The place is right in middle of the town. However, there was no on-site parking for a car. We had to park our a car about a block away.

Dear customer .Thank you hotel Where the customers attend the discussion and give feedback The hotel will improve the feedback. Best regards
Can you say "RIP OFF"? This place puts its prices up for high season way too high. Booked for a three person suite and was charged for an extra person. Asked the owner for a cot for third person and it never did show up. The floors were all concrete. The place was too cheap to put in proper flooring. We were also promised a New Years Gala diner and it did not even happen. You can find a way nicer place for half the cost anywhere in Thailand. I have been coming here for 7 years now and have never been this disappointed. AVOID THIS PLACE!!!
this is a hostel. the information on this establishment is not correct on the site of hotels.com; the market for this is back packers. the advertised wifi in the rooms worked max 5% of the time for us in our 2 rooms and so we were sitting in a very hot reception area most of the time trying to use wifi, the restaurant does not exist, the air conditioning in communal areas does not exist. the tv in the room has only got Thai channels, The TV in reception area does not exist; the breakfast included is charged at 200 thb per person per day and it is worth max 30. We had to sent food back as it was rotten. People who turn up at the hotel pay less than half to what is charged via hotels.com We had to listen to the low rates being given day in day out as we were sitting 1 m from the reception desk. The beds are rock hard. The people pretended to speak english but did not speak back so difficult to say if they do or not. The reception person, who does speak some english, promised to call someone to fix the wifi. she did not so i have to assume that room 11 and 12 just is too far from reception. Just too many things not as per the description on hotels.com; the company hotels.com politely answered us but did nothing positive to resolve our over payment.

Lipupai Hotel Must thank the customers who came to use the service. The hotel sincerely hopes that the service is not complete. We will try to improve it. Thank you to the customers again for providing suggestions for service improvement.
The room was comfortable and spacious. There was a mini fridge, and AC. The shower however wasn't so great, the pressure was OK but there wasn't any hot water. The reception staff gave no information at all, and were completely unhelpful if you wanted any recommendations etc, but it was a comfortable room and I enjoyed my stay.

Was only there for one night. Wish our room had the view advertised but was still a beautiful room. Clean, lots of counter space a little balcony and a blow dryer
Good location. Small town hotel with a decent price. Breakfast provided a very good Thai soup and some pre cooked eggs toast and coffee/tea. Ok. Nothing fancy but ok.
Clean comfortable double room in a very nicely designed hotel. Breakfast was adequate. Location is great, near enough to Walking Street but far enough away that you get a decent night's sleep.
A nice little place, good shower, grate view, has air con (shaking and loud) fan eater hitter for coffe tea, hair dryer, a safe, and a nice breakfast (3 types of eggs for your choice, and some juice and some fruits) for 612 tbh
Fan clicked loudly when turned on but air conditioning worked fine. On Thursdays supposedly there is no water or electricity which we had no notice .( No shower or toilet) . Breakfast was good . Nobody really spoke English so we couldn't get a lot of answers for anything. Pictures of bottle water and toilet tissue works ☺. Overall great for the price and location , would do again. Also ants in the shower but didn't get bit by anything in room . And ask for bottle water daily
Unfortuately they goofed up at check in and did have the room we reserved and offered a much less nice one. I insisted it was their mistake and they finally upgraded us to a very nice room. They have a great downtown location. The breakfast was so-so. The power went out on the second afternoon. The wifi is excellent.
This charming little hotel was very central to night market shopping area and funky restaurents. New and very clean with lots of wood used . Nice breakfast , simple but adequate. Quiet area, felt very safe, pleasant staff but very very hard mattresses on beds. We could barely sleep the first night and woke up with really sore backs. The hotel is gorgeous and well situated but because of the beds we would probably not stay there again.
First day we got there, no toilet paper (there's a water hose in the bathroom). They gave us toilet paper the second day. The shower walls look really dirty. There were a bunch of ants in the bathroom sink area. Also, something was wrong with the toilet, it kept gurgling throughout the night and I think the first night it spit out water because the floor was wet in the morning. There were no table or chairs inside the room, not a single chair so you have to sit on the bed with your laptop if you're trying to do work or write personal emails and it's too cold to go to the lobby. We asked the staff if we could borrow a chair but they said no. I think they could have easily accommodated this. The fan and AC were really loud. The choices for the buffet is very limited and not that great.

Lovely staff, decent breakfast and great location in the centre of Pai. Only let down was an uncomfortable bed.
Located just in the center of Pai. Walking street is just around the corner. Nice rooms, friendly staff. The breakfast disappoints though. The photos from this hotel on hotels.com showing a breakfast buffet is not accurate. There is no buffet - only 3 types of egg dishes to select from, that are cooked on order.
Cute little pkace away from noise of the main market but 3 minutes walk in. Would recommend

We got a triple room with an extra 50baht for bed n breakfast. Overall the hotel is good but the cement floor seems abit dusty. The front desk is not really fluent in English but willing to answer any question. Location is near to everything which is a good point.

Ants and building work
Pros: Good location, right by the main walking street but away from the noise.
Nice receptionist and adequate breakfast
Cons: Construction work was taking place during our stay which we were not informed of. Very loud drilling between 9-5.
ANTS everywhere! You wake up and find ants on you, they were crawling all over my bag and lots of them in the bathroom.
Our room was not serviced for the 2 nights which we stayed there.
This would be a nice hotel if they sorted out these issues!
