Policies & What to Expect
Arrival/Departure Policy: Check in time is 3 pm and strictly enforced. (From Memorial Day weekend through Labor Day, check-in is at 4pm) Check out time is 11 am. Please follow all instructions for your arrival and departure in our email and phone call correspondence. There is signage around the home to assist with the use of amenities and questions that you may have during your stay. We are available too, even after hours-give us a call!
Nightly Minimum Policy: 2-4 night minimum required in the off season.
☀️Holidays: 5 night minimum. There are no arrivals on Independence Day (July 4), Thanksgiving, Christmas, or New Year's Day.
☀️Summer: Memorial Day - Labor Day, 5 night minimum. No arrivals on Independence Day (July 4).
Last Minute Booking Policy: If a guest books with us directly or on any OTA such as Airbnb and VRBO, within 72 hours of arrival, verification credentials are required. By making a payment on the reservation, the guest agrees to comply with our last minute booking policy.
To properly vet a guest with such short notice requires the following; a “selfie” photo specifically of the booking guest’s face and holding either a Driver’s License, Passport or State ID photo under their chin. We are just looking for a name to match and the photo on the ID to match that of the person in the selfie. This can be sent by email or text to our company email address. Additionally, we need to confirm guest details such as payment, contact information, applicable check-in time, number of guests and ages, any pets, etc.
This process is required, and if a guest refuses to comply then the reservation will be canceled. We have found this procedure to be successful in avoiding fraud, and protecting all parties! We appreciate your cooperation and we are available to help with any questions.

After booking: We manage properties on behalf of our owners. Upon confirming your booking, we will send you a rental agreement for your upcoming stay which you will need to complete. This agreement reviews our terms and conditions, house rules and policies, and what to expect of your stay. We will also contact you within 24 hours of the booking to obtain contact information and to address any questions or concerns you may have regarding your upcoming visit. The check-in details will not be shared until the rental agreement has been signed, payment has been made, and the guest has connected with one of our guest services agents.
In addition to completing our electronic rental agreement, you will also be required to participate in our identity verification process. The Verify Hub service is offered through Autohost; an intelligent guest screening software that automates ID verifications, background and credit checks, security deposits and more, helping to improve guest experience and safety. Please note: for the credit card verification, a $2 hold will be placed on the card to run the report. This hold will never process and will fall off automatically within 7 days.
Property Appearance: Vacation rentals in San Diego are for the most part, second homes for the owners. Therefore, some furniture or decor may differ from what is pictured because the owners needed or wanted to replace something. Professional photos are expensive and we can not re-photograph the rental every time something is changed but we do maintain the listing content with any notable furnishing changes especially related to sleeping arrangements. (*Please note: We do not give refunds because a piece of furniture or artwork has changed)
Property Responsibilities: If you have never stayed in a vacation rental before, we are not a hotel, WE ARE BETTER! We offer many of the same luxuries of a hotel with the comfort and space of home to share with your whole family. Our property owners are our friends and we work with each owner to offer a special, specific and ideal environment for guests to experience and enjoy. All of our homes offer similar amenities so you can expect the same experience whenever staying with us.
With that said, we need you to do your part in helping us maintain each home. Please be attentive to ALL RESPONSIBILITIES as a guest of our home. Trash/Recycling, Check-out duties, Communication to management, Replacement of keys/fobs/remotes, and Care of the home all help us give each guest and family a home to feel at home in. We appreciate your assistance in making our homes and our business unlike any other!

Starter Kit/Guest Essentials: We like our guests to feel at home as soon as they arrive! We provide a ‘starter kit’ to help our guests get settled without needing to rush off to the store. Our kits include: paper towels, toilet paper, shampoo/conditioner, soap, linens, towels, kitchen sponges, dish soap, laundry detergent and fabric softener, dishwasher soap when applicable, trash bags, extra blankets, sometimes extra pillows, extra sheets-for sleeper sofas, hair dryers, ironing boards, kitchens fully stocked-enough for max occupancy with some extra settings, toasters, some waffle makers, blenders, tool kits, first aid kits, fire extinguishers, and co2/fire detectors.
We recommend a car for navigating San Diego, but public transportation is just a couple blocks away. If you're planning to stay put in Pacific Beach, there is no need for cars! Just ride our provided bikes or walk the neighborhood.

This rental was the perfect location for us. Close to the beach, grocery, coffee shops and restaurants plus easy access to the other beaches and up the coast.
The rental was clean, comfortable, and had everything we needed.
Perfect getaway for a relaxing vacation. Everything one would need is within walking distance. Beautiful beach, weather, and great food everywhere. Perfect size lodging for 2 people. We plan on booking this place again!
We enjoyed our stay at CJ’s Ocean Oasis as it was a short walk to the beach and many restaurants. It’s also a short drive to downtown San Diego and La Jolla. The home had everything we needed to enjoy the beach - bikes, chairs, towels, toys, etc.
This was our second time staying at this location. The check in, cleanliness and location are great. Paul, our host contact was very considerate to check in with an occasional call to make sure our stay was going well. Hope to stay here again.

This section of North PB is very quiet and less crowded than south of here. Very little traffic at night.
We loved it! Block and a half from the Pacific Ocean, you had a great view from the living room also. Place was clean and well decorated. They also provided a place to park a vehicle, which was very important as street parking was generally very utilized as to the proximity of the beach,

We came to San Diego by train and didn’t rent a car—but we didn’t feel like we needed one staying here! We could walk to food, coffee, and of course the beach. This spot is located right at the top of the PB pier, making it easy for morning strolls or bike rides. Also east to bike down to Mission Bay! Wonderful restaurants are within a stone’s throw.
The property itself had great windows in the living room, opening the place up, and a great patio!

Front portion of a house a 30 second walk to the boardwalk and beach. Perfect size for a couple. Palisades park is right down the street where locals gather every night for sunset, yoga, and sometimes a live DJ.
Within walking distance to numerous shops, restaurants and grocery stores. We enjoyed our stay. The beds and other furniture were very comfortable.
The absolute only blemish: It would be nice to check in two hours early without having to pay extra—since we knew no one was staying here the day before.
So close to the beach, where people gather for sunset every night—complete with yoga, dogs, cyclists, surfers. Lovely beachfront walkway to eateries, and be sure to check out the restaurants on Cass. The overall vibe is laid back, and it’s close to both La Jolla and the downtown happenings.
The property is neat and clean, and the living room is darling. We loved the closet and drawer spaces to stash our clothes. Bed is a comfortable king, and everything works, from laundry to kitchen to heating units. Recommended.
We were thrilled to be one block from the beach in this amazing duplex. The space was so attractive with absolutely everything we needed - including coolers, beach chairs, toys, games and bikes. The apt. Was well equipped, only quibble was the lack of any food storage items like plastic wrap or foil and no laundry soap. Instructions were complete and we really appreciate the San Diego guide as well. We had some trouble with the Wi-Fi but the team was super responsive. Highly recommend this listing. We will definitely be back.
