The owner - Jasmine - was wonderful and couldn't do enough to help, she was kind, friendly, supportive and easy going. Her breakfast was perfect and she really made us welcome; will definitely be staying again and looking forward to it. The property is also close to Arnos Grove station (about 5-10 mins walk) and within Zone 4/5, so really easy to get to. The place is spotlessly clean and just gorgeous. The room was very clean and tidy and luckily, a fan was provided because it was very warm up there due to the heatwave. The guy on reception was very friendly and informative and gave us simple instructions to get to our room. The guest house is only a 5 minute walk away from the tube station so it was a very good location and the area was nice with a lovely bakery just up the street, but also Costa not too far either. Highly recommend and we will keep it in mind when we return

I booked at quite short notice for a small double ensuite room - when I arrived I was upgraded to a bigger ensuite room, which was exceptionally comfortable (if you are going for a 3-person room I would highly recommend it!!).
