High end furnishing with a mix of modern and vintage pieces. Hidden terrace garden with seating, perfect for morning coffee. Ideal location in the heart of the city with easy access to various underground lines - a superb base to explore London. Discover all Shoreditch has to offer - one of the hippest and most vibrant areas of London with an incredible variety of restaurants, shops, bars and trendy cafes. Amazing premium flat situated in the ever popular and trendy area of Shoreditch. Three large bedrooms offering hotel grade bed linen and luxury mattresses. The hidden terrace leading off the main living space, with a fully equipped kitchen offers a great place to relax with lots of light. Bathroom has a freestanding bath and walk in waterfall shower. Full fitted custom kitchen made from reclaimed Victorian elm timber with Gaggenau induction hob and oven. Family friendly open plan space which is great for children - a generous toy box, high chair and travel cot are available. Fresh linen and towelling provided. TV on demand only We expect all guests (young or old) to take care not to damage anything (no chocolate ice-cream on the sofa, no markers on the wall...) \- Any damage to the house or its contents will be deducted from the deposit \- No hot pans on dining table use cork mats provided \-No smoking indoors or on terrace \- No pets please \- Child friendly home (\*NOTE high chair, toys, travel cot, stair gates are provided however you remain responsible for your child safety at all times) We offer flexible check-in and check-out times, however where we have guests coming or leaving the same day we may apply check-in times after 16:00 and check-out times before 10:00. Late check-in needs to be pre-arranged and confirmed with us at least 3 days before arrival and they are subject to the following charges for arrival between these times: From 19:00 to 22:00 - £40 From 22:00 to 00:00 - £65 From 00:00 to 7:00 - £100 \*These prices may differ during public holidays (e.g. Christmas Day the charge will be £100 and checkin has to be before 18:00 latest) These fees need to be paid in advance and cannot be paid at the property. If your arrival time is delayed beyond 1 hour then please let us know and we will do our best to accommodate the delay however we may need to re-arrange the check-in time or for you to collect the keys from us if we have other pre-arranged commitments. If you stay beyond your agreed check-out time you will be liable to pay for an extra night at your average nightly price. The cleaning fee covers cleaning and preparation of the property for your stay as well as a set of fresh linen and towelling provided for each guest. This includes one set per your stay, should you require additional towelling or linen please request this or if you have opened a fresh pack even if you use only a few items there will be a charge of £30 per pack - each pack contains fresh linen, large and small towels. Any sort of parties, gatherings or events are strictly not permitted, the property is for accommodation purposes only for the guests staying. This property is located in a residential area and guests are asked to refrain from excessive noise or any activity that would disturb the neighbours. If it's been reported that there are any parties or events or noise disturbance then you may be required to leave the property immediately without the remaining nights being refunded. There is a charge of £500 if any evidence of a party, gathering or event at the property have been found exclusive of any charges relating to damages or additional cleaning costs to get the property in good order again. We trust you will respect the property and neighbours during your stay. You are required to keep the place reasonably clean and tidy - no dirty dishes left over or excessive rubbish to be disposed of as this is not included in the cleaning charge. If the place is very messy or untidy or there is excessive rubbish to be disposed of then we will need to request an extra cleaning fee. There is a strictly no smoking policy inside or in any outside spaces (which includes garden spaces, balconies, terraces or patios) belonging to the accommodation, if this policy is not adhered to a charge of GBP 150.00 will be applied. No pets are allowed unless shown on the listing as permitted or expressly agreed with the owner. Lost keys, damaged keys or getting locked out will incur a charge starting from £100 for replacement depending on the type of key and time required or getting you back in the property if you have locked yourself out. The boiler went out, leaving us without hot water for an evening. I have young kids and they were pretty dirty, so this was a big inconvenience. I was asked to reset the boiler myself with daunting tools because they declined to send maintenance. The shower was gross, with a moldy cloth curtain and a broken shower head that sprayed everywhere. We could not run a hot bath without also turning on the shower. Since there was a washing/drying machine, we packed light--the washing machine immediately returned a broken door error. Maintenance advised me to hold the door closed to start the cycle, which occasionally worked, but the washer/dryer only washed and did not dry. This was a huge inconvenience as we ran out of clean clothes. When I asked for a refund for this inconvenience, the property manager blamed me for breaking the door and said he was doing me a favor by not charging me. This was such an incredible shock and let down that they'd stoop to this level. The property is advertised as having a hidden garden. The patio was overwhelmed with all dead plants everywhere - it was a sorry site and we spent no time out there. There were no extra trash bags so we had overwhelming trash. The stove is induction and super hard to use; instructions were not sufficient. The internet rarely worked. If you stay here, do so going in with eyes wide open - it isn't all it is represented to be! ##### Sally S.
