Equipped with a full kitchen, Free dedicated parking spot, A dedicated Workspace, 24hr check-in, Two Full size beds, Two Flat-Screen smart TVs, and high-speed WiFi. This suite includes a 2 full beds, a dining counter for 4 people, two smart tvs one in the living room and one in the bedroom, in which you can watch Netflix, Hulu, Youtube etc. with your own account. A full bathroom with shower, a full kitchen. As well as a dedicated desk that could be used for work. The apartment has a hand painted wall with various artistic details to make it very cozy. This property is centrally located near many wonderful Miami Landmarks. It's a short walk away from Downtown Brickell, where you can enjoy various restaurants, shops, malls and tourist attractions! A short drive away from the island of Key Biscayne. I am happy to help. This cozy and artistic apartment is situated just minutes away from downtown Brickell. The neighborhood is called "The Roads" and is a quiet, calm & safe neighborhood in Miami. This property is located in the heart of Miami being close to almost anything you must visit when coming to Miami. The apartment is apart of a small family owned 6 unit apartment building that is well taken care of and is currently undergoing renovations to make the building more modernized, (no noise is being made by renovations). PARKING: One car allowed to park free of charge on property. Just note, the dedicated parking is inside a gate which needs to be opened manually (slide the gate open then close it). There is also various free street parking right Infront of the unit and around the neighborhood that is on a first come first serve basis which you may also park if needed. First and foremost, we are very careful about the relationship with our neighbors and want to make sure that our guests' presence has zero negative effect on our neighbors' peace and quiet and quality of life. We only approve guests who have verified with AirBnB using an offline ID and a history of positive reviews (and no negative reviews). To ensure the best experience please check that the number of guests in your reservation matches the number of people coming to the house. HOUSE RULES: \- Check-in time is after 3pm. \- Checkout is before 11 am. \- Max of 1 car allowed. You are allowed only 1 parking spot in the dedicated spot. \- Only people registered in the reservation can enter/stay in the suite. \- No PARTIES. This is not a party house; parties are not allowed. \- NO SMOKING/VAPING INDOORS If smoking occurs indoors during your stay, a $300 cleaning fee will be requested through Airbnb and will be billed to your account. \- Quiet hours after 11 PM \- Only Music played at a "low" volume is allowed especially after 11 PM, do not play loud music that can be heard from outside of your suite. \- No pets/animals are allowed. PLEASE NOTE: \- The main guest must be over 21 years old unless otherwise approved by the host. \- A charge of one-half night's stay will be applied for departures after 11 AM. NO SMOKING ANYWHERE ON THE PROPERTY and ABSOLUTELY NO PARTIES, or NOISE DISTURBANCE. We will not rent to vacationing students or singles under 21 years of age unless accompanied by an adult guardian or parent. MAXIMUM OCCUPANCY - 5, additional guests or visitors must be approved in advance. No exceptions. Only registered guests are allowed inside the house and on the property. Permission from the administrator is required for any non-registered access. All children above 1 year old are included in the maximum occupancy figure. No additional guests are allowed. Violation of the above rules will render this contract null and void and you will be asked to leave. HOUSEKEEPING - We will provide initial bathroom amenities and toilet paper prior to arrival. Guests are responsible for additional household and personal supplies. Excessively messy or dirty suite may be subject to additional cleaning charges. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $200.00 is required. The deposit is NOT applied towards rent and is fully refundable unless damage is done to the house or its contents. Additional charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. LIABILITY & INTENT - THE OWNER OF THE PROPERTY SHALL NOT BE RESPONSIBLE FOR ANY ACCIDENTS OR INJURIES TO GUESTS DURING OCCUPANCY. INDEMNIFICATION & HOLD HARMLESS; ASSUMPTION OF RISK. You agree to indemnify and hold harmless OWNER AND HOST for any liabilities, damage, cost, or expense whatsoever arising from or related to any claim in connection with your use and/or occupancy of the Vacation Rental, including, but not limited to, any claim or liability for personal injury, damage, fines, penalties, loss of personal belongings, or theft of property, which is made, incurred, or sustained by you and/or anyone using the Vacation Rental during your stay. You and anyone using the Vacation Rental during your stay accepts and assumes all risks involved in or related to the use of third-party transportation vendors, activities participated in while on the premises, or amenities provided at the property, as applicable. OWNER AND HOST is NOT RESPONSIBLE for theft, lost or stolen items, or items left after occupancy. Tenants agree to pay for any damage caused even if amount exceeds security deposit amount of $200. Guest acknowledges and understands that should the property become unavailable for Guest's occupancy due to maintenance or repair, or other similar circumstance a full refund will be issued to the guest without any penalty. In the event of fire, the Guest shall cover the damage and loss caused thereby to the Property Owner. The Guest understands that s/he will not allow illegal or immoral acts to take place at the house and that will not use the property in a way that would constitute damage to neighbors, or which could negatively impact the reputation of OWNER AND HOST. WATER & SEWER - Water is always in short supply. We ask you to conserve water as much as possible. Please do not flush anything including toilet paper. Our sewer system is septic and can not take anything other than bio-matter. Please place toilet paper in trash bin. ELECTRICITY - Electricity is a precious resource. Please turn off all lights, TV, etc ... prior to departure. QUESTIONS, COMPLAINTS, AND MAINTENANCE The property administrator and their staff work hard to ensure that the house and its grounds are in good condition and working order. The administrator will be available to answer your questions and supervise maintenance. In case of a problem, the administrator will solve the problem or repair it as soon as possible. However, no refund or adjustment shall be made for unforeseen failures. It is the guest's obligation to notify the administrator immediately in case of any damage or problem. PLEASE NOTE Property items (such as bedspreads, pillows, chairs, pots and pans, dishes, glasses, silverware, etc.) are NOT to be taken off of the property. No movement or rearranging of furniture in the house. No loudspeakers or other audio/visual equipment or appliances in the house without prior approval. If you should discover that the house has not been cleaned properly or has damages upon arrival, please report it to us immediately and we will make all efforts to resolve the problem. Check-out time is NOT the time to inform us about problems.
