Luxurious Gulf Front 3 Bedroom Condo in Dune Allen. For years, Palms of Dune Allen has been a hidden gem on 30A. This 24-unit, 3-story condominium complex offers a unique opportunity to rent a 3 Bedroom, 3 Bathroom Gulf-front unit in a well-maintained setting. Located in the heart of Santa Rosa Beach, Palms of Dune Allen is within walking distance to Gulf Place, Shunk Gulley Oyster Bar, The Vue, Stinkys, and many other fantastic restaurants and boutiques. It is conveniently situated 6 miles east of Sandestin, 2 miles west of Grayton Beach, and 6.5 miles west of Seaside. The complex is situated on the beautiful Gulf of Mexico, offering easy access to the white sand beach via a walkway without crossing any streets or requiring a car. It also features a private beach access that's secured with a locking gate. Unit 202, located on the second floor of the gated complex has been completely renovated in 2022! It includes 2 parking spots, which parking is on a first come first serve basis. (Note; golf carts are NOT allowed at the complex). Access to an elevator is seconds away or you can conveniently take the stairs to the second floor. Offered for the first time to guests, this condo has been meticulously maintained by the owners. It is elegantly furnished, boasting a king-size bed in both the primary and secondary bedrooms, and (2) Twin over Queen bunk beds in the third bedroom. Each bedroom also has its own bathroom. The living/dining area is spacious and open, with large floor-to-ceiling windows that open to a private balcony, offering breathtaking views of the Gulf of Mexico. The pool is an excellent place to unwind, with luxury chairs, chaise lounges, tables, and umbrellas. The pool is heated during the cooler months. The Palms of Dune Allen is the perfect vacation spot for all ages, whether guests are looking for a quiet, luxurious getaway or an ultra-convenient place to bring their families. Pool is heated by HOA discretion October-April. (Note; for beach front seating, you will rent equipment from the contracted vendor on sight. Personal chairs, umbrellas and canopies are allowed to be set up behind vendor seating). Internet turned off twice but only required a quick reboot. Other than this the property was excellent and the view from the patio can’t be beat. The chairs and sofas in the dining/living area are very nice and will allow a large group to gather in comfort. The covered balcony has very comfortable furniture and a sturdy table and chairs for dining. Even if the weather isn’t great, the covered balcony allows you to enjoy the gulf air and the water view. The beautiful beach is easily accessible from the condo. The kitchen is very well stocked, with the exception of a sharp chef’s knife.When we arrived, the door code didn’t work and the parking passes were missing, but Modern Beach Vacation Rentals was easy to contact and the problems were fixed quickly. The primary bedroom has no windows, just a door that leads out to a recessed balcony, so there is no view and no window that opens in that room. If you are considering renting a property from Modern Beach Vacation Rentals, please make sure to ask if the property is up for sale and if there is ongoing or upcoming construction/maintenance scheduled for the property — then you can make an informed decision as to whether or not you want to commit to renting a property that may have that going on. ##### Meg M. Reviewer Comments: We stayed in Palms of Dune Allen unit 202 for a week with my children and grandkids. The condo was nicely furnished and decorated. We had two complaints about the condo. First, there was a very small washing machine that could not even fit one set of king sheets. The drier was standard size but it was inconvenient that a condo that sleeps 10 would have such a small washing machine. Second complaint is that the fan/light controls need to be adjusted or replaced in the two king rooms. The lights would go on during the night in both rooms and we would have to get up and turn them off. Sometimes more than once. Reviewer Comments: Beautiful beach and clean condo. Excellent view from condo balcony. Steps away from the white powdery sand clear water beach. Loved it! Parking was an issue. There were many cars without tags parked so we parked on road several nights. Some unfriendly tenants or guests also. Someone came up to my 15 year old son and told him that towels can’t be hung from balcony.
