If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns. Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm. 2\. It is a \`must\` to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies. 3\. No unregistered guests/visitors unless preapproved 4\. Follow state laws when using fire pit 5\. Please keep noise to a minimum after 10 10PM and always be respectful of the neighbors. 6\. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200. 7\. For noise complaints 7.1 If we receive any noise complaints from neighbors, a security guard will be called out to the property at a cost of $85 to guests for the first call-out. 7.2\. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay. 8\. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house, you will be charged $300 for extra cleaning. 9\. The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded. Follow all check-out procedures: 1\. Take out all trash 2\. Wash dishes and put them on the drying rack or start dishwasher Note: \* A $200 extra cleaning fee may be charged if the home is left unreasonably dirty and requires more work than usual to clean (for example, mud on the carpet).
