Please note prior to booking there is a 25-age requirement to book this condo. Person who books must be 25 at the time of booking & must present during the entire stay. Please also, note everyone in the party must be 25 or older unless under 18 & accompanied by somebody 25 or older. This is strictly enforced. We do not allow 3rd party bookings. Failure to meet minimum age requirement of all guests upon check in guests will be evicted and will not be refunded for the stay. After the booking is confirmed a copy of our Rental Agreement will be sent to the guests email address provided. The guest has 48 hours from the time of booking to sign the Rental Agreement & send back a copy of his/her Driver's License. If our Office has not received the signed rental agreement & a copy of his/her driver's license within 48 hours our company will cancel the reservation with no refund to guest. No access to the unit will be given without a signed rental agreement & a copy of the guests who booked Driver's License. This property does not allow Spring Breakers under 25 years of age. Please do not inquire asking if exceptions are made to this policy. There are no exceptions to this rule. No unregistered guests allowed in the property; violation of this rule will result in immediate eviction with no refunds given. We do not allow extra guests - including children of any age, we count heartbeats - and only allow the number of occupants, that the unit sleeps. This includes visitors as well. This unit sleeps 6 people max per the fire marshal. This includes children of all ages. No exceptions. If the fire marshal is called to the unit because you are over the legal occupancy, you will be responsible for the fine associated with him coming out & will be evicted immediately. No more than 6 heartbeats in this unit at any given time. No more than 2 vehicles are allowed. The resort has 2 designated parking spaces for each unit right in front of the condo. No exceptions to this rule. We do not allow overflow. Please make arrangements for 2 vehicles. When you arrive please show the security gate your ID & reservation confirmation. They will open the gate so you can enter the resort. Inside the condo you will find two black lanyards that will have the proximity cards for the gate inside them. Those cards will allow you to enter the resort. Hold the card up to the keypad at the gate. The gate will open. It is the guests responsibility to keep up with those two cards & lanyards for their stay. If either card or either lanyard is lost or damaged during the stay or upon checkout inspection it will be up to the guest to pay to replace them. The cards are $25.00 each. The lanyards are $10.00 each. It's the guests responsibility to leave both cards & lanyards inside the condo when they checkout. No outside golf carts or scooters are allowed within the resort. No smoking if any signs of smoking are documented, the renter agrees & will be charged a $300.00 fine. Check In Time is 4pm check out time is 10AM if you are not out of the unit by 10:15 am, you agree to be charged 50.00 per half hour charge. Please be respectful to the next guests & our cleaners & checkout on time. Check in is 4pm central on the day of arrival & checkout is 10am central on the day of departure. We do not allow/guarantee early check ins. By booking guest agrees to wait to go to the property until the 4pm check in time or when you have been told by the office that the unit is ready. Quiet Hours are 10pm to 8am. If we are notified by security of guests be disturbing to others, you could be evicted with no refund. This unit is dog friendly. All dogs must be 25 pounds or less. This unit allows 1 dog under 25 pounds. No cats or puppies. Absolutely no exceptions. Once the booking is confirmed & a pet is added to the reservation we will add the $150.00 nonrefundable pet fee to the booking total. Dogs are not allowed on any of our furniture or any of our beds. All dog waste must be picked up after. If the dog is left inside of the unit alone the dog must be crated. If an emergency or maintenance issue were to arise our team needs to be able to enter the unit safely. Absolutely no exceptions. Failure to abide by these rules will result in additional charges/eviction from the property. Failure to take out trash or excessive cleans caused from guest's additional charges will apply. The management company will have the right to charge the guest between $150.00- $300.00 for failing to abide by this rule. This property provides a grill. All guests are required to clean the grill before checking out. Absolutely no exceptions. Upon inspection after your checkout if this has not been done you will be charged a $100 fee. Please be respectful & clean the grill after each use. Please note we only provide a starter pack of Amenities, just to get you through the first night. One roll of paper towels, 1 toilet paper for each bathroom, 1 trash bag for each trashcan, 1 sponge for the kitchen, 1 cascade, 2 pods for laundry, 1 bar soap, 1 shampoo for each bathroom, & 1 conditioner for each bathroom. We do not provide these items for your entire stay. We respectfully ask all guests not to move the furniture around. All the furniture must be placed back where it was found. During the checkout inspection if furniture is moved around & not put back additional charges will apply. This goes for TVS as well. The damage waiver included in the booking breakdown does not cover missing items. Examples: missing wristbands, missing beach towels, missing kitchen ware, missing linen, or missing parking passes. Guests will be responsible for paying for those charges. There is a damage waiver included in the booking breakdown that covers accidental damages. The rate in the booking breakdown is for stays less than 28 days. If a guest books a 28-90 night stay the rate does increase for those reservations. Guests will be responsible for the difference in the price. Rates 28-59 nights will be $280.00 for the coverage & 60-90 nights will be $450.00 for the coverage. If you have any questions regarding this charge please inquire first before booking. All the necessary items except a box of tissues. There wasn't a single box of tissues anywhere. The closet in the 2nd bedroom is partially blocked by the bunk beds. It is clearly a rental property. Neighbors were a bit rude. They were parked in one of our spaces when we arrived. Exchanged pleasantries and they asked if we needed both spaces. We said yes we would need both spaces as I have friends that are owners that came to visit in their golf cart. They politely moved the car with no further incidents until their young adult child/children had friends over and they did not get the memo to not park in our spot. At one point they had 10 young people come out of the place and there was at least 5 cars. ##### Catherine W.
