The building is 110+ years old, so sound carries easily, and you may sometimes hear footsteps from the apartments above. ➤ Quiet hours begin at 10:00 pm. Please keep noise to a minimum. ➤ No parties, events, smoking, vaping, marijuana use, or open flames (candles, incense, sage). ➤ No pets are allowed. \*Thank you in advance for your understanding and compliance with the rules.\* 1\. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more): ● For reservations of 30 days or longer, a separate cancellation policy applies: ● Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date. ● A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date. ● No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date. 2\. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival 3\. If you are a local resident, you must contact us before booking 4\. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud. 5\. No parties or events allowed 6\. No Pets allowed. 7\. Guest must provide us with a valid ID that matches their credit card information 8\. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible 9\. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no \`smoking\` includes the use of vape pens and marijuana and \`use of fire\` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed 10\. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund 11\. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We\`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them 12\. We will place a small deposit hold on your credit card two days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. If we fail to capture your security deposit, your reservation will automatically be cancelled 13\. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform\`s cancellation policy 14\. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in) 15\. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property 16\. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit 17\. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos 18\. We LOVED it. It was just the right size for the four of us. Two very comfortable sofas in the living area, in front of a big screen tv. When we weren’t cooking or eating, we sprawled on the sofas and read or watched the parade or napped. The management was so warm and helpful and agreeable. The old apartment provides for a very relaxing atmosphere, and matches the pictures shown online. It is conveniently located next to restaurants, a grocery store, and Overton Park, and a short drive to anywhere you want to visit in Memphis! It is located on a street where locals live, who were very friendly and welcoming when we walked from the apartment to the restaurants down the street. The property was clean with the exception of the floors, mainly around the baseboards and the bathroom floor.
