➣A security damage deposit of $300.00 will be automatically charged to the credit card on file 4 days before check-in

[RENTAL AGREEMENT]
➣A Rental Agreement will be sent for signature after booking.
➣Failure to sign it will result in cancellation of the booking

[CANCELLATION POLICY]
➣Our cancellation policy is as follows:
One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 7 days prior to the arrival date of the reservation. For cancellations made within 7 days prior to the arrival date, no refund will be issued.

[LOCATION]
➣Tucked away from all the traffic yet close enough to all attractions
➣Only 15 minutes to Pigeon Forge, 25 minutes to Gatlinburg

[ROAD CONDITIONS]
➣The main road to get here is Upper Middle Creek Rd & Walker Trail.
➣Starting from Walker Trail the roads are curvy and hilly, but the views are totally worth it!
➣We recommend AWD or 4WD when it snows
➣Trailers are not recommended

[HOT TUB]
➣Your own PRIVATE OASIS – a Hot Tub tucked away at the back of the cabin, ensuring total privacy.
➣The views from the Hot Tub are breathtaking!
➣To ensure your safety and comfort, the hot tub is thoroughly CLEANED, DRAINED AND REFILLED with fresh water after each guest's stay, it may not be fully heated upon your arrival. We use bromine tablets to maintain water quality.

➣Due to high mineral content in the ground the water may have a brown tint (due to iron) or rotten egg smell (due to sulfur)
➣When it rains the water may turn slightly brown

[SNOW STORMS & POWER OUTAGES]
➣During the cold months we encourage AWD or 4WD in case we get snowfall.
➣Power outages can happen when there's a snow storm.
➣We HIGHLY RECOMMEND PURCHASING TRIP INSURANCE through a third party

[LAUNDRY]

[PARKING]
There is ample parking space for up to 2 vehicles.
The driveway is flat

[FIRE PLACE]
The fireplace is a non-vented natural gas log fired firebox.
Please do not throw any paper or other combustible materials in the fireplace.
Please do not run the fireplace and the air conditioner at the same time
[Fireplaces are turned off from April 1 to October 1. They are not operational during this time of the year]

[BEAR ACTIVITY]
➣There is high bear activity in this area
➣Do not leave your car unlocked. Bears can open car doors. If they enter your vehicle they will probably destroy the interior
➣Do not leave food inside the car. Bears have been known to break car windows
➣We are not responsible for any damage or injury caused by bears

[THE NON-FUN PART STARTS HERE]
➣We strive for perfection but that's not always attainable. No cabin or host is perfect. We will bend over backwards to make things right
➣If you see something then say something.
➤If there is an amenity or feature that's not working as intended, then we would like to know about it.
➤If you let us know then we will attempt to fix it, even during your stay, as long as we get your permission
➤If you deem the issue not urgent then we can always wait until after checkout to get it addressed. We would like to know about it during your stay so we can make arrangements in advance to get it fixed prior to the next guests' arrival
➣We expect each guest to treat the property with the utmost respect. This allows us to continue providing awesome accommodations to future vacationers at a reasonable price
➣If you're looking to have a drunken party then this is not the cabin for you
➣PARENTS: We expect you to control your children.
➣If you can't or won't then we kindly ask that you book another cabin
➣You must be 18 years old to book this cabin. NO EXCEPTIONS
➣You MUST provide your ID for verification
➣SCAMMERS will not be tolerated and we will report you to the authorities for full prosecution

➣We don't refund due to weather, driving conditions, power outages or other acts of nature that we don't & can't control. Please get trip insurance
➣With the cabin being in the mountains you might lose cell service. We recommend printing directions and check-in instructions ahead of time.
➣Since this cabin is in the woods, you will see bugs, bees, scorpions, millipedes, lady bugs and all sorts of critters. We do have the cabin on a strict pest control schedule but it's impossible to eliminate all insects.
➣You might encounter bears. These are wild and dangerous animals so please do not approach them or feed them. Do not leave your car doors open, even when going inside the cabin for just a few minutes.
➣Always lock your car – bears have been known to open car doors.
➣Always dispose all trash in the bear-proof receptacle outside the cabin. Leaving trash out on the porch is asking for trouble.
