Welcome to Mid-Century-Retreat! To ensure a comfortable and peaceful stay for everyone, we have some guidelines in place that we kindly ask you to follow. Firstly, please note that we do not allow any illegal drugs, smoking, or vaping on the premises. Additionally, we ask that all guests respect quiet hours from 10 PM to 7 AM and refrain from hosting any parties. We are pet-friendly and welcome furry friends at no extra charge. However, we do expect our guests to keep their pets attended and on a leash at all times, clean up after them, and ensure that there is no evidence of their stay when they leave. For your safety, we have exterior security cameras at the front door, over the garage, front patio and overlooking the backyard toward the garage. PLEASE NOTE: As a guest of Mid-Century-Retreat, you are granted access to the backyard. However, the back-yard is a shared space for use and access by the property owner and other property guests. The garage and shop area are reserved exclusively for the property owner. Both the garage and the backyard area may be accessed at any time and without notice by the property owner. As the garage space is retained by the owner and not rented to guests, there is a security camera located in this space. Your apartment is completely private, and we respect your right to privacy. There are no cameras or listening devices located inside your apartment. Guest property remains the responsibility of the Guest, and any property left behind may be disposed of at our sole discretion. If you have lost something, please let us know, and we will do our best to recover it for you. We send a rental agreement upon booking, which must be signed. This Short-Term Rental Agreement (“Agreement”) made on {{checkin\_date\_year}} between the following: Guest: {{guest\_name}} (“Guest”), and Host: {{host\_name}} (“Host”). THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host: Mailing Address: {{address}} Hereinafter known as the “Premises.” LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin\_date}} from {{checkin\_time}} and ending {{checkout\_date}} at {{checkout\_time}} (“Lease Term”). QUIET HOURS. Quiet hours begin at 9:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. OCCUPANTS. If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host. BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process. UTILITIES. The Host shall be responsible for all utilities and services to the Premises EXCEPT for the following: None. SECURITY DEPOSIT. The Guest shall be obligated to pay the following amounts upon the execution of this Agreement: Security Deposit amount as detailed in the booking process. The Security Deposit is for the faithful performance of the Guest under the terms and conditions of this Agreement. The Guest must pay the Security Deposit upon the execution of this Agreement. The Security Deposit shall be returned to the Guest within the State\`s requirements after the end of the Lease Term, less any itemized deductions. This Security Deposit shall not be credited towards any Rent unless the Host gives their written consent. PETS. The Host does allow pets: The Host does not charge any additional pet fees unless there is damage or excessive pet fur left behind. Excessive pet fur makes it very hard for our cleaning team. Excessive pet fur will result in a $100.00 fee, and any pet damage will be charged in the amount of the damage. As we are pet-friendly, there may be more than one pet on the property at the same time. For this reason, we ask that our guests keep their pets on a leash and attend to their pet(s) at all times. We do expect our guests to pick up their dog poops in the yard and the neighborhood. SMOKING POLICY. Smoking and or Vaping of any kind anywhere on the premises is prohibited. PERSON OF CONTACT. The Host has the right to inspect the Premises with prior notice, as in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement. MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready-to-rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if the Guest causes damage to the Premises or its furnishings. TRASH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host. QUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner for each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement. HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises, regardless of the nature of the accident, injury, or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of the Guest and that the Guest should purchase their own insurance for their guests if such coverage is desired. ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney\`s fees, and expenses that shall be made or incurred by the Host enforcing this agreement. USE OF PREMISES. The guest shall use the Premises for residential use only. The guest is not authorized to sell products or services or conduct any commercial activity. This includes but is not limited to the creation of digital content for commercial use without written permission from the host. ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person, or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of prepaid Rent. Short-Term Rental Restrictions and Waivers: The Guest recognizes that their stay is temporary and in no way constitutes residency, squatter\`s rights, or any form of establishing residence. As such, Guests are not allowed to and agree not to have mail sent to the property of the Host. There is no expectation of mail forwarding by the Host on behalf of the Guest, and any mail or parcel that may come to the property of the Host shall be disposed of at the sole discretion of the Host. The length of stay of the Guest shall have no bearing on this policy whatsoever. (This policy may pose an issue for some longer-term Guests. Our host Christopher attended to EVERY detail with exceptional speed and helpfulness - much appreciated! His property is well-appointed with so many thoughtful touches to ensure a comfy stay. The property is tastefully decorated with spacious rooms all in top-notch condition. The location is very convenient to major sights including a huge, lively Saturday farmers market just a few blocks away. We LOVED this property and will book again with Christopher when we return.
