Formerly two cottages, it's well-suited to families or groups of friends and is also pet-friendly. Main Description Rockford Cottage is a characterful, stone built, double-fronted cottage. It was once two smaller properties that have since been combined to offer holiday accommodation for groups of up to 9 guests. The ground floor offers spacious reception rooms, but the first floor is maintained as two separate sleeping areas with their own bathrooms, therefore ideal for two families wanting to holiday together. Sleeps up to 9 guests Two double bedrooms with king-sized beds Two twin bedrooms One single room Cosy sitting room with wood-burner Kitchen-dining room with wood-burner Two upstairs family bathrooms Ground floor cloakroom Utility room Large, private riverside patio with outside table and chair Dogs welcome (maximum of 2) for £50 supplement per dog Bed linen and towels are provided Electricity, heating and wifi included Local pub serving food less than 50 metres from the door Wonderful walks from the doorstep Arrive from 4pm Depart by 10 am On the ground floor there is a kitchen-dining room, separate living room, ground floor cloakroom, plus utility room with washing machine, dryer and an extra fridge for drinks. On the first floor on the 'kitchen side' of the cottage are 3 bedrooms; one king-side double bed, a twin room, and a single bedroom. The bathroom comprises shower over the bath. On the first floor on the 'living room side', there are two bedrooms; one king-size double bed, and a twin bedroom . The bathroom has a bath and separate walk-in shower. In addition, all the bedrooms also have their own sink. Indoor Description On the ground floor: Entrance hall complete with grandfather clock. Kitchen-dining room equipped with an electric oven and induction hob, dishwasher, large fridge-freezer, microwave, kettle, toaster, Nespresso coffee machine. Plus a wide selection of cookware, crockery, cutlery and glasses. The dining table can easily seat 8\. Patio doors open onto the rear terrace overlooking the river below. Sitting room complete with wood-burner (logs and kindling available to get you started) and TV. (The TV is not "smart" but has a Sky box with entertainment subscription and most streaming apps. You can also connect your own firestick or Apple TV). Free wifi - PLEASE NOTE, due to the remote location of the property we cannot get the high speed broadband you may get at home, so while most of the time it is sufficient for Netflix, we cannot guarantee it, so please download your favourites shows before arriving if that is going a crucial part your holiday. Downstairs cloakroom comprising toilet with hand basin Utility room with washing machine, dryer and an extra fridge for drinks On the first floor: One set of stairs on 'kitchen side' of the cottage leads up to three bedrooms; one king-side double bed, a twin room, and a single bedroom. The bathroom comprises shower over the bath. Another set of stairs on the 'living room side' leads up to two bedrooms; one king-size double bed, and a twin bedroom . The bathroom has a bath and separate walk-in shower. In addition, all the bedrooms also have their own sink. The cottage is heated by electrical storage heaters downstairs and standard electric heaters upstairs, which can be adjusted to suit your preferences. There is an electric "wood-burner" in the kitchen-dining room that warms the room quickly. The real wood-burner is is the living room, please make sure children are supervised when the wood-burner is lit. Bed linen and towels are included. Two travel cots, highchair, stair gate and bed guard for the single bed available to use if required. Outdoor Description There is a large enclosed garden comprising three patio/terrace levels to the rear of the property, complete with two sets of table and chairs for dining outside should you wish to. The patio overlooks the East Lyn River below and is enclosed by glass panels or metal railings. Note, there are steps between the different levels of the terrace, so children should be supervised. Gas BBQ available to use provided it is cleaned after use. The local pub, The Rockford Inn, is just 50 metres from the front door across the road, they are family-friendly and serve good food (booking advised). Parking Off-road parking for 3 cars. EV charger – level 2. Please note advertised charging station is an external 32amp socket and there is Type 2 adapter cable available at the property. Pets Description Up to two well behaved dogs welcome for a supplement of £50. Restricted mobility This has not been completed by the owner. Exit in case of emergency There are four exits from the house The two front doors on the living room and kitchen side respectively , open to the street and there are the patio doors from the kitchen and the door next to downstairs cloakroom that open to the patio and garden at the rear. Christmas / New Year This has not been completed by the owner. The region Brendon is a tiny hamlet tucked into the dramatic East Lyn valley, deep in the heart of Exmoor National Park, just 3 miles inland from the coastal village of Lynmouth. This is one of the most peaceful and secluded corners of Exmoor. The hamlet sits beside the East Lyn River, surrounded by steep, densely wooded valleys and open moorland above. Brendon has been a settlement since medieval times, and its quiet lanes, stone bridges, and ancient church give it a timeless character. The area is renowned for its natural beauty, its red deer herds, and some of the finest river and moorland walking on Exmoor. #### Village and Nearby Services Brendon itself has no shops or services. The nearest facilities are in Lynmouth (3 miles) and Lynton (4 miles), where you will find convenience stores, cafes, restaurants, pubs, a chemist, post office, and gift shops. Lynton also has a small Spar supermarket. The Rockford Inn, a traditional 16th-century pub, is located a short walk along the valley at Brendon Two Gates and serves food and drink. Countisbury, approximately 2 miles away, has the Blue Ball Inn. #### Nearby Shopping For larger supermarkets, Barnstaple is approximately 20 miles away and has Tesco, Sainsbury's, and Lidl. Minehead (25 miles) has Tesco, Morrisons, and Lidl.
