Enjoy full access to the entire modern farmhouse retreat, including the beautifully designed kitchen equipped with stainless steel pots and pans, a gas range, and a smart fridge. Relax in the living room with a plush couch and high-speed Wi-Fi. The private deck features seating, a propane grill, and a fire pit for your use. Upstairs, you'll find the master suite with a king bed, work-from-home space, and a balcony with breathtaking river views. The full bathroom and washer/dryer combo on the first floor are also available for your convenience.  
  
GUESTS MUST CLIMB STAIRS.  
Absolutely no unwarranted parties or events allowed. External cameras will be monitored, and any sign of this will result in eviction with no refund.  
  
\- We may request Proof of Identification from any/all guests in the reservation at any time before or during the check-in process. If any guest(s) refuse to provide the requested identification, the entire group will not be able to stay, and you will not be entitled to a refund.  
  
Animal Policy: NO CATS. Maximum 1 Medium/Large Dog or 2 small dogs.\*\* NON- SHEDDING HYPOALLERGENIC ONLY\*\*\* Must be HOUSE TRAINED and CRATED when guests leave. The cost is $35/Per Dogl/ Per Night and needs to be paid through the resolution center the day you book.  
  
If you would like the animal to sleep on the bed with you, please bring a sheet for it to lay on. Do not let your dog loose at any time. The person(s) who book the reservation assume full responsibility of any damages, additional cleaning expenses caused by the animal in the reservation as well as the safety of animal(s) on the entire property. Any unapproved or additional animals are subject to a $50 daily fee per animal.  
  
Any sign of illegal activities, such as underage drinking or unauthorized parties, will result in instant cancellation, a $500 fine, and no refund.  
  
No extra guests allowed inside the unit unless approved by the host before booking confirmation. If you try to bring unwarranted guests in, you may be forced to leave without refund. So, don’t risk it.  
  
Extra guest charge $30/pp/PER NIGHT, regardless of whether they stay or not.  
  
Unapproved late checkouts incur a fee of $100/hour, up to 2 hours, with an additional $500 per day, at the start of each following day.  
  
Smoking inside the unit incurs a minimum $500 cleaning fee.  
  
Mailing forgotten items costs $75 plus shipping.  
  
Noise/neighbor complaints: First complaint after quiet hours results in a $250 fine. Additional complaints lead to immediate termination of stay, no refund, and full security deposit deduction.  
  
Please only park in the gravel parking area.  
  
Reservation changes are subject to approval. Do not plan to book if you think your dates will change.  
  
Gas Grill & Fire Pit: To prevent fees for fire pit and grill, hosts are not responsible for the fuel included in the gas grill or propane fire pit. Please cover and clean both before you leave if you plan to use them. If not, you will be charged a $50 fee per incident.  
  
Guests are responsible for cleaning up outdoor furniture  
  
  
Thermostats are set to a threshold of 68-72 degrees. Please plan accordingly.  
  
Early check-in and late check-out must be paid for at the time they are approved. No refunds.  
  
All issues should be reported within 3 hours after check-in. With photographic evidence.  
  
All issues that are not reported will not be eligible for a partial or full refund.  
  
Communication is very important to us. We would greatly appreciate it if any issues could be communicated directly to us, rather than being left in a review.  
  
By booking this property, you are required to read through and acknowledge all house rules. Before you book, do not skim through.. Just read them. It will make sure you are a good fit for the property. We don't want to have any problems and neither do you :)

The house was clean and renovated, as described in the listing. However, it was somewhat difficult to find because it is located on a small not-well-marked unpaved dead-end winding road. As for the property manager, I don't even know if I was dealing with a human being or some sort of automated response system. I never got a name or phone number; all communication was by chat messages - most of which were not very customer-friendly or helpful.
