Magnificent farmhouse, breathtaking view, heated swimming pool

Surrounded by nature, in a completely peaceful setting, a fully renovated, charming old farmhouse of 290 m² on one hectare of land with a superb unobstructed view and a heated pool. On the ground floor: a large living/dining room with a wood-burning stove, a small, cosy living room with a stove, two fully equipped kitchens, one large bedroom, two shower rooms (one with a toilet), and two separate toilets. Upstairs: one large bedroom with a shower room and toilet, and four additional bedrooms. An ideal place to gather with family or friends in a peaceful and welcoming setting. Rated 3 stars. The bedrooms are equipped with high-end DYSON portable air conditioners and quality bedding, including 20-cm-thick Epeda-style mattresses (or equivalent) and memory foam pillows. The stone house naturally stays cool, and the DYSON units are available during heat waves, featuring adjustable intensity and a quiet “night mode” to ensure a comfortable night’s sleep. The kitchens are brand-new and very well-equipped with all necessary utensils and a large selection of high-quality tableware. Most of the bedrooms are spacious and feature separate walk-in closets. In the ground-floor bedroom, you’ll have the option to store your belongings in a chest of drawers and on a clothes rack. All bedrooms are air-conditioned. Please note that there are only shower rooms. Each shower room is stocked with organic hair and body wash. There are no bathtubs. A small foldable baby bathtub is provided for infants. The beds will be made upon your arrival. You’ll also have access to bath and hand towels, kitchen towels, and pool towels. This property is classified as a 3-star “furnished holiday rental,” which guarantees comfort and quality. On the fully fenced property, you’ll have access to the private pool with 12 lounge chairs, a covered patio with a large table and 12 chairs, a garden lounge area, and another patio with a table and chairs, as well as a ping-pong table with paddles and balls. You’ll have exclusive access to the entire house, except for a barn and a workshop, which will be locked. I’ll be available throughout your stay should you need anything. For long stays, please let me know in advance if you need a housekeeper. There will be an additional charge of 15 euros per hour, payable by you. The area is absolutely quiet, and the living area faces the stunning view, where you can see the village of Aubeterre and far beyond. The property is fully fenced. The pool measures 10 x 4 with a depth of 1.50 and will be heated during the off-season, except during peak season. The pool opens in early May and closes between mid-October and late October, depending on the weather. The pool is private, and I will come regularly to maintain it. Pool maintenance will be performed early in the morning to ensure clean, high-quality water, especially during periods of high heat. From the house, there is a dirt path where you can go jogging, biking, riding a motorcycle, or simply take a walk. There are numerous hiking trails in the surrounding area. Mountain bikes and e-bikes can be delivered to your doorstep starting at 8 and 15 euros for a half-day, respectively. Canoeing and kayaking are available just 5 minutes from the house. This farmhouse is located 5 minutes from Aubeterre, a historic village with its remarkable underground church; 40 minutes from Brantôme, the “Venice of the Périgord,” 1 hour from the famous Saint-Émilion vineyards, 45 minutes from the historic city of Périgueux, 1 hour from Bergerac, and 1 hour and 30 minutes from Bordeaux. Amenities are between 3 and 10 minutes away by car, depending on the stores you’re looking for (drive-thru or grocery delivery options are available through Intermarché in Ribérac). A caterer can be arranged to come to the property to prepare and serve your meals.
