This is an east facing 4th floor 3 bedroom/3 bathroom unit with partial gulf view. The open floor plan in addition to the spacious balcony allows for easy entertaining and space for family & friends. \*BEDROOMS & BATHROOMS: Primary Bedroom: King, private balcony, shower + 2 Vanities Guest Bedroom: king, Shower/Tub Combo Guest Bedroom: twins (2) Full Bathroom: with shower/tub combo with hall access near twin bedroom \*AREA INFORMATION: Located off of Scenic Highway 30-A in Walton County, Florida, it's minutes from the Fort Walton and Panama City Beach Airports but worlds away from the crowds. Our building is tucked off of the south side of 30A in the quaint 'town' of Blue Mountain Beach. 30A is a two lane road that hugs the coastline of one of the world's most beautiful white sand beaches. We are between Destin and Panama City Beach (20-25 min to each), 15 minutes from Sandestin, 5 minutes from Seaside, Watercolor and Grayton Beach. There is an 18-mile bike path, a state park, many top-notch local restaurants, art galleries, boutiques, gourmet food and wine stores and even a Publix supermarket just a few miles away. \*AMENITIES: \-PRIVATE BEACH \-Gulf Front Pool (heated in colder months) & Hot Tub \-Free Beach Setup (2 chairs + 1 umbrella) March 1- October 31, sign up online! Recently updated with new floors, appliances, counters. We loved the location and easy access to pool and beach. The view from the balcony was perfect. Actually prefer to not be right on the ocean view as you would be over the pool and could be noisy. Everything looked brand new. I would recommend a vacuum cleaner be available as we were there for a month can the rugs could have used it. We had such a nice time and loved exploring the area and all the state parks and different beaches. ##### Susan B. It had everything we needed with easy access to the beach. The kitchen was well equipped for the cooking we did. A lovely deck to enjoy a cup of coffee. And a nice exercise room for the rainy day. There was under cover parking for our vehicle. The beach had beach service with chairs and umbrellas. We were thankful the beach wasn’t as packed as a previous property we had stayed in another community before. There was also some great local restaurants nearby. We thoroughly enjoyed our stay. Just an amazing experience for my family and my son's 2 best buds. Secured building with security who were on top of it. Sean and John were awesome at making sure everything was safe and respected. Go out of your condo, down the elevator across the pool deck and you are on the beach. Perfect. Peter at Excel always had it all set up so well. So centrally located and close to everything we love. We loved the two king bedrooms. The beds were comfortable and the place is nicely appointed and clean. Something to note/ there is no bathtub in the main bedroom, as it has been replaced by a closet. Only a smaller angled shower. Larger folk would not fit. :) It appears to have been nicely remodeled recently. The unit faces East, so we enjoyed both morning and evening times outside on the large balcony. Ashley was very responsive to a couple of questions. The security of the building is quite robust. Location is the best on 30a in our opinion - Gulf front property and mostly out of very busy traffic patterns. We would enjoy staying here again. ##### Debi F. We loved staying in this condo. The layout provided plenty of room for my teenagers, my parents, and me with my parents staying in the master suite on the opposite side of the living room from the other two bedrooms. The living room/dining area/kitchen were spacious and accommodated all 5 of us easily. The veranda also had plenty of room and a lovely view of the ocean and palm trees. The location next to the beach and pool were ideal and we walked to the Blue Mountain Cafe, ice cream stand, and Red Fish Taco restaurant. The condo itself is beautifully decorated and the kitchen was well-stocked with all of the plates, glasses, and cooking gear we needed for a 5 night stay. The only thing I wish they had was more than one garbage bag and one pellet of dishwasher soap. Also, you will need to bring your own salt and pepper, cooking oil, etc. But all in all, a fabulous place and we would come back here in a heart beat! ##### Melissa B. Kudos to their cleaning crew as the place was super clean. We had no concerns letting out two kids run around. Additionally, the communication with the property manager was fantastic and timely. The only nit picky thing that I could say is that the condo is nicely renovated, but the beds could use updating. A couple squeaked a little and were not as new as some of the other items in the condo. But again, we would be more than happy to return (and may again next year). As far as the condo complex, it was nicely located, with a private beach (not big but not crowded either). The pool is small but we did not use it since we came there for the beach. Overall can't recommend this property enough. ##### Sanin F.
