Apartment 'Xaver' with Shared Garden, Balcony and Wi-Fi

Xaver is a spacious apartment located on the 2nd floor under the roof of our house.

The house was built with craftsmen of the region, old templates, sustainable building materials and the latest technology 2021.

The apartment measures 95sqm, two doors lead out to the private loggia protected from the wind and facing east.

One bedroom, the alp with 4 beds (more suitable for children) and two more sleeping possibilities in the living area offer up to 8 sleeping places, where it is possible to sleep comfortably even on hot days.

Our former farmhouse is located in a detached, quiet location in a very beautiful landscape, the Illachtal and hamlet Rudersau.

To our vacation apartments belongs a well-kept, large garden with countless possibilities for free play that will remind you of childhood days. Our spacious garden also includes a campfire site, a playground with swing and sandbox and cottage, as well as the path to the meandering stream Illach and invites you to linger in nature. Deck chairs, umbrellas, playground equipment, paddle boat, three grills and campfire wood are available for free use. Three sups can be rented for a daily fee. Our neighbor offers carriage rides.

Lovingly restored solid wood furniture, carpenter kitchens, solid wood floors, old wooden beams, sheep wool carpets from regional weavers shake hands and make the apartment cozy and modern. Old pictures remind of past times.

The farmstead is fas to 100% self-sufficient. An own water source, constructed wetland, photopholtaik with battery, geothermal energy, 2 wallboxes, 4 pedeleclade possibilities, waste separation system, a spacious parking lot directly in front of the door round off the sustainable new construction.

A free WLAN with 1 Gigabite allows you to workation without any problems.

The TV has Netflix, Amazon Prime and Disney you need access.

Supertolle Wohnung und eine so liebenswerte Vermieterin !!!

Pros: Wer Ruhe und Natur liebt und eine wundervolle, sehr gut ausgestattete Ferienwohnung sucht, die keine Wünsche offen lässt, ist hier richtig! Die Wohnung ist genauso wie auf den Bildern zu sehen!! Zu 100 %..... Wir wurden herzlich empfangen und Theresia hat uns viele Tipps für Ausflüge gegeben, die sich alle als phantastisch herausstellten! ...und die defekte Kaffeemaschine war so schnell ausgetauscht, kaum war meine Nachricht versendet hatten wir bereits eine neue! Die Königscard, welche man vor Ort ausgestellt bekommt war ebenfalls "Gold" wert! Es sind so viele Freizeitaktivitäten umsonst! Eine tolle Idee und vollkommen unkompliziert! Wir haben sie oft genutzt!! Liebe Theresia, nochmal vielen vielen Dank für die herzliche Aufnahme in deinem wunderschönen Haus!! Wir kommen gerne wieder! Cons: Es gibt einfach nichts zu beanstanden...

Ein Wunderschöner Familienurlaub

Pros: Sehr zuvorkommende Gastgeberin. Wir haben uns von Anfang an wohl gefühlt. Für Kinder ein Paradies zum Spielen. Wohnung mit allem ausgestattet was man so gebrauchen kann. Mit sehr vielen tollen Ausflugszielen in der Umgebung. Wir kommen wieder. Lieben Dank sagten ihre erste Urlaubsgäste !!!
