Saint Tropez is 20 minutes by car. The villa has a view of the garden from every room of the house, and a clear view of the hill. American kitchen completely redone in 2023, new appliances, opening onto the terrace through a large bay window, living room - dining room opening onto the garden through a large bay window. A first room on the ground floor with a large double bed. Bathroom, with walk-in shower, 180 cm bath and suspended toilet. Equipped laundry, with new washing machine and dryer from Miele brand. Separate toilet with sink. Upstairs, three bedrooms all facing south and overlooking the garden and pool. The first has a large double bed and has a bathroom with bathtub. The two other rooms, in a row, each have two single beds, and a shared shower room communicating with each of the two bedrooms. A separate toilet upstairs. There are therefore three toilets in total. In terms of comfort and equipment, the villa has all the necessary household appliances, Miele integrated dishwasher, Samsung American refrigerator as well as a laundry room with Miele washing machine and Miele dryer, ironing board and iron. . Flat screen TV with fiber reception, DVD player, Hifi system, CD player, High-speed WiFi internet connection, with fiber signal reception. At your disposal: a high chair for baby, baby bed with sheet, espresso coffee machine (Nespresso), filter coffee maker, electric kettle, hair dryer etc... All rooms are air-conditioned. Hot water production by 300 liter electric water heater. A safe is also at your disposal to protect your most precious possessions. A magnificent enclosed Mediterranean landscaped garden of 1500m2 surrounds the house and is extended by a green space of 5 hectares below, which guarantees great tranquility in a very natural and wild setting. The garden can be lit at night (olive trees, orange trees, oaks, etc.). Garden maintenance is carried out by a gardener every week. A 60 m2 terrace on the ground floor with garden furniture, a barbecue and a large table, allows you to enjoy the long summer evenings with a beautiful view of the bay of Cavalaire and the Levant Islands. The terrace is protected from the sun by a wisteria arbor ensuring natural freshness during the hottest times of the day. The garden furniture is made up of a 2-seater sofa, 2 armchairs and a table. The swimming pool is located in the lower part of the garden, close to the green space, giving it an idyllic atmosphere surrounded by nature. It is accessible by a few natural steps that are very comfortable and safe for children. The swimming pool is overflowing, measuring 9 x 5 meters, secured with an alarm. Salt water treatment allows for very pleasant swimming in non-chlorinated water. The swimming pool was completely renovated in 2020, with a covering of large gray tiles, providing a natural water color. Large bath two meters deep. . Access by submerged steps and bench. The swimming pool is decorated with a terracotta beach of approximately 50 m² on which 8 sun loungers are arranged. Floodlights and exterior lighting. Beautiful shaded grassy areas around the swimming pool. Weekly maintenance is carried out by a swimming pool specialist. Access to the property is via a secure automatic gate with intercom. The villa is equipped with an alarm system. There are two parking spaces, one in front of the entrance to the villa, the other on the reservation located at the bottom of the entrance to the gate. All household linen (sheets, duvets, pillowcases, etc.) as well as towels are provided and prepared before your arrival (rooms and beds made). End of stay cleaning is included in the price. Pool towels are not provided. The villa is located in the Barbigoua area, 7 minutes by car from the village of Croix Valmer where you will find a pleasant Provençal market on Sunday mornings, a very good bakery, a fishmonger, a butcher and supermarkets (Spar), 10 minutes from Cavalaire, 20 minutes from Ramatuelle, Grimaud, Gassin. It is more convenient to go to the beaches by car, where you can easily park in outdoor car parks (flat rate of 2 euros per day from 9 a.m. to 7 p.m.). Der Villa fehlt es an nichts. Sie ist großzügig aufgeteilt und bietet bei schlechtem Wetter Behaglichkeit. Garten und Pool sind sehr schön angelegt. Lediglich die Wassertemperatur dürfte etwas höher sein. Ende September war es unbeheizt doch etwas frisch im Pool, aber das ist Jammern auf hohem Niveau. Die Küche und der Wohnraum sind neu und die Zimmer gut klimatisiert. Wir haben wunderschöne Ferien dort verbracht. ##### Philipp W. Die Aussicht, gerade in den oberen Schlafzimmer, ist ebenfalls traumhaft. Der Garten blüht in allen Farben. Bei schlechtem Wetter, hält man sich sehr gerne auch darin auf, es hat alles, was man braucht. Wir hatten dort zu sechst eine sehr schöne Zeit! ##### Anette G. Das Haus ist schön aber in die Jahre gekommen, die Bettwäsche war unansehnlich und mit Flecken, es sollte umbedingt etwas vom Eingenommene Geld ins das Haus reinvestiert werden. Das Grundstück war für unsere Hunde auch nicht geeignet, viel zu viele Treppen, durch Hanglage. Das Grundstück ist durch einen Elektrozaun wegen der vielen Wildschweinen gesichert, auch dies war nicht so optimal da unser Welpe nie frei laufen konnte. Außerdem war es unter unseren Bett sehr schmutzig. Es lagen alte Haargummis und eine Cola Flasche sowie viel Staub darunter. Es wurde also nicht richtig geputzt. Insgesamt hat uns aber der all abendliche Absacker auf der Terrasse mit herrlichen Blick auf Cavaliere sur mer versöhnlich gestimmt! Die Gegend ist reizend und das Klima war toll. Unbedingt an Mückenschutz denken, das ist super wichtig. Unser Fazit: Haus ok in die Jahre gekommen Blick sehr schön Lage gut Reinigung muss verbessert werden Preisleistung 6 von 10 Punkten ##### Ines L. Es war Platz genug für alle. Auf der Terrasse haben wir die meiste Zeit verbracht. Der Pool liegt etwas tiefer, was mit Kindern sehr angenehm ist. Für die Hunde haben wir oberhalb des Hauses bei les Roches Blanc einen wunderschönen Rundweg gefunden. Wir hatten eine sehr angenehme Zeit. ##### Gabriele W. La terrasse sous la glycine était un havre de paix et de fraîcheur. La belle piscine à débordement a fait la joie de tous.
