful, clean home in quiet neighborhood. There was plenty of bedroom and sitting areas for everyone. The kitchen had all the cookware and utensils that we needed for the simple meals we cooked during our stay. We didn’t have to go very far to get to the beach. It was nice to just have a quick trip there and back. The pool and spa were great. The video about how to use them were very helpful. The kids had a lot of fun playing in the pool. I think they would have been happy to spend the whole time there. The host was helpful and easy to communicate with. They let us know everything we needed, including when the pool tech would be coming. This house was as described in the listing. It met our expectations and exceeded them. We would recommend this house to others looking for a nice, clean, comfortable place to stay while visiting this area! ##### Scotty C. There are 6 bedrooms and two of them have multiple beds. There is also a pull out couch in the family room. The pool and hot tub were perfect for the kids and adults. The location of the house makes for a 7 minute walk straight to a beautiful beach access that allows 4 wheel vehicles to park on. Basically, the house and location couldn’t be any better. The only thing I would advise for future renters would be to make sure you bring any essentials that you need. Paper towels, toilet paper, trash bags, dish detergent, ziplock bags, ice, and any and all toiletries. The renters are upfront about these being in short supply, but the house is basically missing all of these items. Still, other than needing those items, the place is perfect for a big family beach vacation. ##### Keenan M. The property was good for overall stay for large family wedding. But accuracy of listing on Vrbo was slightly off and disappointing. Location was OK. The size of the property was great, especially with the six bedrooms, all king beds with exception of one bedroom. some things that may need attention is upgrade condition as property seems worn a bit. Also, when you have this large property, you need to supply more towels. The kitchen was stocked very well with supplies to cook with and eat with including utensils and dishes. Make sure you pay attention to the listing as far as what the bathrooms offer. The first floor only has a toilet no shower second floor bathroom is shared by three of the bedrooms. The third floor bedroom has a nice seating area but does not have a bathroom so they have to share the bathroom on the second floor, which is very inconvenient. also, you do not have access to the triple garage. The exterior pool area is nice but needs to have a full size gas barbecue not a little charcoal Camp stove. We were aware from the listing that it was a charcoal grill, but not aware it was that small. We didn’t even use it because it was disgusting. Overall, it met our needs, but if we were to stay in the area again we would be closer we would be right on the beach. The listing says it is 3 blocks from the beach which is an accurate. It is a long 6 blocks. ##### Ken B.
