Enjoy expansive ocean views and direct beach access from this newly remodeled and elegant two bedroom condo right ON the beach. Listen to the waves from every room. Enjoy a pool and jacuzzi. Such a hidden gem! This is the only building closer to the beach than the boats! You are right on the largest sandy beach. You have a heated pool and jacuzzi too. Shops and restaurants are at the harbor, so you are a 2-3 minutes walk away from morning coffee shops and fresh seafood dinners. A maximum of 6 humans including kids and infants. No parties , no events, no wedding related events. No more than the exact number of people indicated on your airbnb reservation. people. There is parking for two small to mid size cars. Other cars would need to park off property in public lots. Rentals are for a minimum of two nights and a maximum of 30 days. Guest Contract and House Rules 1\. Check in is 4 P.M. and checkout is 10 A.M. 2\. This is a NON SMOKING property . Due to allergies, 1 -20 pound or under dog only with a $375 dog cleaning fee and agreement the animal is never left alone in the house without the owner supervising. If you leave the house for any reason the animal must be you. There are never more than 8 humans allowed on property. 3\. The city is now very strict with vacation rentals and regulates how they may be used. This is a vacation destination and not a party or an event location. Parties and weddings of any size are not allowed. No visitors or extra overnights guests where you have invited more people than you indicated on your reservation request form. No pets , only service animals 4\. Nothing illegal is permitted and grounds for immediate eviction and loss of rents. 5\. This is an enforceable contract between Guest and owner. Any attempt to reserve a property by providing false or misleading information will cancel your reservation and you will forfeit any money or deposits paid to reserve the home. 6\. Outside quiet time is 9pm. Please understand this is a quiet residential neighborhood. Parties and events are not allowed. Music should never be played so loud that it can be heard at neighboring properties. 7\. Guest shall be responsible for any and all damages arising during their visit, including all damages sustained by their guests or invitees, and tenant shall pay for all repairs and/or replacement required as a result of the damages. These costs may be more than your security deposit so you are encouraged to self-insure. 8\. Guest acknowledges that the house, furnishings, and property are with faults. Accordingly, Guest agrees to take the house and property in an \`as is,\` \`whereas, and with all faults\` condition, and assumes all risk associated with the house, furnishings, and property. Owner makes no assurances regarding any air conditioning, beach, amount of sand, access to public beach, noise from neighbors, street or construction projects. These are items that may occur during your stay and we have no control over. This is an active beach community. 9\. To the fullest extent permitted by law, Guest agrees to indemnify and hold harmless Owner, its representatives, agents, and others working on its behalf (\`Representatives\`) against any claims, demands, suits, losses, damages, including all costs connected, which are or may be asserted or recovered against Owner and Representatives by reason of personal/bodily injury, death, or property damages, including loss of use which arises out of or is in any way connected with this contract. If there were an unexpected situation, emergency or disaster, we have the right to void this contract. If that were to happen, we would offer you a selection of other potential available properties. 10\. Guest will provide your clothing, food, spices, condiments, cooking oil, foil, plastic wrap personal hygiene products, disposable goods, paper/plastic goods. You might want to bring charcoal and firewood. If you use up the supply we start you with of paper towels, trash bags and toilet paper then you will buy what you need from the local stores. There are nearby stores to purchase all of these items. 11\. You are only allowed to have the number of people on property as stated in your email request form. For example, if you declared 8 people on your reservation request ,then only 8 people can be on property at any time. This rule includes visitors not spending the night. 12\. Prior to your 10 am departure on day of check out, the home will be tidy and left in good condition. This includes all dishes and kitchen surfaces, taking out all trash from yard and home and placing in containers provided, sweeping all the floors and removing the sand, returning indoor and outdoor furniture back to where it was found, wipe up any obvious spills, stains. We will send in a crew to do your laundry at 10 am on check out day. If there is excessive cleaning and additional fee will be charged. 13\. Pet with a pet fee per each pet, Pets can not be left alone in any room or any part of the house if owner is not there or is sleeping. Animal must be with you or in a kennel when you are sleeping or when you leave the home. Animals panic and cause damage if you leave them in the home for just a few minutes. No pets on beds or furniture at any time. Please bring pet bedding and kennel. 14\. Terms and conditions: The terms of this agreement are: no refunds. There are no refunds, for any reason. Guest further agrees once any payment to retain the home has been made, the terms of this contract specify no refunds. Once Guest arrives at rental property, Guest agrees they must inform manager in writing of any condition or listed amenity that needs repair or does not meet with their expectations. Guest agrees manager has 24 hrs to evaluate complaint and rectify or repair said situation. If repairs and or replacement can -not be made within 24 hrs, guest agrees to a maximum reimbursement and compensation of up to $45 per stay. That amount will be decided by the booking agent. Guest further agrees the beach and ocean are an ever changing environment. There are no assurances made about weather, beach, level of sand, water, waves or access to the public beach. Since we have a no refunds policy, we suggest you purchase travel insurance for a variety of protections. Guest agrees to accept the home, contents of the home, beach, sand, rock, ocean and weather in as is condition for the duration of their stay and for the payment amount agreed to at time of booking. Tides change daily as does the condition and appearance of the beach. 15\. Owner and their representatives are allowed to access and enter the property at any time for the purposes of repairs, inspections ,complaints and delivery of replacement items. We will make every attempt to notify guests prior to any emergency repair, inspection or replacement. 16\. Guest agrees to protect furniture and bedding from damages. You may want to toss a beach towel on the sofas if you think you might stain them. 17\. This is a beach community with all the typical nearby activities, close proximity of homes and people. We can not predict or control if there will be noise from nearby. That includes any and all civic, street, tree trimming, gardeners, repairs or construction in the nearby vicinity. Please note, even the waves can sometimes be loud. 18\. The home, as is all beach homes, is run off a sump pump. Do not place anything besides toilet tissue in the toilets, even items labeled as flushable are NOT, and plumbing will stop working. Food scraps should be placed in trash can and not down the drain. 19\. only park in your designated spots or you will be towed without warning 20\. Shared laundry facility 21\. No flushable wipes or feminine hygiene products can be placed in toilets. Please use trash cans. 23\. No electric car charging onsite. Use of home electricity for car charging is an additional minimum of $500\. There are nearby Tesla charging stations 24\. Coastal decor shown in photos both inside and outside the home is frequently updated and replaced. We will always keep the same coastal vibe and color scheme as shown. For example, sofa pillows are replaced monthly. Specific furniture pieces may change from time to time. The fireplaces is non functional 25\. Guest agrees not to touch settings on refrigerator. If the settings are moved, the pipes will freeze and the refrigerator will stop cooling. Once you touch settings, it takes 24 hrs to re set a refrigerator and you will lose all your groceries. Do not over fill the refrigerator or freezer and do not block vents with food. 26\. Guest agrees to pay credit card fees if they cancel 27\. Guest agrees this property in not intended for use by elderly , infirmed or those with mobility issues. Children are to be supervised at all times and not allowed on decks or near stairs without an adult supervising. 28\. The garage hold two small size cars. Parking for is limited on the street and you will be towed if you park in alley. Phew after all, these required posted rules, we really do want you to have a wonderful stay and will go out of our way to make that happen! There are never more than 12 people allowed on Property. The hoa rules do not allow for music or voices to be so loud they are heard off property. Please be good neighbors and comply.
