The apartment consists of a bedroom with a double bed, a bathroom with shower, washbasin and bidet, a small additional bathroom with only a toilet and washbasin, a living room with a double sofa bed and a small separate kitchen. The apartment has direct access to the shared garden with a view of the Dolomites. The small separate kitchen has a dishwasher, oven, cooking plate, coffee machine, small refrigerator, cooking utensils, cutlery, crockery and much more. Linen and towels are provided free of charge. Important information: According to recent provincial law this apartment can accommodate a maximum of: \- Adults (from 14 years): 3 \- The remaining beds can only be occupied by children up to 13.99 years of age at the time of departure Please note that this law is subject to strict controls by the competent authority and violation of it results in substantial fines. For this reason, no exceptions will be possible under any circumstances. Casa Berdan offers two nice apartments with garden and Dolomites view in Santa Cristina, in the heart of Val Gardena! In winter the ski bus (in addition to the regular buses) stops approx. 200 m from the house and takes you to the Dolomiti Superski lifts in a few minutes free of charge (using the free tickets provided at check-in). Buses run at a variable frequency of one every 10-20 minutes. In summer the lovely communal garden with views of the Dolomites allows you to lie in the sun and enjoy the wonderful alpine breeze. The cycle path through Val Gardena passes just a few hundred metres from the house and will allow you to easily reach all villages on two wheels. The towns of Santa Cristina and Ortisei are respectively 1.5 and 3 km away from the house, both of which can be reached free of charge by bus, which stops approx. 500 m from the house. Also 200 m from the house you will find the next grocery shop, bar, restaurant and ski rental. Casa Berdan also has one outdoor parking space per apartment, a storage for bicycles and skis, and linen and towels are available free of charge. What are you waiting for? Baby cot, high chair and cot rail are available for a fee and must be booked in advance. Check-In after 7 p.m. only possible with prior notification by 6 p.m. day of arrival and upon submission of required documents and payment of tourist tax + extras by credit card for check-in Heating is on from October to April (during this period the heating is not on if the outside temperature exceeds 15°c or if the inside temperature reaches or exceeds 21°C) Charging of electric vehicles or other storage devices not permitted, unless otherwise stated in the advertisement. If allowed, it is available only after reconfirmation by MUSE.holiday and at a variable extra cost. In case of wasted electricity, gas or other utilities there is an additional cost (e.g.: lights on all day in the absence of guests, heating running with open windows). It is duty of the guests to open the windows at least twice a day, once in the morning and once in the evening, for at least 5 minutes each, to let humidity exit the apartment and avoid mold formation. If this rule is not respected and mold is found upon departure of the guests, costs to restore the apartment integrity will apply. Due to the geographical location, Wi-Fi may be interrupted or slowed down, so this service is not always guaranteed. The house is not equipped with foodstuffs such as cooking spices or various consumables such as shampoo, soap, etc... Any consumables present are intended only as a welcome kit and will not be refilled during your stay. The payments required to enter the flat are the tourist tax + pre-authorization through SWIKLY of the security deposit by credit card of 500€. If not previously agreed, the physical keys, the benefit card and other accessories provided at check-in are to be returned to the MUSE.holiday office in Via Arnaria 9A in Ortisei, otherwise 50€ will be charged for key collection. The final cleaning amount covers a standard cleaning only. It does not include the washing of the dishes and the removal of trash from the apartments to the indicated spots. Therefore, excessively dirty apartments, dishes not washed, and trash not removed will be amended with a variable extra fee, basing on the entity of the working hours surplus.
