You will have access to the entire home. The dining table is ready to seat six and the breakfast bar in the kitchen has 3 additional bar stools. This house offers 2 bedrooms, both with a queen bed and a sleeper sofa. It also has 2 ottomans that convert into twin size beds. Fully furnished and equipped with everything you would need for a wonderful vacation.

You'll love being just a short drive from downtown New Braunfels, Schlitterbahn, Gruene, and the Whitewater Amphitheater. This fully furnished home has everything you need for an amazing vacation. It features 2 bedrooms and 2 bathrooms, with the master bedroom boasting a private bath.

Step into the newly remodeled kitchen, fully stocked with all the essentials, complete with quartz countertops and a bar that seats four. The kitchen table can accommodate up to six guests. The open living room welcomes you with walls of large picture windows overlooking the water. You can enjoy your favorite shows and movies on the large flat-screen Smart TV, with access to Amazon Prime, Netflix, Hulu, and live TV for sports, news, and weather.

Down the hallway, you'll find a newly renovated bathroom with a tub/shower. To the right is a cozy bedroom with a queen-size bed. Across the hall, the master bedroom features a queen-size bed, an attached bathroom with a stand-up shower, a closet, and a Smart TV with all your favorite streaming apps. The living room also offers additional sleeping space with a pull-out couch that sleeps two, plus two ottomans that convert into twin beds.

Head outside to one of the multiple waterfront decks, each offering a unique seating area. Sip your morning coffee or evening wine on the large wooden captain chairs or at the glass table. Walk down the stairs to the lower deck, where you'll find a fridge to keep your drinks and snacks cold while enjoying the river. The outdoor space also includes a charcoal grill, a fire pit, a picnic table, and several rocking chairs and captain chairs, making it the perfect place to relax and take in the stunning river views.

If you're looking for water adventures, grab a raft and float down the Guadalupe River right from your private access point. Just head through the gate and down the ladder into the water. Roy’s Rental & Campground is conveniently next door, offering everything you need for tubing, rafting, or paddleboarding.

Additional amenities include a washer and dryer in the laundry room. For parking, please use the designated area across the street, as there is no parking inside the gate.

The home is just a step away from the water, surrounded by the beauty of nature, including the occasional friendly insect—perfect for nature lovers! Less than an hour's drive from San Antonio International Airport, Uber is a convenient option for getting around.

Less than an hour drive from San Antonio International Airport. Uber is a great way to get around.

- Please inform us in advance if you will be needing the Air Mattress.

- Early check-in & late check-out is allowed but for approval. There is $25 charge per hour.

- Great for families and children.

- Must provide a copy of identification with a picture.

- Must read and agree to House Rules & Rental Agreement.

- No illegal Drugs.

- No loud sounds after 10 PM.

- No parties.

- No Smoking. This is a smoke-free property. Smoking is not allowed in the house or anywhere on the property.

- Extra guest fees are $10 per guest per night.

- Pet fees are one-time $25 plus $10 per pet per night.

- Dogs are allowed on the premises for a fee. However, they are not allowed on any furniture, beddings, or blankets. A fine of $50 per piece of item or furniture will be paid if it's found.

- Absolutely NO cats!
Not all of our properties accept pets. For properties where pets are allowed, here are a few rules to keep in mind. There is a 2 dog maximum per stay 1. Please keep dogs on leashes. 2. Clean up after your pet, please dispose of all waste in the trash. 3. Please keep dogs in our yard. 4. Pets must have an ID tag, rabies tag, and collar at all times. 5. Absolutely no pets on the furniture or beds. We will charge $250 if we find out. 6. No Aggressive pets. The Pet Deposit is $25.00, non-refundable and an additional $10 per pet per day charge. PLEASE NOTE : If Pets are brought to the home and no pet deposit is paid prior to arrival, we will charge as mentioned above plus a $100 penalty.

-Please note that before your booking begins, you will need to verify your details and ID through Know Your Guest. You will also be given the choice between paying a refundable deposit or buying a non-refundable damage waiver. We suggest you buy the damage waiver, as this will protect you in case you cause accidental damage during a booking.

-After booking, we will send you a copy of our short-term rental agreement and arrival and departure instructions, we also ask for you to provide a copy of your ID for verification
