Less than 7 days’ notice, but greater than 48 hours’ notice, we will refund 25% of your deposit less the cancellation fee\*. If you give us less than 48 hours’ notice, SORRY, you will be charged for 100% of the total reservation cost. Any reservation 30 days or longer will require a 30-day notice to cancel. SPECIAL EVENTS CANCELATION POLICY: Specialty Weekends, Family Reunions, and Holidays such as Aspencade, Memorial Day, Spring Break, etc., require a FULL 30-DAY NOTICE to cancel for a full refund less the cancellation fee\*. Maybe we were naive, but the “great little cabin”is really a “great little trailer.” We learned that like most “cabins” in Ruidoso this one was a fixed up mobile home. It had log siding on the exterior and vinyl wood paneling and flooring on the interior. The unit was clean and the kitchen, bathroom and deck exceeded expectations, especially the twinkle lights. The unit could use another window unit in the master bedroom and the neighborhood is a bit rough, otherwise everything worked well enough. ##### Tom L.
