Our cleaning company provides a starter pack of toilet paper (2 rolls per restroom), paper towels (2 rolls in the kitchen), sponge (1), trash bags (3), dishwasher tablets (3), bar soap (1 per restroom), make-up wipes (2 per restroom), hand soap in the restrooms, and dish soap in the kitchen. We supply enough bath towels for the maximum occupancy of the unit, and half the guest count for hand towels and wash cloths. There is a washer and dryer in the unit for you to use at your convenience! We recommend for guests to bring any food, toiletries, and beach towels they may need during their stay! The cleaning fee covers the cost for cleaning to come in, and flip the unit for the next arrival, especially during the summer when we have a four-hour turnover time. While the cost may seem high to some, this includes the starter pack of supplies in the unit, washing all of the linens and towels, and completely cleaning and sanitizing the unit for the next guests arrival. This is why we kindly ask you to remove all trash, run the dishwasher, and just put the linens and towels in a pile. If these items are not completed, it then causes the cleaning crew to spend extra time doing these tasks, which we have to charge the guest for. By the guests completing these tasks, and not leaving the unit excessively dirty, we are able to get cleaning in and out during the four hour turnover, and this is also how we are able to accommodate early check-ins! While this may not always be the case (sometimes we may have 20-40 turnovers in one day), we strive to accommodate guests and their schedules within reason, to allow you to have an enjoyable stay! With any excessively dirty unit (vomit, stained sheets, stained towels, confetti/glitter, etc), we will have to charge the guest the additional cleaning. This happens very rarely, we just ask you be respectful of the property, as if it were your own home :). No smoking No pets No parties or events. Additional rules \-Renting party must be 23 or older (all members of the group must be 23yrs of age or older, unless there's a parent/guardian present during the entirety of the stay). \-Must sign Rental Agreement prior to receiving check-in details- please let us know if you'd like a copy before booking (we can't attach) \-If booked on the same day or weekend, please call After-Hours # provided, as we can access our phone quicker than AirBNB \-No day visitors (6 guests-max occupancy- occupancy includes children) \-Bracelets are given for the max occupancy of the unit. These are to be worn to use the amenities on property. \-Max parking- 2 cars (in designated spots, towing will be enforced by a 3rd party company which unfortunately we have no control over- please use parking permits provided upon arrival) \-For stays over 28 days- max 1 guest per bedroom \-Monthly reservations during our popular winter months (January, February, and March) MUST be booked from the 1st to the 1st. \-Remaining off-season monthly stays must be booked for a FULL month (i.e. 1st to the 1st, 6th to the 6th, 27th to the 27th, etc) I give permission to the property manager to use a third-party to screen my identity and check criminal databases to confirm my reservation. Im hesitate on posting my review because I love this place and I need it stay open for me to return! We stay in this complex every year anf always have the best time. This is the perfect spot on the river. The condo is on the first floor and just steps to the water. The pictures are what you can expect. We had 5 adults and 1 child and everyone had a blast. Location is not only close to Schlitterbahn but lots of other fun activities. Condo was big enough that everyone had enough room to hang out without feeling too crowded. Very pretty views outside and we enjoyed watching people float the river. At night it was very quiet. Easy to get to...feels like you're away from the hustle & bustle but you're actually very close to anything you need. The condo was really clean, smelled great, & had cold AC. BUT, one of the shower heads had a constant waterfall, kitchen faucet leaked and when turned on sprayed out above the headOf the faucet, one of the dining chairs is broken, the ice dispenser in fridge is broken, the creamer curdled when I put it in my coffee so ruined the 1 of 2 four cup packages provided for an entire weekend and the door access keypad...the 5 button often won't work, requires multiple tries to enter the codeI would not recommend this place to anyone, it's location is the only good thing with the space ##### Gena G. What a treat to walk into your Home away from Home! Comfortable and cozy furnishings from the plush living area to the very comfy bed and soft towels....truly a home like atmosphere! Small condo complex has low traffic...but do be on the lookout for Bambi and family (we loved seeing the beautiful deer)....We had a great time - all the city conveniences in the quaint town of New Braunfels....We enjoyed floating the river right from the condo's grounds, grilling and picnicking was so fun as we watched others floating by. Being able to cook our meals, having our own bathroom and bedroom was a perk. This location was exactly what our trip needed. We were right next to 444 tubing for our day of river tubing, you can even walk there if you wanted. Close to Schlitterbaun, which we enjoyed the next day. We were able to make a few runs to Walmart for things, which was close as well. The river is literally in the backyard and nice to relax in at the end of the day. Bring goggles to go searching the river bottom in since the water is clear. We will be coming back! Thank you again for your quick responses when I had questions! ##### Crystal W. It was right on the Comal River which is why we chose this property. Within the first 10 minutes of our arrival our vehicle was almost towed. We had just gotten the parking pass and we’re on our way to put it in the car when the property manager said we were lucky. I thought it was ridiculous as we had just arrived. The beds were comfortable but the pillows were few and not padded. Luckily we brought some of our own. We were never able to connect to the internet. When I mentioned this to Kara she sent us a list of things we could try but nothing worked. This issue should be fixed but from other reviews it sounds like it’s been an ongoing problem. Too many remotes to try to figure out the tv’s. Master tv cuts out every few seconds which made watching miserable. Although the location was perfect, this isn’t a place I would stay again. ##### Sarah J. It was in Nov. and Dec. so the condo complex was not busy except for the permanent residents who lived above and beside this condo. The apt. is small. Unfortunately, it was also our last! It’s clean, convenient and in a prime location! Seemingly the perfect place to stay for a quick family river vacation. Until you encounter the neighbor upstairs. This man is a permanent resident (so, he’s always there). Ironically, his mother is also the complex’s property manager and a direct neighbor on the left side of this unit. We’ve encountered this man before during previous stays, but his behavior (while obnoxious) had been tolerable. This time however, he cussed out my 12 year old and another renter’s 9 year old for being “too loud” opening the door! (Note: those renters were in unit 331 which is across from this man’s unit; read the comments that people have left for that property about said neighbor). This incident occurred well in advance of the complex’s “quiet” hours. When the 9 year old’s father walked up (from the picnic tables) to see what was going on, the neighbor cussed him out too! Then the neighbor’s mom (property manager) came out, supported her son (who is a grown man) and tried to rationalize his inappropriate reaction. It made for an awkward, uninviting stay. We were definitely targeted after that. “Under the microscope” so to speak. We have used VRBO to book stays in multiple locations across the country. I’ve always been an exemplary renter. This property is great. However, I feel mention of the nightmare neighbor is warranted if you want to make an informed rental decision. ##### Kelly A. She went above and beyond since I first booked the condo. She answered all of my questions promptly and was made available through out our stay. The Condo was ready for use at 10 am on the day of check in. When we arrived the condo was neat and clean. It had everything that we needed including dishes and extra sheets & blankets.
