This rare duplex setup delivers the perfect balance of togetherness and privacy — giving your group twice the amenities and an unforgettable beach experience.

Guest access
Guests will enjoy full access to the entire house, which includes a private balcony exclusively for their use. It is important to note that as a duplex, the central balconies and courtyard are shared common areas with the adjacent unit. Maximum of 22 guests only.

◘ TWO HOUSES, TWO POOLS, TWO OF EVERYTHING
This booking includes the ENTIRE DUPLEX - you get the two houses and two private pools. Maximum of 22 guests only.

◘ RENTAL AGREEMENT
To finalize your reservation, we require a signed rental agreement. This confirms you understand and agree to all policies. Without it, the booking will be canceled.

◘ TRAVEL INSURANCE
Travel Insurance is highly recommended: There are NO REFUNDS for transportation disruptions, event cancellation, unexpected illness or injury, weather or natural conditions, jury duty or court appearances, or any unforeseen events beyond our control or responsibility.

◘ HOUSE RULES
• Maximum 22 guests across both homes (11 per home), including visitors. Visitors need prior approval.
• Dogs welcome: up to 2 dogs under 40 lbs ($250 pet fee). Keep them off beds and furniture, leash them outdoors, don't leave them alone, and clean up after them.
• No smoking or vaping anywhere on the property, including balconies, driveway, yard and pool areas.
• No parties or events. Quiet hours are 10 PM–7 AM (Bay County noise ordinance).
• Pools: no lifeguard — swim at your own risk. Supervise children. No glass, diving or pets in the pools. Don't touch the pool equipment or alarms, and keep the pool gates closed.
• Pool heating is optional, October–April (set to 85°F), for $200 per day ($100 per pool; both pools are heated together). Message us before check-in to arrange it.
• Drains: flush only toilet paper — no wipes or grease.
• Trash: bag all trash and keep the bin lids closed.
• Beach: follow the beach flag system; double red flags mean the water is closed and local fines may apply.
• Rinse off sand at the outdoor showers before going inside or into the pools.
• Please return putters, balls and outdoor games after play.
