What makes this complex so unique is its location. It’s walking distance to everything including Lakeside beach, the casinos, the gondola and more. You won’t even need your car! This condo has 3 bedrooms, 3 full bathroom that sleeps 10 people total. There is assigned parking for 2 cars (one in the garage and one on the driveway) and then plenty of first come, first serve parking located throughout the complex. This is a fully updated and luxury condo that is sure to please! HIGHLIGHTS Walkability Shuffle board Arcade game Smart TVs in every room Covered deck with seating Gas BBQ Lower level=less stairs Luxury updates Fully stocked kitchen Extra parking HOME NUISANCES \- NO AC: This home does not have AC. \- LAKESIDE BEACH ACCESS: The closest beach charges a daily rate for each person. Tahoe woods is not affiliated with this beach so we don’t have beach passes to give out nor do we control how much they charge. There are plenty of free beaches on the South Shore. \- LOWER LEVEL: This home is on the lower level so up one flight of stairs to reach the front door. No elevators were built at Tahoe woods. There is another unit above this one and as a result there will be noise from the upstairs guests walking around. While we do our best to mitigate this, the above unit is managed by another company. This condo is not recommended for light sleepers or work-from-home people that need a perfectly quiet condo. \- NO POOL/HOT TUB: Tahoe Woods was not built with a pool or hot tub so there are no HOA amenities available. TAHOE RENTAL ORDINANCE The following laws were set forth by the county and apply to every home in Tahoe. They were put in place to keep Lake Tahoe an enjoyable and safe place to visit for years to come! :) 1\. The hot tub cannot be used after 10pm (if this home has one) 2\. 10pm - 8am is the county quiet time for all rentals. 3\. Trash cannot be left outside and must go into the bear box. 4\. We cannot host extra people or allow parties. 5\. We cannot accomodate extra cars, parking on the street or dirt. PLEASE NOTE: Neighbors may alert the police who will issue fines to guests found to be in violation. In order to protect this owner’s permit, we reserve the right to ask guests to leave if this happens. IMPORTANT INFO \- QUIET NEIGHBORHOOD: In Tahoe it’s so quiet at night that you could hear a pin drop! As a result, we can only host quieter groups that will abide by all of the county laws. Our guests are normally fine as long as they head inside or to the casinos after 10pm. Appreciate your understanding! \- KEEP TAHOE BLUE: Please help us keep Tahoe a natural wonder by appropriately disposing of trash when visiting our beaches and trails. We genuinely value your input and appreciate constructive feedback that can help us enhance our offerings. \- TRAVEL INSURANCE: We highly recommend that all of our lovely guests purchase travel insurance as we normally do not refund for Covid, smoke, fires, weather, snow storms, road closures, etc. \- WINTER TRAVEL ADVISORY: After the historic Winter of 2023, we recommend 4WD vehicles with snow tires, tire chains and experience driving in the snow. Emphasis on snow tires. Tahoe roads are icy and power outages are common. Please always wear snow boots and walk with care on icy pathways. \- BBQ/DECKS IN WINTER: Due to snow levels and freezing temps, BBQs are not serviced and decks are not shovelled during the Winter but if you can dig it out and there is propane - feel free to use! \- LATE CHECK OUT: Please let us know 24 hours prior to check out, if you wish to request a late check out. First hour is free then $25/hour after that, not to exceed 1pm. Please note our cleaners sometimes travel for up to 1 hour to clean this home so we ask that you please respect the 10am check out time. \- NO AC: Like most homes in Tahoe, there is no AC but we do provide plenty of fans. \- HIGH FIRE RISK: Lake Tahoe is a high-risk fire area. Fireworks, wood fire pits, smoking/improper disposal of cigarette butts and charcoal bbq’s are prohibited. \- BLACK BEARS: Black bears inhabit Lake Tahoe and are attracted to food and trash. Always lock your car doors, roll up windows and view from afar. Please do not feed our bears. \- TOWELS: We supply one bath towel, one wash cloth per occupant and then one hand towel per bathroom. \- SECURITY: Most of our homes have exterior-only security cameras and noise decibel monitoring systems to ensure we are in compliance with the county ordinance but we take our guests privacy VERY seriously. There is never indoor cameras. Most owners only look to see bears and snow levels at their homes :) \- MOUNTAIN CRITTERS: It’s not uncommon at any home in Tahoe to find little mountain mice, spiders, spider webs, ants, mosquitos, etc. Our homes have on-going extermination services but despite our best efforts, these little critters might make their way inside. If found it doesn’t mean a home is dirty, let us know and we will do our best to mitigate such findings. Thank you and happy travels! Interaction with Guests: You will check in by going right to the home using our keyless entry system. Your door code is the last 4 digits of your booking phone number followed by the check mark button that will activate at 4pm. Make sure to pull the door toward you when you put the code in to ensure the deadbolt is aligned. It was perfect for a weekend girls getaway. The location is perfect—just a short walk to the beach and close to the casinos, making it convenient for both relaxation and entertainment. The added excitement of seeing a bear when we first arrived, added to the Tahoe charm The condo itself was comfortable and offered some fun extras, like shuffleboard and a classic video game unit, which made our time indoors just as enjoyable. The only suggestion I would make is to add a few more glasses to the kitchen and upgrade the blender, but overall, it was a wonderful experience. The property is nice although you have neighbors above you and beside you. It is a short walk to the beach and a medium walk to the state line. The unit itself is large and clean. The AC was not very cool but we were not there on a very hot weekend luckily. ##### Calvin S. There was just the right amount of space for 8 people to co-exist and enjoy meals and leisure time. Sleeping worked out very well and all of us were well-pleased with beds, rooms, and bathrooms. As we were all senior citizens, we did not miss having a hot tub or pool. The location was great, we could walk to Whole Foods for incidentals and some restaurants were close by. We did not gamble, but the casinos are also close. It did seem as if the warnings about noise were a little strident, but it was very quiet. We searched for two days for the garbage disposal switch before we finally found it by looking up under the sink. All the beds were comfortable. ##### Sally R. However, there were many surprises that occurred. The central heating system was down so the property manager provided electric heaters. This was fine, except we had to keep them on the lowest setting in order to not blow a breaker. Even then, the breaker blew many times during our stay. The other surprise was the 2 feet of snow that fell while we were there. it definitely changed our plans, but we made the best out of it. The property was nice, my only complaint would be I wish the customer service was a little more understanding and accommodating. ##### Chris W. Ultimately, I am giving it 4 stars because there is no working live TV and TV is listed as an amenity. There were instructions on how to access the YouTube TV through the ROKU system next to each Television and we had access to it only on our first night. In addition to the non-working TV, there were a few minor hiccups that the management company was able to resolve right away (upper shower not working, towel rack off the wall and the bunk bed rail was a little loose). But they never resolved the lost TV access. Big bummer as TV seems to be a basic amenity. ##### Sharon D.
