Directly across from River Haven is a large overflow parking area that makes arriving with boats, jet skis, or trailers much easier. This setup allows guests to pull in and out without needing to back trailers down the street or rearrange vehicles in the driveway. It helps avoid the “musical chairs” parking situation common at many waterfront homes and makes launching and retrieving watercraft far less stressful.
The overflow area can also accommodate RV parking if needed; however, there are no RV hookups available on the property.
Watercraft Rentals & Ramp Details
Local watercraft rental companies can deliver jet skis, pontoons, or boats directly to the house, provide operating guidance, and then escort guests to the nearby public boat ramp. This approach allows guests to receive instructions in a calm, private setting before heading to the ramp together.

A Note on Layout
A few bedrooms share access points worth knowing in advance. In the Main House, Bedrooms 5 and 6 each have their own exterior exit doors. The only time guests in those rooms would pass through Bedroom 4 or Bedroom 7 is to access the shared interior bathroom. In the Guest House, Bedrooms 8 and 9 share one full bathroom, and Bedrooms 10 and 11 share another. Guests in Bedrooms 10 and 11 may pass through Bedroom 9 to exit the Guest House, though Bedroom 10 also has its own exit door.

The property was great for a small family wedding reception! Beautiful views, well stocked home, and room for all the family members to have their own bed. We will certainly book again for family get togethers!
Great place for a family or friends get away. The location was clean and as advertised. The kitchen was well stocked with cooking equipment and the notes about what to bring were helpful and accurate. Check in and out was super easy. The house and surrounding area fit our needs and the floor plan was extremely helpful to make sure it fits our groups needs. We loved it!

The house was amazing and the perfect size for a large group we had 4 children under the age of twelve and thirteen adults. We all were able to get a room to ourselves and not feel like everyone was on top of each other the whole time. It was a perfect secluded spot great for a now 4 year old birthday party celebration. Very much recommend spot and we will be coming back!
We booked for a Corporate retreat and it was perfect. Great location, great space and enough rooms for everyone. The lay out is a little weird but we designated the pass through rooms as “dead zones” and kept them as quiet spaces and no one slept there.

We had a fantastic time at The River Haven. There was plenty of room for everyone and the beds were comfortable. Sitting by the river was so relaxing. We especially loved the sound of the waterfall and watching the ducks swim by with their little duckling family. It was such a sweet time; a great venue for memory-making and family FUN!
By far the BEST place we have stayed. It definitely felt like home!! The view was amazing! Although it rained… the scenery and location was PERFECT!! It brought our love for family a lot closer and stronger together!!

We had an AWSOME time at your house! The river was so much fun! Only one Shared bathroom was a challenge for those 4 bedrooms on the river level. Community area was great! Beds were comfortable! Guest house was great too! If we come back to this area again, we will definitely stay here again!
Great layout for large family like ours. Nice big kitchen/living room/deck for all to get together, but when someone wanted privacy, there were plenty of separate rooms for that. Weather cooperated to allow lots of fun in the large back yard/river area.
Very nice, quiet location. The house and guest house are great. Deck is very nice. Plenty of seating for everyone. Kitchen had plenty of room for our meal preparations. Check out was the easiest of any property I've stayed out.

This house was perfect for our family that came from different states. We had a wedding rehearsal dinner here and the kitchen, family room were fantastic and the outdoors deck provided a beautiful view of the river. We even had a fire to enjoy in the fire pit. The owners were responsive right away and great to work with. Thank you to Carlos for all your help. We will be back again.
18 of stayed for three nights. Three folks had mobility challenges. So all three were able to have their own bedrooms on the main floor, where we all tended to gather. There was plenty of space for the rest of us to spread out, cook, play outside, roast marshmallows, rent a kayak, play games, tell stories, etc. What a lovely, comfortable place! And Darius was always very responsive to any questions we had. I definitely recommend this place.
We enjoyed our stay. We found the house to be clean and just like it was represented. The house is arranged for maximum occupancy but, not necessarily maximum convenience. Kitchen and living room areas are nice, the deck and outdoor areas are very nice. We had 27 people and we felt like we used every single available bed. We did not have anyone sleeping on any couches.
The accommodations are perfect for a large group. We had several people who ranged in age from 20’s to 70’s and everyone had a blast!! This was a milestone birthday celebration and there was plenty to do for all. The property manager was very friendly and quickly responded to any and all communications. We did have to bring a charcoal bbq grill for our cookout because the rental only has a propane flat-top griddle but this is mentioned in the rental details so it was no surprise. Also mentioned is the fact that many of the bedrooms are walk throughs. This means that people will have to pass through a bedroom to get to the restroom or to another room. Not an issue as long as you don’t lock the door. We will definitely plan another trip here because we had such a great time!!!
We enjoyed our stay in this home! The pictures are accurate! Communication with the owners is good. Check in was simple. We were there in December and they had Christmas decorations up, even a tree! It was a very nice touch! The kitchen was especially well equipped which I really appreciated! The outdoor area was nice with the large yard, a fire pit and tether ball. The only thing that was an issue was having to go through other people's bedrooms to get to the bathroom or go upstairs if you stayed in the downstairs rooms in the main house. It's just something to make note of when assigning rooms. It is also a good idea to bring extra toilet paper and paper towels. Only one toilet paper roll is provided for the stay. This was noted before we came and we did need to buy more. We were about a 15 minute drive into town and to an HEB which was also nice.We also left a couple of important items that we didn't realize until a day or two after we left. The owners have been extremely accomodating in helping to get those back to us.
We had 21 in our group and this was the best location ever! There were plenty of rooms and bathrooms, which was our first concern. But we realized the kitchen in the main house upstairs and the kitchenettes in the downstairs of the main house and the guest house, were great. The main kitchen was well stocked with the pots and pans, kitchen utensils and appliances needed to accommodate all of us. In addition, there were plenty of trash bags (and we required a lot), dish soap, laundry soap, etc. Having 3 refrigerators was helpful when we loaded in the groceries the first day. There were plenty of towels and washrags (not supplied in all rentals). There was a nice washer and dryer provided (which is helpful with large groups such as ours). The river level was low, which was excellent. The kids were able to play safely in the water. We had planned several outings but everyone said they would have been happy just to stay at River Haven the entire time. The fire pit (although hot in mid-July evenings) was perfect for s'mores. The yard was perfect for games. And the water was perfect for getting cooled off. We were very pleased with this accommodation and so will you be if you choose River Haven.

The River House met our needs.
The house met our needs as a place for our family to gather and we had a great time. The kitchen was well stocked with dishes, glasses, flatware, cookware, ext. The houses accommodated our family of 22 well with enough beds and bathrooms. We were able to wade in the river, had a big deck to gather on and room to get some space when needed. Although we never got around to using it, the fire ring is a nice feature as well. The downside: this house is not in the hill country. It is actually in a kind of scruffy spot directly across the road from an industrial facility. The layout of the two buildings were oddly configured with some windowless rooms and several bedrooms that were pass throughs for others to access bathrooms. There is at least one inaccuracy regarding the bedroom accommodations (i.e.: no futon where there was supposed to be one). And some maintenance is needed throughout: sliding glass door is barely moveable, a clogged drain, a broken door that my brothers fixed… Additionally, there are a few hospitality related policies- like only providing 1 roll of toilet paper per bathroom- that were inconvenient and kind of stingy.
In the end, the property worked out fine but I wouldn't stay again.
