Located on Franklin Street, it’s just a block’s walk to UNC’s campus and numerous restaurants/shops. \*The Space We hope you love every detail of this grand 3,874 sq ft home. Enter through the back door.- which has 7 steps leading up to it. \*Main Level: Living Room: Spacious with plenty of area to relax, featuring a 50” smart TV. Half Bath Kitchen: Fully stocked, with granite countertops, beautiful brick floors, all stainless-steel appliances, and a table seating 6. Dining Room: Table seats 10-12. Bedroom 1/Office Combo: Twin daybed, computer desk and chair, ceiling fan. Bathroom 2: Full bathroom with large walk-in shower, tiled floor, pedestal sink. We will not be available in person but are available through the messenger any time. We have a team of people that will respond within 5-10 minutes. If you have a special event or gathering request, we will consider each request on a case-by-case basis. If there is evidence that a non-approved party/gathering has been thrown, you will be assessed an extra cleaning fee up to $500. \-Overnight Guests: Please make sure you enter the accurate overnight guest count when booking. As you can imagine, when 1-2 people spend the night, the wear and tear on the house is far less than when additional guests are in the house. Although this property can sleep more than 2 guests, the base price is for 2 people. There is a $15 per night price increase for each additional guest staying in the house over 2 people (the exception is for infants under 12 months.) Putting in your accurate overnight guest numbers PRIOR to booking will ensure you can see what the correct price will be for your stay. \-Visitors: We are perfectly fine with you having family or friends visit you during your stay. If you are planning to have more than 2 visitors who will NOT be spending the night, please let us know. At no point can there be more people at the property than the maximum house capacity listed. (For example: if the house sleeps 8 and allows you to book for 8 people, then there can never be more than 8 people at the property – even if they are just visitors stopping by.) If this rule is not abided by, there will be a $40 fee per unapproved visitor. \-Fire/Smoke: It is a property rule that there are to be no fires, candles, smoking or burning of any kind in the property. Our cleaning company charges a $200 fee if there is any indication of any form of burning/smoke in the house. Fireplaces- All fireplaces are non-working and should not be used. \-Excessive mess: If the property is left excessively dirty there will be a $100 fee for extra cleaning. \-Late check-out fee: Late check-outs are allowed only if explicitly approved. If approved prior to arrival, you can check-out as late as 11:00 a.m. with no charge. There is a $25 charge per hour if we extend anytime beyond 11:00 a.m. and the latest we can let someone checkout is 1:00 p.m. \-Guests must provide a working telephone number. If the telephone number does not work, then the reservation can be canceled without a refund. \-We will always go above and beyond for you. That said, if you have a complaint about any aspect of the property (amenities, cleanliness, etc.) upon sharing the complaint with us or vrbo you are authorizing us to come into the property to fix it. (We will always attempt to call you before entering to fix the problem.) \-Any house rules broken are grounds for immediate cancellation of reservation and departure from the property without refund. Note: For Security Deposits, VRBO collects these funds and returns them to you if the property is not damaged. As the host we do not receive these funds. It is a restored antique house with all of the amenities of a modern home and all the character of an antique house. You are just mins from all Franklin and Chapel Hill has to offer. There are 5 large bedrooms and most have en-suite bathrooms. The number of different sitting room and gathering spots is remarkable. The bedding and condition of all the furniture is first class. Note to future visitors there is very limited bath and shower products so fully bring your own and there is no meaningful coffee or tea supplies so expect to bring in 100 percent of your own needs. ##### Greg P.
