This is an quaint charmer of a home that we've put real work into, with some fun paint, new wallpaper, and updated touches throughout, and we want to be upfront about what you're getting. It's not a new build, and it's not a high-end luxury rental. It's a renovated, comfortable home (5 BR/3 Bath) with 2,400 sq ft of living space, character, a great layout for groups, and some fun extras that make it worth the trip. The home sits in a quiet, residential lakeside neighborhood in the Lakeridge area of Seattle. It's a real neighborhood with families and longtime residents, tree-lined streets, peaceful mornings, the kind of place where people walk their dogs in the evening. You're close enough to the water to enjoy the views and catch a breeze, and the area has a nice, grounded feel that's hard to find this close to a major city.

The home sleeps up to 12 guests across 5 bedrooms and 3 bathrooms on two floors. Each floor has its own living room and laundry, which means your group isn't all competing for one area or one bathroom in the morning. The floors connect inside so two families or friend groups can have their own space when they want it.

The movie room is a converted garage and set up for proper film nights around an 80" TV. It's got a casual, hangout feel home theater, but it's a great spot to kick back and watch something as a group.

The game room is in the downstairs living area, with arcade machines, a dart board, a poker table, and shuffleboard. Think of it more like your friend's cool basement entertainment center, and it's a blast for groups.

Out back, the deck and yard have a view of Lake Washington with outdoor seating and a dining area. It's a great spot for morning coffee, evening drinks, or just sitting and watching the water. This is probably the best feature of the house and you'll find yourself out there a lot.

A couple of things worth knowing: this is a two-story home with stairs between floors and no elevator, so plan accordingly if anyone in your group has mobility concerns. It's also an older home, so you may hear the usual house sounds, creaky floors, pipes doing their thing. Nothing unusual, just the personality of a home that's been around a while.

Because this is a residential community, we take being good neighbors seriously. We ask our guests to do the same , keep voices down outdoors after 9 PM, be mindful of noise, and treat the neighborhood the way you'd want guests in your own neighborhood to behave. This home is not the right fit for parties, events, or large gatherings beyond your booked group. If you're looking for a place to host an event, this isn't it. Please keep outdoor noise to a minimum between 9 PM and 8AM. Neighbors are nearby.

>>No Pets Allowed<<
Strictly no pets allowed. Bringing unauthorized pets may result in a penalty of $500 plus additional cleaning costs.

The minimum renter age is 25 years old for our property.

>SAME DAY BOOKINGS <
We're thrilled to welcome same-day I bookings! Just reach out to us in advance to confirm the available check-in time for such bookings.

>ARRIVAL & DEPARTURE TIMES <
Check-in is at 4 pm, and check-out is by 11 am. While early check-ins can't be guaranteed due to potential same-day check-outs, we'll inform you on the day if it's possible.

>SHOE-FREE ZONE <
As you step inside, kindly remove your shoes to help maintain the pristine condition of our home. We appreciate your care!

>NO SMOKING POLICY <
For the comfort of all guests, Smoking/Vaping or e-Cigarettes is strictly prohibited inside the house or within 20 ft of the premises. Any evidence of smoking will incur an additional violation fee of $1000 to deep clean the property.

Respect our neighbors and maintain a noise-conscious atmosphere after 9 pm. Your consideration is valued!

>NO EVENTS OR UNAUTHORIZED GUESTS <
We request that you refrain from hosting gatherings or events in our residence. Let's preserve the cleanliness and respect the charm of our lovely home :). No unauthorized guests allowed! Any parties or events not pre-approved will face a flat fee of $1000 in addition to your booking / VRBO fees and possible removal of your or your guests from the property.

Guest access
Guests will have full access to both the upper and lower levels of the home. Each floor features its own living room, kitchen, dining area, and laundry for added convenience. The floors can be accessed internally or through separate exterior entrances—perfect for large groups or families seeking both togetherness and privacy.

Other things to note
Please note guests must observe quiet hours outside between 9pm-8am to avoid disturbing neighbors.

ENTRY:
-A keypad is located on the front door. A personalized entry code will be provided to you prior to your stay.

-Any deliveries should not be sent to this address as there is no secure location they are delivered. Please deliver to a local Amazon locker if needed.

-Car Recommended: This is a residential neighborhood, not walkable to shops or restaurants. Free driveway parking is included.

-Guests are able to stream their favorite show and movie under their own account with the ROKU TV Remote. It will automatically remove your account info when you check out.

-Should you make a reservation within 24 hours of your intended check-in, please be aware that a 4 pm check-in may not be guaranteed due to our cleaning team's schedule and potential same-day turnovers. In such cases, the check-in time could be delayed until 6:30 pm. We recommend reaching out to us post-booking to confirm your specific check-in time.

-Security Camera
For everyone’s safety, we have a camera at the front door and garage facing the street. It faces only the street and records video and audio when motion is detected. All indoor areas are completely private with no cameras.
