Sleeps 20 Just Beachy is a 5 bedroom / 5 bathroom beach home located directly on the Gulf of Mexico in Panama City Beach, FL. This location has a private pool, a spacious entertainment area with pavers in the backyard with lounge chairs, and a private boardwalk that leads you right onto the beautiful sandy beach. There is a propane gas grill on the back balcony, Vacations Perfected is not responsible for cleaning the grill or providing/replacing the propane bottle. The kitchen area has all new stainless appliances, with plenty of lighting, lots of counter space, and bar seating for 4\. The dining area has a spacious table for 6. The living area has a comfortable sectional and swivel chairs. You'll have the convenience of a washer/dryer on the ground floor. This property has a 2-car driveway with space for an additional vehicle in the garage. We cannot guarantee parking for more than 3 vehicles. If you bring more than 3 vehicles, it is your responsibility to use a nearby city pay-per-day parking lot. We loved the direct access to the beach. It's a perfect location for those who don't want to be near all the attractions but not far away and can reach everything within a few minutes. The downside to our stay is a rat greeted us upon arrival. We found where we thought it (they) were coming in an stuffed the hole and put out rat traps. We didn't want this to ruin our trip. Also, the cleaners left all sorts of trash under beds and the pool definitely needs a thorough cleaning. There is a lot of sand at the bottom. Be advised, the hot water heater will not accommodate the amount of guests this property holds. Everyone complained of hot water only lasting about 2 minutes into your shower and this is even if only one person is taking a shower. I would also recommend removing the carpet. Carpet in a beach property is not a good idea.Overall this is a good place, A few things just need to be addressed. ##### Tia C. The location is a bit noisy at night with the bar across the street. However still great location to get to all the near by attractions. The grill on the deck is not useable it’s so rusty the grates are falling apart I could not use it. The pool was nice and just the right size. You can’t beat being able to walk right out to the beach and play.
