The hotel was in an excellent location, it is a very nice hotel. The lobby is fancy looking and air conditioned, the pool and bathrooms in room need a little updating, but other than that the location is right where everything is happening and the hotel staff is very friendly.

Awesome Hotel for the Price
The hotel was very clean and the staff were nice and friendly. I would Definitely stay here again. It's right in South Beach so you can walk to all the bars/restaurants. And its a short walk from the beach.

The hotel was nice but needs a lot of updating. The bar staff was really cool but the pool was bleh. Thank goodness for the beach! If you are looking for a place to change and sleep, this works!

Perfect walk to the beach
My best friend and I enjoyed our stay at the Carlton. It was the perfect distance to everything. You cannot beat being blocks from the beautiful beach!!! The staff was also very friendly! The room was clean and spacious. Perfect for coming in and out of the beach and from a night out. Would definitely stay here again!!

A comfortable, affordable hotel with awesome staff
Overall, this hotel offers a great value. It is conveniently located near the beach and Lincoln Road and the rooms were comfortable at a very reasonable price. The hotel manager (Luciano) was extremely professional and nice, and the hotel and its staff were very responsive to all of our requests. Overall, we had a very nice stay thanks to Luciano and his expert team. Plus, as we were told, the hotel will soon undergo a major remodeling so this should make it even more impressive once it re-opens!

Nice hotel,very close to the beach
It was a nice hotel,just wish we would've been warned abt the renovations going on. But besides that,it was great. Beach is right behind,and so is ocean blvd. And it is a decent walking distance fr Lincoln road.

The only thing that was good about this hotel was the price & location. When I first arrived the hotel couldn't find my reservation. The hotel had a funky odor & needs to be renovated. The rooms could use a lot of TLC. Old beds with no headboards, iron stains on the carpet, old carpet & the doors to the rooms could easily be broken into. No fresh towels & wash clothes were stocked daily & neither was clean linen. If you only plan on using the room to sleep & shower & not stay for more than 2-3 nights then u should be ok. If not...don't waste your money.

I loved it...
I really liked this hotel. The only thing that was missing was an in-house restaurant - however once you step outside of the hotel you are surrounded by plenty of restaurants. This hotel was one block away from the nightlife, the beach, shopping and a couple of blocks away from Miami Ink and Lincoln Road. The rooms were clean and refreshing, the pool had ample shade as well as sun, and the service was great. It was a nice quaint boutique hotel that I would recommend to others. The price was very reasonable.

A place to sleep
noisy, because of street activity. Very old and outdated, but we did learn that they are going to completely refurbish this hotel and it will become part of the hotel that it backs up to. They are adding two more levels and the pool will be on the roof. It will take about 18 months from now, May of 2015. Sounds like it will be very nice. Beds were comfortable:)

It was horrible!
The hotel has a foul smell. My room didn't have hot water . I had to force them to change my room. The room they change us too had a leak coming from the ceiling fan. Just BADDDDDD

Second time around was just as nice as the first!
Stayed here back in 2007, and again this week, and had a great stay, thanks to the friendly and accommodating staff. Their white on white on white linens and towels made it reassuring that everything was clean, as sometimes hotels recycle their linens because they have prints that don't let you see stains lol. My room and bathroom were extra clean and uncluttered, which makes my trips that much less stressful. I have stayed at other, more expensive miami hotels, and have not been half as satisfied with their service, cleanliness nor accessibility.

Old and worn out...
Traffic noise, and the alley in the back are ridiculous. The rooms are old and worn out... Cheap furnishings.. Whole place needs a redo. Find somewhere else.

Good location. Terrible service.
The location is where you want to be but there is not one good thing about the hotel at all. We arrived and our room had no water. Shower, sink, toilet did not work. Tried to call the front desk- the phone didn't work. Had to go back to the lobby to find help. Maintenance was sent but unfortunately the man did not speak English.... Well that's great. Finally get the water working but it's only scorching hot. Had to pack up belongings and move to a new room. Which was pretty much 4 walls and a bathroom. Worst hotel experience, ever.

