Enjoy a family friendly day on the bay kayaking, paddle boarding, swimming, or walk across to enjoy the Surf. From our property you can safely walk or ride bikes anywhere on the peninsula. Conveniently located between the Balboa & Newport Piers you will never be more than 5-10 minutes from shops 30+ restaurants & bars, Balboa Fun Zone etc The space Our home is one of two units in a two unit building. Our home is located on the 2nd & 3rd levels and includes EVERYTHING YOU NEED to enjoy your family vacation at the beach. Our home has a fully equipped kitchen (pots, pans, dishes, silverware etc), (3) Smart TVs, (3) Patios/outdoor decks, Outdoor Dining Table, Propane BBQ, Washer/Dryer, Garage Parking, (2) Bikes/Boogie Boards and much more! SLEEPING ARRANGEMENTS: Bedroom 1 - (1) King Bed w/ En-Suite, Oversized Tub, Smart TV, and Patio. This space is truly a Master Suite located by itself on the 3rd level allowing for a private get away from the rest of the family. Bedroom 2 - (1) Queen (1) Bunkbed (2 singles) with a private deck. \*\* Bedroom 3 - (1) Queen + Smart TV\*\* \*\* Bedrooms 2 & 3 share the Hallway Bath on the mail level/2nd floor. HOME LOCATION: This property is located in Balboa between 9th & 10th St. between Newport and Balboa Piers. You can walk or ride our bikes anywhere on the peninsula from this home. The best thing about this location is that you are a 5-15 minute walk to over 20+ restaurants, shopping, the balboa fun zone, boat rentals, all while staying at the beach. For those of you with kids, The nearby Bay beach is perfect for families. Marina Park is just a few blocks away with a giant Grass area to hang out at making this home an ideal location for families. Other things to note . IMPORTANT HOME NOTES: \-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit. \- Primary guest must be 25+ years old and present throughout the entire reservation. \- This is the 2nd & 3rd Level of a Duplex Property. The Ground Floor is a separate vacation property. \- This home has (2) sets of Stairs. (1) to access the home main level and (1) to access the master bedroom, ensuite, and 3rd deck. \- All 3 Decks/Patios are not shared with the lower home. \- Washer and Dryer are located in the Garage and are shared with A unit on the ground floor which is also a vacation rental. \- (1) Garage Parking Spot Provided in our 2 car garage. The garage is shared with unit A however each unit has (1) designated parking spot. \-Please review house rules regarding Noise, Day/Nighttime Occupancy, etc. \- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability. \- Noise from other units, neighboring homes, and beach goers should be expected. \- This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation. \- Portable freestanding 12,000 BTU AC units are available to rent at a fixed rate of $399 each for up to 7 nights. Only two of the three bedrooms have ceiling fans (the master doesn’t) that was one minor negative. Luckily it wasn’t too hot the weekend we stayed. Location is ideal. Less than 5 min walk to the boardwalk/beach and a 2 min walk to a mini bayside beach behind the house. Perfect spot to relax and watch all the activity in the bay. The area where house located is very convenient and we enjoyed the nice air from the beach to keep us comfortable. I would say the stairs leading up to facility are not easy to deal with as painful if you trip. The stairs inside have little depth so many failed steps encounters. The dishwasher was not working and it took a full day for maintenance to get there to clean up water mess. The refrigerator took a full day to work as well after trying to reset locking feature few times. The toilet bowl was a little concerning with many splashing episodes that caused mess on the floor. We got there and it was awful. No lock on the little bathroom on the main floor. Screen door to the back patio wouldn’t open. Duck dropping on the back patio. Nothing about the property felt clean. The sitting areas outside had stains on the ground as well as the pillows and seat cushions. The listing mentioned nothing about AC. Only found out there was no central air after we booked. The property management company sends that info in their check in procedure 3 days prior. We were only at the property for 15 minutes and we left. Stayed in a hotel for the remainder of our trip. I have stayed in many VRBO and never encountered anything like this. Was told I would only get a refund if they were able to re-rent. The listing is completely misrepresented. I chose this rental for the bikes and beach gear. It’s important to have chairs, umbrellas and bikes. I wish one of the bikes handlebars weren’t loose- we needed all 4\. And I wish the manager had told us he was gonna go into the garage during our stay and lock up the bikes. We couldn’t access a couple of them- code didn’t work. The three bedrooms were just right for us (6 adults and one infant. We (Mom and Dad) loved the separate bedroom/bath upstairs from the others. Being just a few hundred yards from the ocean was wonderful. As well, being halfway out the peninsula made it a 15-20-minute walk to either pier. ##### William J G. The house was clean and as expected from description. We loved the location. Only a block from the back bay which had a great little beach we enjoyed watching all the boats. House had beach chairs and coolers we used for the beach. It was two blocks from the ocean and boardwalk which we walked/ran in the morning and sunsets. It was an easy drive into the restaurant areas. Beds and bedding were very comfortable. Our only complaint was the patio views weren't the best. The back top floor patio (which had the best view) had a large electrical wires and post. No good views. But other than that the home was comfortable. We were quiet comfortable with no AC in July highs were low 80's. House had good airflow and fans which we didn't always need. ##### Jennifer M. It's no secret that Newport (and much of Orange County) has its share of anti-maskers (even our Doordash delivery man one night didn't wear a mask – which is against company policy + protocol). Our home + its management company went above and beyond to ensure everything in the home was clean + sanitized – there were I felt about 20-30 different signs indicating that a certain area / surface / item was cleaned including all remotes, etc. My family ended up having a great time there, with our only complaint being about some of the citizens in the area who did not respect nor follow masking / social distancing practices. ##### Paul H.
