Quite, Beautiful, and Perfect location with Starlink WIFI! We are 20 miles from Wolf Creek and a 5min drive to downtown Pagosa Springs. Find yourself with San Juan River access and a stocked fishing pond, plus we're called Sunset Ranch for a reason! Tall pines and the San Juan River allow you to feel your miles away with only a 5min drive to downtown Pagosa Springs and the hot springs. There are three cabins on the property, each one giving you your own space, fire pit, and outdoor mountain escape
Relax and feel at home in this fully furnished modern cabin. Cabins include T.V, and WIFI amenities all while being surrounded by 120 acres, including access to a mile of the beautiful San Juan River. This is our smallest cabin, which can sleep up to 4.

PET POLICY: Dogs are loved and allowed. Dogs are $15.00 per night, per pet. You can pay for that once you arrive. !!!We may ask for a credit card to hold for damages. We have horses and cows that freely cross the river, please be mindful to not allow pets to roam unattended. Please don't bring "at-risk" dogs here, it's not good for anyone.

I stayed with my kids during spring break. There was easy access to Wolf Creek, Pagosa Springs, and we even took a day trip to Durango! The house was cozy and we enjoyed our time inside during cold days cooking food, watching movies and playing games. The property is beautiful and we loved walking down to the river. The view out of the kitchen and living room is fantastic!
A lovely place to stay overlooking the San Juan river. It is a working ranch, and not a dude ranch. There are nice places to walk your dog, and good river access. Our cabin had wonderful views of the river, and mountains. Close to town.

Lovely place
Location is great, however, the cabin needs more cleaning and more heart to it. Outside furniture is in terrible shape, pillows were torn. A fan would be nice in the cabin to help the heat in the day, and the second bed is an air mattress to sleep on. Besides that, wonderful place to fish and walk with the dogs.
My partner and I stayed here with our dog and had an amazing time exploring the property, going down to the river, and hanging with Richie, the dog that lives on the property! I think Richie deserves a special shout-out… he led us to the river, hung out with us on the porch, and was just the cutest and most incredible little adventure buddy. For any rockhounds out there, this is the perfect place to find agates and chalcedony… either down on the San Juan river or 20 minutes over at Wolf Creek pass. Overall, I totally recommend booking here for an escape from every-day life!
We booked this property based of amenities, pond and river setting and they were beautiful and easy walk. Got great pictures of deer crossing river, muskrats, ducks and geese and of course Otis and Rictchie were the best.
We also booked based on the cleanliness and washer and dryer as described on our booking confirmation. Were disappointed in number of spider webs around kitchen and front room ceiling to wall areas. Not new.
The floating floor in front room was parted at entrance and could pinch feet if you did not wear shoes. Overall a good place to stay but needs maintenance and information updated. We did book far in advance and later read about floor issue from last year.
This Place was AMAZING!! Beautiful views, property was breathtaking and Richie the golden retriever that lives there was my buddy the whole time we were there. I would recommend staying here well worth the price and close to pagosa springs town. I hope to go back again.
Beautiful surroundings and the cabin did not disappoint. Very relaxing and peaceful stay; very good for the soul. Dog friendly and my dogs had a blast running around the ranch and our daily walks with one of the ranch dogs.The wifi wasn't the greatest, but I suppose the weather didn't help when it was overcast. Will definitely stay again.
The host was super welcoming. We took the dog for a nice walk to the river and allong the pond.So relaxing and such a beautiful lview from the warmth of the dinner table.Looking forward to seeing it again.
River View is absolutely perfect for a quiet getaway. The cabin was ideal for two, cozy, warm, and inviting. Best of all was Richie, the Golden Retriever, who greeted us in the morning and when we returned from being out.The cabins were the perfect distance from Pagosa Springs; far enough to be quiet, close enough to easily get into town.The view from the breakfast window was spectacular and Amanda was a wonderful hostess.I highly recommend the cabins for anyone wishing to get away to Pagosa.
Wonderful place. We didn’t have our animals with us but next time we will ! Richie the ranch dog made our stay lol. The cabin was clean quiet and private. The owner came and visited with us and we enjoyed hearing the history of the generations of this family ranch. Absolutely recommend

This was a tremendous treasure to find. We enjoyed the location's proximity to the town of Pagosa, the beautiful view of the river, and the hikes around the property. The cabin was comfortable, clean, and we had everything we needed. The owners were also friendly and helpful. I would definitely come back.