Nice place for relaxation.
Upon arrival I was informed that the hotel would be closing for renovations in two weeks. Although the need for upgrades was evident, it still was not bad. A plus was having a pool at the hotel and the team worked to provide good service in spite of everything.

The room was disgusting. I would not recommend this hotel to anyone. We did not end up staying here we were in the room for not even 5 minutes. Everything was stained including the beds, floors and towels.

The room was dirty. Iron stain on the rug. Was afraid to walk barefoot. There was hair on the bed. The room smelled. The tub was a bit dirty. Noises coming from the bathroom. It was the water running. We tried shutting but it would just continue to run and make a screatching sound.

Yuck but walking distance from everything
We arrived at the hotel early. The staff at the front desk said we were able to park in the lot complimentary. Well when i checked out I found out that wasn't true! The man at the front desk charged me despite my telling him what happened the first day...AND he was rude about it. The hotel did not seem clean to me. If you are looking for a comfortable vacation room, stay away! If you are looking for something that is walking distance from basically anything worth going to in South Beach....I would still look elsewhere!

I had a horrible experience at the Carlton. My reservation was canceled without my knowledge the day before my trip and the manager was not helpful at all. When I tried to book again for the same dates they said they could not accomodate my stay for the entire time. The room was very small, and the rate that they charge is not worth the accomdation. I am extremely displeased with my stay.

I would not recommend thsi hotel at all. The staff was nice, but the room service and bed was lousy. Ex: I stayed fro 4/18-4/212015, I had to remind staff daily for room to be cleaned, when cleaned towels was always a problem, no microwave on premises, no internet, there was an MP3 player and the ipod dock did not work, but yet they charge a resort fee? for what? The bed sinked in the middle sooo bad I could not take it. I understand it is a historic hotel but a lot of the other hotel in the area has did updates and seem a lot nicer and yet the same price and a bit cheaper. Dont let the look of the lobby fool ya like it did me... The look of the room on the their website looks nice but the actual room is a mess.... If you decide to pick this hotel, I hope your stay is better then mind.

Hotel was not as advertised and pictured. I even called to confirm amenities due to Renovation notice and was told nothing would be affected. There was no bar and the hotel was run down. None of the amenities were as promised.

The hotel isn't how the pictures make it out to be. They must of took them pictures when they first opened. They Never have washcloths. That is very displeasing. They aren't as formal as they should be & everything there needs to be cleaned & sanitized.

I'm going to start by saying this should be a Motel not a Hotel the beds or hard and to low to the floor it is in need of remodeling its very old the closet was leaking water from the AC it was 2 people in the room they only gave us 1 wash cloth my sister had to wash with a towel and this hotel is not cheap I booked ahead and paid $135.00 my cousin paid when we got there and paid $170.00 and we only stayed 1 night the only plus is the location of this hotel.

I had a last minute trip to miami and this hotel was in a perfect location and was for a great price, a little under 200 for the night last minute was perfect! the staff was friendly and so was the bar in the lobby. the pool couldve been cleaner but still wasnt bad as well.

I got what I expected for the money I payed. It wasn't anything luxorious but the room was clean and spacious. The hotel is very close to the beach and even closer to all the restaurants, bars and shops. I wouldn't recommend it to anybody who can't handle the noise of the Miami night life though. The hotel staff could be more friendly and helpful....

This was my second time staying at this hotel. The crew who work at this hotel are very friendly and all the requests made by me was perfect. I would stay at this hotel again in my next trip to Miami and I will recomend it to my friends

This hotel is the absolute worst I've ever stayed in. The staff know nothing about the area and you have to pay 30$ a day to park because they have none. The rooms are dirty and smell of mildew. The bathroom is not built for tall people or average for that matter. Location by far is the only thing ok about this place. DO NOY BOOK HERE, you will regret it.

