Rooms are comfortable. WiFi works great. It's a 15 minute drive from the Treviso airport, parking is easy, and the place is off the main road so very quiet and peaceful. "

"When I arrived, my kids immediately saw rides and a pool. I was immediately told by brother of the host that this area is private. It is literally the same building, same garden, same premises. Why is the “private” area for brother not separate. It’s like living in the hotel. How are the guests supposed to know. My kids were left crying for hours on arrival and then in the morning because of this.
I also requested for the checkout a little late which was declined and not even 30min were...

"Great stay on the very peaceful island of Burano that is a short water bus ride from Venice. If you stay here, do yourself a favor and eat in the Osteria Restaurant and order the five course entree. It is a bit pricey but well worth it. They accommodated as vegetarians. They make their own wine from grapes grown on the property and the meal was complimented with 4 wine pairings that were very unique. We return there every year for a night or two"

"Excellent location and view. Noise is expected and part of living in the area. Staff were kind and courteous. There was a rush for breakfast even in mid March. Some.noise at night from the usuage of laundry machines in the floor. Loved my stay though"
"You cannot beat the location. Steps from Piazza San Marco, and a relatively short walk to Ponte de Rialto, and of course great restaurants and shopping all around. The staff was very kind and helpful, and the room itself was great - nicely updated and comfortable. It was an added bonus to have breakfast included, though I would likely eat out if I were to do it again as there are better options. The only thing holding this back from a five star review is the smell, which is tough to get past. It wasn’t noticeable in the room, but once you stepped into the hallway, it was incredibly strong. If you can get past that, it is a wonderful hotel with an exceptional location."
"I booked in the annex building and was assigned to Room 509. I am 5’ll” in height and kept hitting my head on the room’s ceiling beams. Not sure if all the rooms are all the same. Other than that, the location is perfect and centrally located in Venice, the hotel staff are great, and the hotel is very clean. "

"Building and room were clean, breakfast was cold an not edible, the tall caucasian guy with glasses at the desk was extremely rude.
The Air Conditioner in the room did not work so we spent our nights trying to sleep in a room that was between 76-78 degrees at night.
We couldn’t change rooms and were not allowed to get a refund to change hotels.
If you want to stay at a place that looks good on the outside but the core of the place is rotten then stay here"

So I went to the lobby, which was empty and was about to ask for another towel, when two groups of new customers arrived and tried to cut line, with the employees approval (after all, I already booked). Tired of this line cutting, I insisted that I be helped.
