Welcome to your oasis of peace in the heart of Tuscany! This charming stone villa, spread over two floors, has been designed to offer you an unforgettable stay filled with comfort, fun, and authenticity.

As you step inside, you’ll be greeted by a warm, rustic atmosphere, typical of Tuscan country homes. The spacious living room is the heart of the villa, perfect for gathering. Here, you’ll find comfortable sofas to unwind after a day of excursions and a large dining table ideal for convivial dinners where you can savour local delicacies. The fun continues in the dedicated games area, featuring a professional pool table for exciting matches, a ping
pong table for friendly competition, and a trampoline (located just outside but easily accessible) that is sure to delight both young and old.

The villa boasts six spacious double bedrooms, each carefully furnished to ensure a restful night’s sleep. To further enhance your comfort and privacy, there are seven bathrooms, most of which are en suite, eliminating any morning lines! A fully equipped kitchen is at your disposal, allowing you to prepare delicious meals to enjoy together, perhaps using fresh produce bought from local markets.

The real jewel of the property is undoubtedly its exterior. A refreshing dip in our splendid private pool is just what you need on hot summer days. Note that the pool is 50 metres away from the main building. Surrounded by a sunbathing area complete with lounge chairs, it’s the perfect place to soak up the sun or lose yourself in a good book. A large garden surrounds the villa, offering peaceful nooks, natural shade, and plenty of space for children to play or
for you to simply enjoy the tranquility of the countryside.

During your stay, you’ll have exclusive access to the entire villa. This includes all six bedrooms and seven bathrooms, the spacious living room with its dining area, pool table, and ping-pong table, and the fully equipped kitchen. Outdoors, the private pool, the sunbathing area, and the entire garden surrounding the property—including the trampoline—are all yours to enjoy. Convenient private parking is also available on the property.

The villa is nestled in Mezzola, a quiet and picturesque hamlet within the municipality of San Casciano in Val di Pesa, right in the heart of the Chianti Classico region. Here, you’ll find yourself immersed in the quintessential Tuscan countryside, surrounded by a breathtaking

Just a few minutes’ drive away is San Casciano in Val di Pesa, a charming medieval village offering a variety of shops, delightful traditional restaurants, inviting wine bars, supermarkets, and all the essential services you might need. A visit to its ancient walls and the Church of
Mercy is highly recommended. As you’re in the homeland of the Black Cockerel, you’ll discover numerous wineries offering guided tours and tastings of their renowned Chianti Classico wines. The area is a true haven for food lovers, with plenty of trattorias and restaurants where you
can savour authentic Tuscan cuisine—from the renowned Florentine steak to hearty ribollita—all perfectly paired with excellent local wine.

For those who enjoy the outdoors, the region is perfect for hiking, cycling, or simply taking pleasant walks along scenic country paths. Moreover, the villa’s proximity to celebrated art cities is a significant advantage. Florence, the cradle of the Renaissance, is easily accessible
by car (approximately 20–30 minutes, depending on traffic and your specific destination within the city). Other Tuscan gems like Siena, San Gimignano, and Greve in Chianti are also just a short drive away, making them ideal for memorable day trips.
