This is a new property and not at all value for money. Infact quite overpriced for the facilities offered. Restaurant is good but the stay is very average!

The hotel is set up as two rows of rooms, with parking in between. Each (most?) room has a little backyard with a bench and chairs. The rooms are spacious and clean. The housekeeping staff is always around, if you need extra towels for the beach for example. Next to the rooms is the beach restaurant, with something going on most days. That's where you'll check in. They serve brunch starting around 11pm. Food and cocktails are great. The team is fun and social. The beach nearby is great, but you can get everywhere in Montauk in 10-15 minutes too.

I expected a decent night, there was no hot water. The bed and pillow sheets were nasty with hair stuck on them. The restaurant was superloud even late at night. The room smelled like must. It did not feel cleaned. Please contact back to me.

While it is a newer location the photos were misleading on room size and quality. The room was clean but there were holes in the walls and no amenities from the hotel. Unfortunately because it's unmanned, there is no one to talk to or help you with anything. The beach club next door was very loud until late night and then we were woken up by an excavator around 7 am that went on for a few hours. I understand work has to be done but not ideal for an early morning when people are on vacation. The location is quite remote and almost feels deserted.
