Centrally located "just" across the street from the Atlantic coast, "just" a block away from Ocean Drive & "just" 1.5 miles from Cherry Grove pier will have y'all did we not "just" stay there!?!? Accepting only family bookings, not college!! We do rent to student groups. PRICING LISTED IS FOR FAMILIES ONLY. If you are a student group (not a family), send an inquiry so we can match you with the proper unit to sleep your group and work with you on pricing. We will be happy to discuss the reasons why student group pricing is different than family pricing. Tres Palmas sleeps up to 16 people in 4 bedrooms, 3.5 bathrooms on 3 floors,1 full kitchen, washer & dryer, free wifi, 1 smart television on main floor in living room for you to use your accounts to stream television, private billards room, shared out door grilling area & shared pool on property. Why would you want to pack the car up each day for the beach, drive a few blocks from your vacation home, look for an empty spot at beach access & pay to park?? Avoid the hassle and "Just" stay with us where you can park your cars for free & WALK across the street to the ocean or to Ocean Drive! There are 8 three story units in building. Everyone asks why we do we not provide linens? The answer is simple we would rather offer YOU our valued customers lower rates to allow you and your loved ones more fun money :) Instead of adding random admin fees and laundry we "just" pass the savings right on to you! We are more than happy to rent them to you $25 a bed. Please let me know 30 days prior to check in if you would like to do so. After booking a signed rental agreement and pic of ID are required to be emailed to us within 7 days of booking. Once received I will email all the important info and your unique key pad door code. This code will be emailed to you after you book along with all the helpful info. Property owners require the image of rental agreement & ID to be sent back within 7 days of booking. I will send it to you as a pdf right after booking :) We utilize an electronic key pad so you will go straight to your unit. Be sure to click thru the images to get a n idea of where your unit is located. Check in is 4PM Check out is 11AM. Please do not attempt to enter your rental until 4PM or later to avoid a charge of $200 if the code was used we get a text saying your unique code was used. All of the properties are professionally sanitized and need time to dry. Groups consisting of primary booker under the age of 21, will be required to email a parent signed responsibility form and pic of parents ID. Accidental Damage insurance is required $59 and $300 cleaning fee which are already included in your inquiry price :) cleaning fee includes washing the bedding/spreads/mattress covers/pillow covers, vacuuming, sanitizing bathrooms and counting kitchen inventory/making sure it’s clean, and putting away clean dishes from the dishwasher. Here is "just" a little more additional info based off of recent reviews we have received: The property and each unit is Professionally sprayed once a month by an exterminator, you will see palmettos because they come in on people, beach chairs, towels and anything/anyone who has come from outside. The answer to “why am I seeing these pests” is they reside in palm trees and find their way into the building by riding in on people and beach stuff. I call them our unofficial mascot of our beach town ;) Maintenance Dept. is available from 10AM-5PM and I will provide you their number with a list of Emergency after hour vs non Emergency scenarios. Quiet hours at Catalina (pool closes at 10 p.m.) noise in building should not be heard outside of your unit after 11 p.m. Please shower or hose off you and your crew after leaving the beach and before jumping in the pool. We do have it cleaned everyday (we do this around day break to avoid you having to see it) :) Showering off and getting all the sand off your suits helps a lot more than you think :) We do have our thermostats set and locked. However if you are too cold or too hot you can text maintenance :) between 10AM-5PM to have them come look at it. We ask to keep all windows and doors closed because if left open the HVAC shuts off all together. I will keep adding useful bits of info as I get them to pass on to you our potential guest. The walk to beach takes about 2 minutes! We had a hiccup with the WiFi being out and the owner communicated and tried his best to restore services for us as we had littles ones! The beds are terrible, there was no hot water, the refrigerator did not stay cold, the ceiling is falling off the first story of the unit, so on. There are hardly any amenities provided in the kitchen (pots, pans, etc...), so don't plan on trying to cook a meal here either. This is in addition to the fact that the second story toilet overflowed the night before we arrived, and so all of the second and first story had 1-2" of standing water in it. They had a water extraction team clean the facility before we arrived and we had nowhere else to go, so we stayed, but I imagine the carpets and padding underneath are in horrendous condition now. ##### Kate M. Check-in and communication was smooth. The property looks well taken care on the outside. Lots of defered maintenance inside and very outdated. There was sand still in our tubs when we arrived but given today's COVID environment we did a major disinfection and cleaning of the entire property. During a severe rainstorm the top windows literally fell out and it took sometime for maintenance to fix it and all he did was just reset the window; no repair. The property also had several leaks in the hallways leading to our townhouse. Overall, we were please with the location of the property and it provided all that we needed for our stay. We would stay again but recommend some attention toward fixing obvious issues with the property and updates. ##### Sheena G. But the home needs to be upgraded. The floors are dirty and the shower linens had rust and mold on them. Plenty of room and a great place for a family vacation. We are already planning on returning next year and my son said we should make it a yearly vacation. The washer did not work we were not notified prior to arrival we packed accordingly to having a washer and dryer. The maintenance person let us know the washer has been broken for 3 weeks and they couldn’t fix it. The property manager gave us access to another condo across the hall and offered us access to a house next to the condo buildings. The hassle of carrying the laundry down 3 flights of stairs was unacceptable. One day it rained and the water poured into the condo through the ceiling, there was water in the kitchen, hallway and living room. The 2nd floor bedroom had water pouring through the vent onto our suitcases soaking our clothes (no washer). The floors are concrete and slippery when wet. The hallway in the building had water leaking as well the other tenants had towels laying in front of their door to block the rain from coming in. The furniture is red leather with red duck tape patching the cushions together. The beds were about to fall apart the headboard is leaning on the bed. Definitely have a problem with ants, we had to throw food away that were infested with ants. The pool was dirty with stuff on the bottom. I didn’t see anyone clean or vacuum the pool one time. The condo was clean when we arrived it just has an old musty smell. We ended up leaving a day early because we couldn’t do laundry and had enough of the outdated condo. I requested some compensation for my troubles and was told the property owner refused to refund me any money. They have my deposit back. I wouldn’t stay here again. ##### Diane D. ---