The lobby looks great, the pool is nice, and the room is spartan but serviceable. On the other hand, the blinds on the windows were broken and wouldn't open, the shower water temperature was schizophrenic, and housekeeping is apparently on a by-request basis, and even then they forgot to leave fresh towels and shampoo/conditioner which we had specifically requested.

The hotel was more than accommodating - my flight landed at 10:30, and the hotel was able to offer us a super early check in. The hotel didn't have lots of bells and whistles - a little store or cafe would have been nice, but there were tons of places around to get food and amenities. The pool was clean, the beach chairs could use a facelift, but there was nothing wrong with them. The room I was in (the writer's suite) was gigantic, lots of space, closet space, sufficient lighting, the king size bed was comfortable, the bathroom was clean, towels were clean. I loved the full length mirror on the inside of one of the closets. The staff was extremely friendly, greeted us each time we walked in, gave us beach towels (the beach is only about a block away), and called a cab for the airport when I checked out. The location is hard to beat - a block away is Ocean Drive, where there's an abundance of activity, stores, and restaurants. On Collins itself there's a Walgreens only about a block away and a few liquor stores as well as little souvenir shops and restaurants. Great experience!

Good stay!
Not great, but for the money we payed we had everything we needed - soft beds, clean bathroom, A/C, TV, etc. Hotel also has a pool which is really handy if you want to spend a day in a shade of umbrella, and away from waves of the ocean. Staff is very friendly, helpful, and always with smiley faces. Location is perfect if you wanna be in the heart of SOBE night life. Would come back again.

The Best Affordable Hotel
Reserved The Carlton Hotel due to previous ratings and especially the rate. Once I arrived, the Staff went above and beyond to make my stay a pleasant one, that I returned 5 days later to stay another 6 days. The Staff remembered that I had stayed the previous week and gave me a returning customer discount. And as any traveler knows, any discount is always appreciated. Highly Recommend The Carlton Hotel!

Pictures on the website are very misleading!
The hotel was very disgusting! The lobby is torn up, the carpet in the hotel as well as the rooms was terrible, sticky when you walked and looked as if it hadn’t been cleaned in years! The air conditioner did not work and the towels in our room were not even clean towels! In the morning we came to the lobby to find people passed out on the couches! To top it all off they charged an additional $25.00 to park! The pictures on the website are very misleading! Please think twice about staying here!

Great Location and Friendly Staff
My husband and I were only in Miami for one evening prior to our cruise embarkation and we opted to stay at the Carlton South Beach. (We have vacationed in South Beach multiple times before and have stayed in various other boutique hotels, which will be my basis for comparison in this review). The location itself is magnificent. The hotel has a shortcut-like walkway which, after a quick road crossing, leads straight to a Starbucks and the beach. It is also very conveniently located near the Havana Cafe (YUM!). The hotel's concierge was incredibly knowledgable and friendly: check in/check out was a breeze. The hotel was a tiny bit run-down, but still in good shape. This hotel also boasts a pool which they keep fairly tidy. The room itself was very clean and very small, but extremely efficient and for the price, we weren't unhappy at all. For one night, it met all of our needs. Really, the only issue we had experienced with the room was that the window shade seemed to be stuck, but not a big deal at all. Had we stayed for more than one evening, I would have solicited help from the concierge and I am positive that it would been remedied. I am giving this hotel an overall positive review because, for the price, this hotel location is great, the concierge was great and the room was clean and met all of our needs.

Rooms look nothing like the pictures on the site. Very old rooms mildew in the bathroom tiles loose in the bathroom. One of the beds was wet from the air conditioner. I didn't bother changing hotels because we were there for 3 nights and I was traveling with my children. Someone try to open my door at 2am in the morning. Woke up my wife. There was a group of men sleeping in the hotel that didn't belong there and was asked to leave. I was there when security was called. Overall my worst stay at a hotel. Looked like an abandoned apartment from the ghetto
