Featuring private lot off the main road, 4 bedrooms, 3.5 bathrooms. Plenty of room inside and out for the family to spread out or gather in a number of interior and exterior spaces. Private yard with plenty of parking for all your toys. I can be reached easily and live within close proximity. I am very familiar with this property and can assist with any questions that come up. \*Please lock all exterior doors, close windows and garage door when leaving the house or checking out. Please leave doors closed while at the property to prevent insects and mice from getting into the house. \*Smoking or vaping of any kind is not allowed within the house or inside the garage under any circumstances. \*This home does NOT allow pets with exception of certified service animals of which must be approved prior to your arrival. If pets are found on the property, the guest will be charged additional cleaning fees and for any damage and be asked to leave without refund. \*Please obey all traffic rules. San Juan County allows off road vehicles on local streets, however speed limits and other traffic rules apply. Please be aware that motor vehicles not licensed as "street legal" are not allowed on US HWY 191 or on Grand County streets. This is a residential neighborhood where the speed limit is 25 MPH and we ask that you respect neighboring properties and stay on market trails and roads at all time. Please make yourself aware of special licensing to operate an off road vehicle required by the state of Utah regardless of a state issued driver's license. \*We understand you are here to enjoy yourself and that you are on vacation, however please keep noise to a minimum after 10:00pm and before 8:00am out of respect for the neighbors. This home is very comfortable and spacious with ample amount of extra space to hang out. It is very clean and well appointed, and the hot tub was hot and clean. Our only quibble was the WiFi, while present and workable, was not always strong--although we had many devices going at the same time. It is very well laid out and was perfect for our group with ample sleeping arrangements and space to hang out. The only downside is that it is a ways out of downtown Moab, but we knew that prior to booking. Overall the host was very responsive and friendly as well. Place was nice for the most part, all a/c filters were clogged upon arrival & couldn’t get temperatures to do down. Bugs were extremely bad flying ants before & during a storm were absolutely ridiculous & everywhere in the house, hot tub & porches. The property manager was absolutely great with handling things even the garage door somehow happen to break while our stay a they had it fixed in a timely manner. Overall I give the stay a 6/10 very nice place but definitely had it’s issues & the listing needed to be more clear about getting in an out of the property with trailers because we were directly behind another house with very narrow driveway & parking wasn’t as abundant as we thought. ##### Johnathan T.
