All new kitchen, 2 new high-end bathrooms and french doors out to a new, covered back porch. Heavy-duty teak table and chairs on covered porch can easily accommodate twelve with extra chairs pulled up to table. The sunny and open kitchen has high ceilings, stainless steel appliances, a Thermador refrigerator, Thermador six burner gas range, Thermador dishwasher, custom maple cabinets, white Corian counter tops and a center island topped with quartzite. New open concept floor plan is what was formerly a galley kitchen, living room and separate eating area. This combined space (Great room) also looks out onto the beautifully planted front yard, a front covered porch with rockers, and the lush and private back yard and pool, heated at your option. Pool area is fenced for safety, has two round tables with chairs that seat 9, five chaise lounges, two outdoor heated showers and a storage box for pool toys. The entire house is WHEEL CHAIR ACCESSIBLE (but not ADA compliant) since it is basically all on one level. The step down family room is two steps down from the rest of the house but is open to the other rooms and anyone with mobility issues can still take part in things fairly easily. There is driveway parking for 5 normal sized cars and we have an assortment of five bicycles, two kayaks with life jackets & paddles, a John Deere pull wagon, a ride-on toy for little ones, various pool/beach toys, beach blankets, and beach chairs. For rainy days there is a new Game room on the lower level with state-of-the-art air hockey table from Frontgate (with automatic score keeping and crowd cheering!) and a foosball table. Cards, games, DVDs etc are provided. Three flat screen TVs with Xfinity package provided. New Cape Cod Cornhole game is provided as well. \#### New laundry room on the lower level with two new (2018) Electrolux full size machines, iron, ironing board and hanging rack for handwashables. Laundry detergent, starch etc is provided.##### Since owners are enthusiastic cooks and love to entertain, the kitchen is fully equipped with pots and pans, XL lobster pot and utensils, dishes, bowls, flatware, glasses etc. All linens are included. No need to bring extras unless you have very specialized needs. We provide a beautiful new, full size crib, two baby gates, and a new high chair. Any other specialized equipment you need we ask you to please bring with you. \*\*\*\*All rooms are kept very comfortable with central air conditioning, provided by a Fujitsu mini-split ductless air conditioning system. It is new, virtually silent, and very efficient, bringing the temperature to a comfortable level in minutes. The house was spacious and comfortable. The neighborhood was lovely and a wonderful place to take lazy walks or bike rides. Walks to the beach were long enough to get a bit of exercise yet close enough to feel comfortable. The owner was accommodating and very pleasant to deal with. Wianno House was a great place for our family of 6 adults and 3 kids. The garage had fun toys for our kids to play and many adult bikes to ride. Exceptional owner responsiveness, it felt like we were staying with family. We specifically chose it because it had 3 baths and we were three couples, and the price was right. The house is a large, sprawling ranch house with many large rooms, a huge deck with large teak table that would probably comfortably seat 10\. There is beautiful landscaping, a lovely pool, an outdoor shower (with HOT WATER too!). It is in an area of pretty upscale homes, and the area is very quiet (read: silent at night). It is a very comfortable walk to Dowses Beach where we spent a couple of days (we were blessed with fabulous weather while we there). The owners have almost anything you would want; we even found Dramamine which I wanted to be able to take prior to our Whale Watch trip (which we did out of P-town on Dolphin Fleet, and I highly recommend them too). The only addition I would request, and it is a very minor one, is that they provide more detailed instructions on the dishwasher, which is a commercial model. The instructions are on the front of the machine, but I believe they are incomplete (we could not figure out the racks and where to put the detergent). We did not do a whole lot of cooking at home, so it was not an issue to do most of the washing by hand. There are laundry machines too, which was great. They even have everything you would want to have a "lobster steam" at home. It was a great facility and location, and we very much hope to have a reason to go back and stay there again. We actually ended up staying at the home more than we anticipated given all of the amenities including the big things and small things. I'm going to try to concentrate on things that are not mentioned in the description. The private beach is literally just down the road, and it is a great beach -- all sand, no rocks, and no seaweed. It's an easy walk, or there is a parking pass, or you can take one of the 5 bikes. Speaking of getting to places, the same goes for Osterville Village. It's just down the road and again you could walk, take a bike, or park in town. Osterville is very charming and has great restaurants and an ice cream shop. The home is in a quiet neighborhood, and the yard is spectacular. It's a very relaxing, serene environment. The back yard is much larger than it appears in the pictures. There was plenty of room to play yard games (all provided) both in front of and behind the pool. While there is a privacy fence, it is naturally private with foliage which seamlessly merges with the fence. The pool was great, and it is decent in size and has a shallow end and a deep end. There was plenty of seating and pool toys/accessories. We spent a lot of time around (or in) the pool. There is shade somewhere around the pool when you need it. It was in the mid- to upper-70s outdoors during our stay, and the pool remained at a decent temperature. The outdoor shower is heated, and if you close the blinds in the family room, is private. The inside of the home is tastefully decorated and is a comfortable and relaxing environment. One of our family members was in a wheelchair, and there was only one room that she could not enter unassisted. I feel that the inside is well-represented by the description and photos, so I won't go into too much detail. The owner was great to deal with and is a very nice person. She contacted us during our stay to ensure that everything was up to par. Some random thoughts: get ready for some air hockey as playing on the full-size table quickly becomes addictive even if you've never played, and ask the owner before you bring something that is not listed in the description -- they probably have it. The town is so lovely, and has all of the charm of a quaint beach town with all of the convenience of larger cities just a short drive away. We loved walking to Dowses Beach (thanks to the provided wagons!) and into town. The house itself was welcoming and clean. My kids adored the pool and the games in the basement! The kitchen had everything we needed for a great stay! The rooms are spacious and the home has been beautifully renovated. The house is very clean, well maintained and well stocked. They have carefully thought about the little things such as having beach towels and chairs available, games like corn hole and staple pantry items to use. The house is also quite spacious allowing the family to spread out. The location of the property is perfect. You are walking distance to the beach and town and a short drive to other beaches and ponds. The heated pool is a big bonus and used frequently by our family. Over the years the Lane family have made improvements including finishing the basement and adding air hockey and a foosball table! Great for rainy days or when you need to get out of the sun. Loved the upscale (very high class) and thoughtfully chosen renovations to this house. Just so pleasant to stay in. Unbelievable location with proximity to beach and downtown Osterville, plus gorgeous avenues to walk or bike along and just admire other properties. Pool was topnotch as was landscaping (so pretty to look at), air conditioning was super on hot days, rooms are spacious and house has an easy flow, great for extended families to be together but have their own spot to sleep or relax. Also a dream spot for people with disabilities. Our elderly father who is in a wheelchair accompanied us and was able to move around the house with ease, and enjoy the back yard a bit too. Working with Deirdre (the owner) was also one of the easiest and most pleasant interactions we've had (and we've been renting on the Cape for about 20 summers) -- her attention to detail and understanding of specific needs was spot on, and she was just fun to work with.
