Nestled between Hillcrest and North Park – America’s Best Hipster Neighborhood. Clean, contemporary and functional. Perfect for two people for a SD getaway! There\`s a private entry door (with keypad entrance) ensuring that the space is all yours . Room has canopy bed and sofa bed. \*There is no kitchen\* but typical hotel amenities are included. The en suite bathroom has a standing shower, double sinks and private toilet. Note again, there are no common areas with the main house. This is the lower, ground-level unit of the home. You will not have to share walls with anyone. You will have your own private unit with bath and backyard patio access. It is very spacious, quiet and relaxing. New comfortable canopy queen bed, sofa bed, Smart TV, study desk, mini-fridge, microwave, Nespresso coffee-maker, mini-split unit for A/C and heating, water, and dishes. \*Rear Unit, must be able to walk down 10 steps!\* \*No Kitchen\* \*No main house access \* Private, lower-level unit. We are happy to offer guests suggestions about the city. We are not always home but always have somebody caring for our space. Please let us know if you anticipate needing in-person service. We assume people will want to have an independent, private stay but don\`t hesitate in letting us know how we can make sure you have a great time!! This is a very quiet, residential neighborhood. You will be surrounded by mostly single-family homes. A few blocks from Balboa Park and all it has to offer and walking distance (less than 1.0 mile) to downtown North Park and Hillcrest. Close to everything. Reach the Gas Lamp, Coronado, beaches, the zoo, Little Italy, the airport and just about everywhere by car in less than 15 minutes or by a $5 - $15 Uber/Lyft ride. Please let us know if you need any out of the ordinary accommodations and we\`ll do our best to arrange them. Parking: If you have a car, there is usually plenty of street parking available during the day near our place (there are no permits, street cleaning, etc. to worry about). At nights, though, it can be difficult to find parking in front of the studio, so plan accordingly. No washer and dryer available. Nearest laundromat is just a couple of blocks away. NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable. No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible. \-Please respect check-in and checkout times. Checkout: 10am \-Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside the booking platform. \-Host may request a photocopy of renter\`s ID for verification before check-in. \- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID). \-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter. \-Quiet Hours: We live in a very quiet neighborhood with very respectful neighbors. We maintain a strict quiet hours rule from 10pm – 7am, Sunday through Thursday and 11pm – 8am on Fridays and Saturdays. No parties or events allowed under any circumstances. Late Checkout Policy Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g., delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g., electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows: • Less than 1 hour: 10% of the nightly rate or $100, whichever is greater. • 1-2 hours: 15% of the nightly rate or $250, whichever is greater. • More than 2 hours: Full nightly rate. To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g., cleaning schedules, guest complaints) upon request to ensure transparency. Additional Cleaning Policy Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g., photos, cleaning logs) upon request to ensure transparency. Important Fee Disclosure for Long-Term Stays (30+ Days): Should this property be reserved for 28 days or more, we reserve the right to apply additional monthly fees to cover certain ongoing expenses (eg utilities) not included in the standard nightly rate. These may include, but are not limited to: • Gas and electricity • Water and sewer • Trash and recycling • Internet and streaming services • Other utility or maintenance surcharges applicable to the home which will be known prior to the time of booking These fees may be assessed as either: • A flat monthly fee, or • A fee calculated as up to 5% of the monthly rent.
