Jefferson Cottages are your home away from home. A small little gated community nestled among the trees steps away from Midtown\`s most happening area (Overton Square). You have your own entry, parking, patio, laundry and all the essentials you\`ll need to explore the best of Memphis. We\`ll send you a digital guidebook with our favorite recommendations :) Your space has a great layout with the kitchen and bathroom centered in the middle, bedroom and living room at opposite sides of the apartment Once you head in through the front gate you will see plenty of parking straight ahead - you\`re welcome to park in any spot. You will have full access in the apartment; there are no locked doors or cabinets. Walk out the front door and just down the block around the corner brings you to a bustling Overton Square with a bunch of restaurant options, bars, and live music venues at Lafayettes and, of course, a delicious BBQ joint just up the street. Head downtown the other direction in a short uber ($8) and you\`ll find yourself engulfed in Memphis\` blues scene on the famous Beale street. Uber or Lyft are readily available and definitely the best option. There is a trolley that runs down Madison and will bring you to downtown if you want a little more of a historic experience heading downtown. \*Thank you in advance for your understanding and compliance with the rules.\* 1\. For reservations of 30 days or longer, a separate cancellation policy applies: \- Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date. \- A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date. \- No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date. 2\. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival 3\. If you are a local resident, you must contact us before booking 4\. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud. 5\. No parties or events allowed 6\. Guest must provide us with a valid ID that matches their credit card information 7\. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible 8\. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no \`smoking\` includes the use of vape pens and marijuana and \`use of fire\` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed 9\. There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest. 10\. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We\`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them 11\. We will place a small deposit hold on your credit card two days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. If we fail to capture your security deposit, your reservation will automatically be cancelled 12\. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform\`s cancellation policy 13\. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in) 14\. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property 15\. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit 16\. No pets allowed 17\. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos 18\. For your security and protection the property is equipped with an exterior camera 19\. Remember to take all your belongings when checking out. Left something? There\`s a $50 Mailing Fee (not including postage). We were very pleased with the rate during a busy weekend. It was very affordable. We did have an issue with the keypad lock, it was not working one day as we were trying to leave. However, the host was very easy to get in contact with. The communication was excellent. They stated the batteries were low prior to our check-in. I thought it was a little unusual to not change them before, but the issue was resolved as we were out enjoying the town. The location was nice, walking distance to Overton square. I had got in late while it was raining and had troubles locating my unit and getting inside. The unit was not as pictured which flustered me. Mind you the transmission went out in my van 30 minutes outside of the city so I was already worked up. After that I had issues with the a/c not working but they were able to get someone on it right away. The location really is great. The gated housing with cameras and plenty of light help you feel safe inside a city that doesn’t always feel that way. Worst thing we encountered was seeing roaches inside upon arrival , and the floors were filthy . Walking barefoot was sticky and with socks they were absolutely filthy . Probably don’t ever MOP them, makes me wonder besides changing the sheets what cleaning is actually done . There was a musty smell and needed air fresheners . With the roaches siting we had no food in the place , and kept our suitcases zipped to prevent taking any home with us. Only positives was location proximity to things we went to , but there were sketchy homes on the same street . ##### Tracie L. There was a literal hole in the ceiling in the living room and visible mold. The bathroom ceiling was bulging and will soon have a hole as well. The unit smelled musty and I got a cough and respiratory issues after the second night probably from the black mold. The location was great but you will hear trains and airplanes which didn’t bother me. I sleep with headphones and an eye mask which was good because there is a very bright light that shines through the bedroom window from the neighboring unit. This unit needs to be repaired before it is rented again. The location was safe and gated and had parking which was really nice. It was an easy check in and check out process. There was no where to hang your towels in the bathroom so clearly the bathroom pictured is not the same bathroom. But location was safe and a good location For restaurants. ##### Rachel D.
