This is an ideal location to explore Exmoor from! We also have an Electric Vehicle Charge Point at the cottage Main Description Cascade Cottage in Exford takes its name from the cascade of water that runs from the lake on the hill above the cottage; Edgcott Water fills the lake then passes under a wooden footbridge directly outside the front door. The cottage sleeps up to 6 guests in three bedrooms and is conveniently located approximately half a mile from the centre of Exford in the heart of the Exmoor National Park. Sleeps up to 6 guests in three bedrooms Two double bedrooms (both king-size) and one twin bedroom Country cottage kitchen with dining table Sitting room with wood-burning stove for cosy nights in Outside table and chairs on the lawn to the front of the cottage EV charging point available (charged per Kw/h) Dogs welcome (2 max) by prior arrangement for £20 supplement per dog. Towels for dogs are provided. Wifi, heating and electricity is included Towels and bed linen provided Travel cot and high chair available on request (£15 supplement) Homemade cake, bread and jam to welcome you to Cascade Cottage Arrive from 4 pm Depart by 10 am The front door opens into the spacious kitchen with large dining table; the sitting room has two leather sofas, two armchairs and a wood-burning stove. There is also a utility room and downstairs toilet to the rear of the property. Upstairs are two double bedrooms (with king-sized beds), both with en-suite bathrooms comprised of shower over the bath, toilet and hand basin. The third bedroom is a twin, which is accessed via one of the double bedrooms. Cascade Cottage is strictly non-smoking. The centre of Exford is a 10-minute walk. Here you will find two pubs that serve lunch and evening meals, and a tea shop. There is also a village shop that sells various essentials. Waitrose, Sainsbury's and Tesco will all deliver to Cascade Cottage so you can take away the worry of bringing all your food with you. The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests. Cascade Cottage is available for week-long bookings with changeover on Fridays, short breaks may be available. Indoor Description Cascade Cottage kitchen has all you will need to make your stay comfortable. It is fitted with an electric cooker, microwave, fridge, and dishwasher. There are also a kettle, Nesspresso coffee machine, toaster and a food processor. There is all the china, cutlery and glasses you will need for your stay. The utility room has a washing machine, tumble dryer, fridge/freezer and belfast sink and an external door which opens to the side of the cottage. There is a smart TV in the sitting room, and a television in each of the main bedrooms and wireless broadband is available throughout the property. A hair dryer is provided for your convenience. Electricity and heating costs are included in the price of your accommodation. Cascade Cottage has central heating which will be can be adjusted to suit your preferences. There is also a wood-burner in the sitting room; a basket of logs will be provided. Further logs are available on site from the owner or can be bought in the village from the village shop. Both double bedrooms have king-sized beds and TVs in the room, the 3rd bedroom is a twin, which is accessed via one of the double bedroom. Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you away from the property. A cake is provided for your enjoyment on your arrival plus a loaf of homemade bread, a jar of homemade jam, some butter and milk is also included for you as well as tea, coffee and sugar. A starter pack of “Ecover” cleaning products will be provided to get you going, and one to two toilet rolls will be provided per toilet. A travel cot and high chair can be provided upon request and for a £15 supplement. Please select this option at the time of booking in order to ensure they will be available for your stay. There is a electric car charging point available. Charged per Kw/h. Outdoor Description The stream runs in the front cottage, which is fenced and planted with shrubs on the banks either side. A footbridge crosses the stream and leads to a lawned area of garden and terrace with table and chairs, the prefect spot for eating breakfast in the morning sunshine! This area has now been fenced and has a bank along part, so it is an enclosed private garden. There is another holiday cottage next door, behind Cascade Cottage (called The Old Kitchen) which sleeps 4 guests, the outside areas are totally separate and each have their own private entrances. The property is approx 0.25 mile from the village pub and shop in Exford, less than 10 mins on foot. Parking There is off-road parking in close proximity to the cottage for two cars. A charging point for electric cars available - charged per Kw/h Pets Description Dogs are welcome by prior arrangement (maximum of 2). A supplementary fee of £20 will be added to your invoice per dog. Please do not allow your dogs on the furniture or upstairs and do not leave them alone in the property at any time. Christmas / New Year A real decorated Christmas tree will be provided (sourced from the local area) and other festive decorations in the living room. The region Exford is a charming village at the very heart of Exmoor National Park, set in a beautiful valley where the River Exe begins its long journey south to the sea. The village is centred around a traditional green, with stone cottages, ancient bridges over the river, and a warm, welcoming atmosphere. Exford has long been a popular base for walkers, riders, and anglers, and it remains one of the finest starting points for exploring Exmoor's open moorland, wooded valleys, and dramatic coastline. #### Village Amenities Exford has a well-stocked community shop and post office selling groceries, newspapers, and everyday essentials. There are two pubs serving food and drink, and a tea room offering homemade cakes and cream teas. The village also has a primary school, a children's play area on the green, and a car park. #### Nearby Shopping The nearest mini-supermarket and petrol station is in Wheddon Cross, approximately 5 miles away. Dulverton, around 8 miles south, is a handsome small town on the southern edge of the National Park with a good range of independent shops, a butcher, a chemist, and the Exmoor National Park Visitor Centre. For larger supermarkets, Minehead is approximately 12 miles away and has Tesco, Morrisons, and Lidl, as well as most high street banks and other shops. Taunton, Tiverton, and Barnstaple are all within about 25 miles and offer full town-centre shopping. Security Deposit Information A £50.00 security deposit is required. The grounds provided a fabulous area for our 6 year old and 2 dogs.
