The Space:

On the ground floor of a gated property on a quiet street in Condado, this bright studio is a simple, step-free base for two (and a four-legged companion): drop your bags, walk out to the pool and be on the sand in minutes. Sleeps up to 2 guests, with 1 bathroom, in about 300 sq ft.



Studio: a queen bed with a rattan headboard, split A/C, a smart TV, a full-length mirror, local art and curtains you can close for full privacy.

Kitchenette: a mini fridge, microwave, coffee maker, sink, dishes and wine glasses, ideal for breakfast and light meals rather than full cooking.

Bathroom: a full bathroom with a walk-in shower and vessel sink, stocked with shampoo, conditioner and body wash.

Outdoors: the shared pool, framed by a wooden pergola, tropical plants, lounge chairs and sun umbrellas, is open daily from 8 AM to 10 PM. A communal laundry room with washer and dryer is available from 8 AM to 8 PM, and beach chairs and towels are ready for the walk to the sand.

Pets: well-behaved pets are welcome for a $150 fee per stay.

Good to know: this is a compact studio, and the pool, garden, laundry and parking are shared among the property's seven units; as a ground-floor apartment, you may occasionally hear neighbors or city sounds.



Guest Access:

Guests will have private access to the entire apartment, located within a gated multi-unit property at Calle Piccioni.



Pedestrian access is through the wooden gate — a keypad to the left unlocks it with your personal entry code, sent before arrival

The parking entrance is separate, on the right side of the house via Calle Luisa, leading to 3 private parking spaces

Unit 7 is on the ground floor — no stairs involved

Self check-in — no front desk or host meeting required, so you can settle in at your own pace

Shared pool on-site, open daily from 8:00 AM to 10:00 PM

Access to communal laundry facilities on-site

The Neighborhood:

Condado is San Juan's most polished beach district, and Casa Piccioni sits on its quiet residential side, a few blocks from the ocean, the lagoon and Ashford Avenue. It's an easy fit for couples and pet owners who want to walk to the beach by day and to dinner by night.

- Condado Beach: about a 5–7 minute walk

- Laguna del Condado: the lagoon and its waterfront paths, just around the corner

- Ashford Avenue: Condado's main strip of shops, cafés and hotels, a short walk away

Nearby places to eat:

- Ropa Vieja Grill (a local favorite for Puerto Rican food, at Condado and Ashford avenues)

- El Jefe (a casual neighborhood spot on Magdalena Avenue)

- Ashford Avenue's strip of restaurants and bars, a short walk away



Getting Around:

Luis Muñoz Marín International Airport (SJU) is about 15 minutes away by car, and Old San Juan about 10 minutes.

- On foot: the beach, the lagoon, restaurants, pharmacies and small grocery stores are all walkable

- Uber and Lyft: plentiful in Condado and usually minutes away

- Taxis: available at the airport and along Ashford Avenue

- Rental car: on-site parking is shared and not guaranteed, so a car is optional here

Arrival & Departure

- Check-in begins at 4 PM local time.

- Checkout is at 11 AM local time.

- To ensure a smooth arrival for incoming guests, please honor the checkout time.

- Unauthorized late checkouts will incur an additional fee.

- The reservation must be booked by a legal adult; children are welcome to stay as part of the group.

Keep in Mind (House Rules)

- Parties, smoking, or loud gatherings aren't permitted.

- Quiet hours: 10 PM–7 AM.

- The pool is shared with other guests of the property and open daily from 8 AM to 10 PM; the communal laundry is open from 8 AM to 8 PM.

- Pets are welcome for a $150 fee per stay; please keep them off the bed and clean up after them in the shared garden.



Online Check-In and Verification

- Once you complete your online check-in, you'll receive the instructions to access the property.

- A simple rental agreement ensures clarity and ease; by completing your reservation you agree to our rental terms and conditions.

- To meet legal and building security requirements, you may be asked to provide a government-issued photo ID, confirm your contact info, complete our verification portal and, in some cases, a background check. This information is collected only for screening/verification purposes and is not stored or used otherwise.



Utilities & Weather in Puerto Rico

- Electricity Management: Due to the energy situation in Puerto Rico following Hurricane Maria, power outages can occur from time to time. We have a backup generator so you're never left in the dark, though its runtime depends on responsible use. During an outage, we recommend limiting higher-draw items — A/C, microwave, hair dryer, washer/dryer, and chargers — so the generator lasts as long as possible for everyone.

- Water Supply: Water outages are uncommon, and we're prepared with backup water tanks on-site. If an external service interruption happens, we recommend using water only for the essentials and pausing the washing machine until service is restored.

- Extended Outages: If an outage lasts more than 3 hours and you choose to stay, you may request a refund for the affected nights. If you'd prefer to cancel the remainder of your stay, you may request a refund for the unused nights.

- Hurricane & Storm Policy: We want your stay to be safe, but weather is out of our control. No refunds are issued for weather-related cancellations; however, in the event of a storm, we're happy to help you reschedule, subject to calendar availability.
