This ideally located retreat boasts access to fantastic amenities such as a clubhouse, pool, and hot tub for your enjoyment. This is a spacious Park City iconic old townhome with over 2,000 sq ft of living space for the whole family to enjoy! Conveniently situated within walking distance of Starbucks, Fresh Market, UPS store, Rite Aid, and a variety of restaurants, Park Avenue Hideaway offers a central location near downtown and Park City Mountain resort. Additionally, it is located on the free city public route, making it easy to explore all that Park City has to offer eliminating the need for a car rental. This spacious townhome features 3 bedrooms, 2.5 bathrooms, and a cozy loft bedroom, providing ample space for your group. Sleeping arrangements include a king bed, queen bed, double bed, and twin beds, all complemented by flat-screen TVs for your entertainment. After a day of adventure, unwind in front of the wood-burning fireplace or gather around the dining table that comfortably seats 8 for a delightful meal. Park Avenue Hideaway is also pet-friendly, ensuring that your furry companions can join in on the fun. Experience the ultimate mountain escape at this inviting Park City vacation home rental. House Rules: 🕓 CHECK-IN / CHECK-OUT Check-in: 4:00 PM | Check-out: 10:00 AM (Mountain Time) Early check-in or late check-out must be requested at least 48 hours in advance and approved in writing. Additional fees apply and are billed in 30-minute increments at $50 per hour. 👤 RESERVATION HOLDER The primary guest must be 21 years or older, present during the stay, and accept responsibility for all guests and actions on the property. A valid government-issued ID may be requested at any time before or during the stay. 🔇 NOISE & OCCUPANCY Quiet hours: 10:00 PM – 7:00 AM (Strictly Enforced) per Summit County law and local HOA rules. No parties, events, or gatherings of any kind. Maximum occupancy is limited to the number listed in your reservation unless otherwise approved in writing, If the number of guests exceeds the reservation count without written approval, a fee of $85 per unauthorized guest per night may be charged to the primary reservation holder, and APRÈS may cancel your reservation with no qualifying refund. 🚭 SMOKING / VAPING Absolutely no smoking, vaping, or cannabis use inside or on property grounds. A minimum $500 fine applies for any odor, evidence, or damage caused by smoking. 🚫 PARKING & VEHICLES Street parking is PROHIBITED, unless otherwise noted. All vehicles must be parked in the garage, driveway, or assigned spaces. Guests are responsible for any towing, HOA fines, or violations related to improper parking. Many neighborhoods are actively monitored by the HOA and private security. 🐾 PETS & SERVICE ANIMALS Pets are only allowed at designated pet-friendly properties and must be approved prior to arrival. Non-service animals: $150 fee per stay of 15 nights or less. Undisclosed pets will incur a $500 violation fee. Service animals MUST be disclosed to host, PRIOR to arrival per ADA requirements; no additional fees apply to qualified service animals. 🛋️ HOME CARE & FURNITURE Do not move indoor furniture. Damage or repositioning will result in a re-staging or repair fee. Outdoor furniture may be repositioned but must be returned to original placement before check-out. Excessive mess left at check-out may result in additional cleaning charges. ♨️ HOT TUB / SPA USE (if applicable) No food, glass, or oils/lotions allowed in hot tubs. Children under 12 must be supervised. Misuse that requires draining, cleaning, filter replacement, or repair will result in a $450 fee (with documentation). Use of hot tubs is at your own risk. Guests waive host liability by choosing to use these amenities. 🔐 SECURITY CAMERAS & SAFETY Exterior security cameras may be present at entrances, driveways, or garages. The unit was very comfortable for all of us and nicely appointed with all of the amenities we needed during our stay. The bus stop was just steps away which provided easy access to PC mtn, the Canyons and downtown PC. Grocery store was across the street. Our family of 4 found this condo last minute for a spring break ski vacation. It had everything we needed and complimented our two adults and two teens with space and comfort. The garage kept our car out of the elements and we were a 5 minute drive away from Park City Mountain Village. Really enjoyed the hot tubs and fire place. Property management was responsive and answered all of our questions and concerns. Definitely will book again for next spring break. ##### Nevin M. Very clean with nice added amenities. Greet beds(don’t love the pillows), great furniture to hang out together. It’s very dated if that bothers you. We tried to contact the property management but no response. We made it work and it was still nice. The shuttle was steps away from property and main base was about 10 min walk. The property also had a fantastic heated pool, hot tub and sauna which was great after a long day of riding/skiing. The condo itself was basic but sufficient for all our needs. It was a bit outdated and TVs werent smart capable which was kind of annoying but also not a big deal. Overall the property was clean and management company very responsive. It was also steps away from grocery and liquor store which was very convenient. I would recommend this property to anyone that wants a convenient location with easy lift access. ##### Kevin C. The location is fantastic! Walk accross the street to full market and Walgreens. Bus shuttles on the main street in front of complex. Easy driving to Canyon Village ski area.
