Escape to our cozy 1-bedroom house, a beautifully remodeled retreat nestled in a tranquil and safe neighborhood. Just a stone\`s throw away from the Rock Island Arsenal, John Deere Harvester, and the John Deere Pavilion. This charming garden house converted bungalow boasts shorter ceilings, creating an intimate atmosphere. Lavish in new carpeting, amenities, and couch. Equipped with a washer and dryer, towels, bathroom supplies, kitchen utensils – everything you need for a comfortable stay. Step inside to discover a haven of comfort and style. This charming garden house converted bungalow boasts shorter ceilings, creating an intimate atmosphere that welcomes you in. The home requires a short staircase to go to the main level. Our bungalow also has an open layout with the living room and kitchen area connected. Next to a private bedroom and bathroom with shower and tub. Free access to our washer and dryer is is available down a short staircase to the basement. The home contains a partially fenced yard and routinely landscaped large outdoor yard. Free parking is available in the long driveway and along the street out front of the home. Feel free to reach out to myself or my co-hosts if you need anything at any time. We are here to make sure you have the pleasant stay. Trash Day is Wednesday. Please bring the cans to the street for trash pickup. Recycling is picked up every two weeks. Information on Recycling Rules in City of Rock Island on the City of Rock Island website. All rules of this agreement are not suggestions, they are mandatory for any guest staying on the property, and failure to adhere to them can lead to fines and/or eviction from the property without refund depending on the severity of the infringement. There will only be one warning before immediate eviction from the property. Should there be a more urgent need or emergency, please contact us by phone, text, or via your rental app. PROPERTY ISSUES Please contact us immediately if there are any issues during your stay. We will deal with any issues in a timely and professional manner. Please note that we cannot address issues to your satisfaction if we are notified after your stay. We can’t fix what we don’t know about. HOUSE OPERATION This is a lodging-only property. NO PARTIES are allowed in the house at anytime. All events must be Owner approved prior to arrival. If not notified, you will be held responsible for damages, additional cleaning, and you are at risk of immediate eviction of the residence anytime. The TVs are Smart TVs. You can use and log into any app you\`d like on the TV, just be sure to log out before you leave. We provide live cable using the Youtube TV app (not the YouTube app) on the living room TV. The bedroom TV offer free Roku live cable. We offer biweekly mowing service and snow removal when snowfall is greater than 2 inches. Please be mindful to keep the yard clear of trash and pet waste so our team can be most efficient. This is a NO-SMOKING property. Please fully leave the grounds if you need to smoke. You may not smoke anything of any kind anywhere on the premises, inside or outside. You will be charged a minimum $350 fee if you smoke at the property. Please respect the quiet hours of the neighborhood between 10pm to 8am. Our neighbors help make our place safe and homey, please return the favor. The bath products are there for you to use, but please do not take them with you. If you love them, they can be purchased online on Amazon. We understand that every guest has a different comfort level when it comes to sleeping temperatures, and we allow you to adjust the temperature when you desire. However, we ask that you do not set the temperature below 68 degrees when cooling and move them back up to 72 during the day. This is to ensure our HVAC system runs smoothly and does nothing freeze over. If the system freezes due to the temperature being set too low for extended periods of time, it will become the guest’s responsibility to pay the repair fee which is around $400 per repair. TRASH Trash pickup is every week on Wednesday. Recycling is picked up every other week on Wednesday. Please bring the cans to the edge of the road for pickup. Information on Recycling Rules in City of Rock Island on the City of Rock Island website. If your trash becomes full, bagged trash can be disposed of in trash cans and recycling can be placed in the blue recycling bins found outside behind the garage. Do not leave excess trash on the street as the city trucks will not pick up overflowing trash or any trash that has been put in recycling bins. Please reach out to us if you need assistance. PET RULES All pets must be approved before arrival and added to your reservation. A maximum of 2 pets are allowed at the property without prior Owner approval. If pets are not disclosed before arrival, your reservation is at risk of fines and immediate eviction. Pets are not allowed on interior or exterior furniture at anytime. Any damage or excess cleaning due to your pet will result in a fee. You are responsible for picking up after your pets in the yard and neighborhood. We provide doggie bags for your convenience. If excessive waste is left in the yard, you will be charged a fine. When walking pets in the neighborhood, we require you keep them on a leash at ALL times. EARLY CHECK-IN/LATE CHECK-OUTS Please observe the designated check-in and check-out times. We cannot accommodate early check-ins or late checkouts due to cleanings and scheduling, unless approved by the owner at least 24 hours prior to your arrival or departure date. A fee will be incurred if the Airbnb is not vacated by check-out time. CHECK-OUT INSTRUCTIONS We would appreciate if you please help pick up the home after your stay. No checkout instructions are required as it is your vacation after all and we want you to enjoy your time and relax with us. If you do so kindly wish to help at check the following items would be very much appreciated: \--Scrap food scraps in trash and start cycle of any dirty dishes in the dishwasher \--Bag and place all trash in outside trash bins \--Place all used sheets, pillowcases, comforters, and blankets at the end of each bed and all wet towels in the bathroom tub for us to send to professional laundry service (please do not remove the mattress protectors or zipper pillow protectors) \--Please turn off all lights and lock exterior doors upon exit THANK YOU Please get in touch with us via the app or by phone or text with any issues during your stay. The house was not very clean, although it is now thanks to me. I believe it was my first night I found mouse droppings on the stove. The next night the mouse got into my hotdog buns. I let the host know they said they would send someone, I set my own traps. Their person didn't come until the following day, unannounced, and set traps in the basement. I caught the mouse that evening and took care of it. I came home from work another evening to multiple wasps in the bedroom and had to play pest control again. Once again I reported it to the host, who asked if I would like them to send a pest control person back. I would not recommend this place to anyone and the host offered no compensation for my terrible experience other than to cover my cost for the mouse traps. They also never followed up with compensating me for money I spent for pest control.
