This newly built home will wow you with custom touches that add a rustic elegance to the light and open modern design. Situated right on the lake, you will have plenty of adventures for you without ever having to leave the property. \*Wi-Fi is provided, however NOT guaranteed. We live in a small mountain town where internet outages are extremally common. Refunds will NOT be provided for Wi-Fi issues.\* \*\*Kayaks are available for use once we have received a filled out liability release form per user.\*\* Fishing Permits are required if planning to use the lake to fish. They can be acquired from the PLPOA Admin office (230 Port Ave.) or the Pagosa Lakes Rec Center (45 Eagles Loft Cir.) You can call the admin office (m-f 8am-5pm) ahead of time, pay over the phone with a credit card, and pick up your passes at your convenience. No swimming is permitted in the lakes as lake weed is prevalent and can snag a person. Small boats are allowed with permit. Should guests be visiting during winter months expect snow! Please ensure the vehicle you are using has 4-wheel drive capabilities. Refunds will not be issued because of weather. (Unless previously discussed and authorized by management.) Pagosa Springs is historic in nature and is surrounded by the San Juan National Forest. Hiking trails, views, adventure and journeys all await the wondering guest. We like to boast the most snow in Colorado and we happen to be the location for the world's deepest geo-thermal Mother Spring. There is no end to the adventure here for the daily traveler. Hike, bike, raft, kayak, paddle board, tube, or drive through our wonderous and beautiful small mountain town. We promise you won't regret your stay here in beautiful Pagosa Springs! Guests will be provided access codes and check in information 48 Hrs. prior to arrival. You will enter the home using the access code for a keyless entry lock. You will first press the two numbers already lit up on the keypad, followed by the code you received. This home is located in the heart of Uptown Pagosa Springs, on Village Lake and near all the uptown amenities'. We are close to several local restaurants, City Market and Walmart, so you're sure to feel the convenience. The home is near fishing lakes and the Recreational Center. The home is just 10 minutes from historic downtown Pagosa Springs and the Wolf Creek Ski Area is only 40 minutes away. A prime location for tranquility and convenience! Like winning the VRBO Lottery. We were in town for a Celebration of Life over the weekend. The host was very helpful when we had questions before our arrival. The accommodations were just what we needed. The house was IMMACULATE! Open space from the kitchen, family room out to large covered wrap-around deck. Plenty of seating indoor and on the porch. The porch had comfy rocking chairs, and a huge teak table to dine outside. We enjoyed sitting outdoors, there were no mosquitoes to contend with, a welcome change from our home. Kitchen is appointed with the best appliances, as well as the laundry room. Upstairs has a NICE media room. The setting by the lake was very peaceful. If you wake up early you can watch the hot air balloons just across the lake. We will be back and will plan to stay longer to enjoy the beautiful house on the lake. ##### Jennifer S. We had never been to Pagosa Springs. Our stay on the lake was so relaxing and quiet and mostly cool. The home was perfect for our grown up family with spouses. A place on the ground floor for us and a place for our adult kids to spread out and get away from us old folks when needed. Our sil enjoyed fishing on the lake while we watched from the porch. There are lots of hiking trails in the neighborhood and others in the forest within just a few miles. Check in and out was a breeze and the host stayed in contact when necessary. I would recomment this home, if you are looking for a nice quiet place to stay. It is far enough away from the crowd to be comfortable but just a few short miles to shopping and restaurants. ##### Nancy K. The property advertised as a lake house is a little deceiving. The house is at the very end of the pond and the shallow water is filled with algae and cat tails. There are no on water amenities that come with this property, even though the pictures shows kayaks and SUP boards. The view of the water is small and you mostly see other houses- that actually do have a lake view, but no this one.
