This fabulous 3/2 condo at Camp Warnecke Estates is on the banks of the beautiful Comal River; across the street from Schlitterbahn; an easy walk to the downtown shops, bars and restaurants. The perfect location for your family vacation. This lovely 3 bedroom, 2 bath condo overlooks the crystal clear Comal River. Enjoy Schlitterbahn located just across the street, float the Comal River and get out just steps away from your own backdoor or walk up to the Garden St. Bridge for a soothing 30 minutes of “Cruising down the River” – perfect for the little ones. Rockin' R is a local tube outfitter which can pick up in the parking lot next to Camp Warnecke between Memorial Day and Labor Day. For any reservation outside of that time period, the Rockin' R shop is located only a half of a mile away. Enjoy the pool and hot tub or explore the beautiful Hill Country. So many things to do you’ll want to stay forever! The kitchen with all new appliances, which opens into the dining and living area, is fully equipped for all your cooking needs! The dining table seats 6 and there is room for four more at the breakfast bar. Amazing living room that provide a fabulous view of the river and is perfect for gathering together to play games or for watching TV. The master bedroom has a Queen size bed and private bathroom. The second bedroom has a Queen size bed and the third bedroom has a twin over full size bunkbed. The guest bathroom is conveniently located near the second and third bedrooms. Spend your evenings on the beautiful balcony overlooking the Comal River after a long day of tubing or just relax and enjoy the amazing view! All linens are furnished. Only two parking passes provided with one guaranteed numbered spot. The second parking pass is for general parking and is 'first come first served.' This condo is on the ground floor. Host must be 25 years of age or older to make a reservation and must be staying at the property for the duration of the stay. Guests will also be provided with 9 wristbands (max amount allowed). No pets allowed. No smoking allowed. This condo has a maximum occupancy of 9 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage protection up to $1500. \*\*WRISTBANDS & PARKING PASSES REQUIRED\*\*\* This property has wristbands that need to be returned to our office location upon departure. The security guards on premise are there to ensure only renters are using the grounds and that guests are parking in the correct parking spaces. We thought it wasn’t working right as it was 82 in the house when we checked in at 4 pm. However it did start cooling down! But when we would leave and come back it was hot in the house again. The only explanation I could come up with is they are controlling the T/Stat which is a Nest Stat. That’s not cool if that’s what was happening! I like to control the t/Stat myself. Reviewer Comments: We stay at Camp Warneke every summer when we visit New Braunfels. This condo is in an excellent location with the back patio facing the Comal. It’s a first floor unit so there are no stairs inside the front door like some have. The front door is literally right in front of the assigned parking space. It’s very close to the river exit. The layout was perfect for our group. It was clean and had everything we needed. Some of the instructions need to be reviewed and updated as there are inconsistencies. For example, there’s a note on the fridge, a note above the thermostat, and a note you get at check-in that give three different instructions about the thermostat. Also, the directions displayed for the master bedroom TV remote didn’t work. Minor items that didn’t affect our stay.Regarding check-in, I went to the office during regular hours as instructed. The person who answered the door looked surprised and a little annoyed that I rang the bell. She said my info had been placed in a lockbox outside and that she had texted me the code. When I looked at my phone to check my texts and showed her I had not received it, she took my phone and started scrolling through my texts to confirm I was telling the truth. While I consider this to be unprofessional conduct, it is not a reflection of this particular unit. Our party of five was comfortable but any more would not have been. The place purportedly holds nine. The kitchen is small allowing only one person to work in there. The grounds were nice and we saw deer daily. It backs up onto the Comal. There is a drop in point a short walk away that allowed a float of about 30 minutes back down to the property. The pool was nice. The property is across the street from an entrance to Schlitterbahn and just a short drive from restaurants. ##### Vincent F.
